Abstract:This paper synthetically discussed the concept and the existing problems of the intensive urban land use in cities of China from the perspective of the information economy,and illustrated the reason for problems which occurred in the management with the theory of moral risk.Finally,in the light of the relationship of principal-agent——between the local authorities and the central government——in the intensive land use,the paper designed the goal of intensive land use of cities by means of profit-based method,thus eliminating the asymmetric information of the local government,and realizing the ultimate goal of intensive urban land use of the central government.

Abstract:Under the conditions of the market economy,China's real estate has got into the rapid and stable development stage.In the new century,China's real estate is facing an extremely rare opportunity for development.One of the major issues for the sustainability,healthy and stable development of China's real estate industry is how to avoid risks,improve profitability and achieve the project's profit maximization in an increasingly competitive situation.Real estate project planning can effectively integrate real estate project resources,explore solutions to the problems in the development of enterprises,and enhance the management of innovation.In order to achieve the goal setting of project economic,social and environmental benefits,in this article the theoretical system of real estate project planning is used scientifically to explore the role,square body systems and operational procedures of real estate project planning and applied to a project in Hefei engineering practice.At last,some experiences and conclusions of real estate project planning are obtained and reference is provided for relevant theory research and practice activities in future.

There are lots of methods of examination about real estate bubbles, such as economic fundamentals method, asset present value model, etc. This paper reviews these studies on real estate bubbles systematically, and summarizes main strength and weakness of current studies. Finally, based on former analysis, it points out existing problems of current studies, and forecasts the prospect of future domestic studies.

Abstract:The Land Use Rights system of 1988 has marketized land property rights,as has played an important role in cultivating land market and promoting economic development. However,the fact of vaguely defining property rights has caused a series of problems in land market. This paper analyzes the impacts of government action on land markets,using the analytic framework of property rights initiated by New Institutional Economics. Then it adopts hedonic pricing regression approach to analyze two case studies,Guangzhou Metro Line 2 and Inner Ring Road. It concludes with policy implications to establish a clearer land property rights and to strike a balance between public and private interests.

Abstract:Contemporarily, governments of all countries have made relevant policy adjustments for their real estate industry to adapt to the current global economic development and national conditions, so as to achieve the stability of the development of real estate enterprises, the healthy development of the domestic real estate industry and improve risk prevention. This study will take the "Three Red Lines of real estate" issued by China as an example to analyze the impact of central enterprises and private enterprises under the state-owned system and system after the policy adjustment in the past three years and calculate the required data through the annual financial statement data, calculation of leverage, responsibility, profit and DuPont analysis. Afterwards, the development and risk situation of private enterprises and central enterprises under the Chinese system are analyzed, and reasonable suggestions are given on the impact of government policy adjustment on central enterprises and private enterprises, so as to maintain the stable development of real estate under the communist economic system and provide reference for countries with the same political system.

Abstract:This paper examines the current situation in the Chinese property market. We have analyzed the current literature and statistics for this purpose. First, the general significance of property ownership in China is presented. Then the market is analyzed from four perspectives: Central government (growing concern over the indebtedness of significant property developers while the sector accounts for a large share of GDP), regional government (importance of revenue from land use transfer and regular tax revenue), property developers (business model designed for rapid growth, financed to a large extent by customer down payments and debt) and buyers (delayed completions of prepaid housing leading to financial burdens from financing, as well as other aspects such as the hukou system and population decline). The analysis of these four perspectives shows the current complex environment in the property sector. Due to the high macroeconomic importance of the property sector in China, stabilization is seen as one of the most significant challenges for economic development in 2024.

There are still certain drawbacks in the definition of water right and in the definition of water resources′ use right. In order to complete the water right definition under the market economy of China, some suggestions are: to strengthen the collection of the water resources fee, promote the true realizing of water resources ownership, define clearly the use right of the water resources with the market mechanism, promote the rational water resources allocation, set up the price form mechanism of water resources, legalize alienation right of water resources, set up alienation system of water resources tentatively.

Abstract:The execution of ‘macro‐adjustment’ policies by the central government to cool down the overheated real estate market in the past few years has created an unfavourable operating environment for real estate developers in Mainland China. Developers need to rethink their business model and create a new form of competitive advantage in order to survive. Despite this, research into the factors that influence the competitiveness of the real estate market in China has been limited. Therefore, a survey of 58 real estate practitioners, experts and academics in China was conducted to probe opinion on the factors that influence competitiveness in real estate firms in China. Survey results suggest that the developer's financial competency, market coverage and management competencies are vital to its competitiveness. Findings also highlight the importance of industry recognition/award, share in different types of property sales/development projects, profit after tax, growth rate of their securities price, and diversification of R&D in reflecting the competitiveness of real estate developers in China. The findings provide an insight into the factors that influence competitiveness in China's real estate market and also assist practitioners to formulate competitiveness improvement strategies.

Abstract:This paper points out that real estate in the background of capital market is relatively in over supply, capital is in the condition of superfluidity both at home and abroad. Since the consumer price index does not increase by a big margin, surplus currency turns to the assets market, and leads tothe high price and high Housing Vacancy Rate in the real estate market, which makes it more typically characteristic of investing rather than consuming. Thisanalysis explains that the central government has been strengthening macro-adjustment and control since 2003, but real estate industry is actually running ina vicious circle of“ stronger control, higher price”. Although the central government tried to regulate the real estate market by a series of policies, differentdepartments and regional governments have different interests, therefore the policies themselves were undermined by each other. Pinned down by differentinterest groups and departmental egoism, several visible hands hold each other back and counteract the effects of macro-control. Finally an invisible handdefeats several visible hands.

Abstract:Under the supply-side regulation of the “The Three Red Lines”, loan concentration management, pre-sale fund supervision and other policies, the asset-liability ratio and net debt ratio of China’s real estate enterprises continues to improve. However, at the same time, there is a contrast between leverage ratio decline and risk increase, indicating that there’s still serious capital problem in the real estate industry, and the existing high-cost financing risks, high-leverage operation risks, high-proportion indirect financing risks, and high-probability overseas financing default risks have not been properly addressed. In the long run, it is necessary to strengthen the structural and long-term regulation of financing in the real estate industry, clarify the differences in risk degree of real estate enterprises, improve the stable expectations of participants in the real estate industry, and fundamentally solve the problems of high-cost financing and high-leverage operations. In the short term, it’s necessary to increase the direct financial support of high-quality real estate enterprises, standardize the external debt financing of real estate enterprises, and resolve the high-cost financing risks, high-proportion indirect financing risks and overseas financing default risks.

Abstract:The real estate is a pillar industry of China's national economy. Due to changes in policy and market conditions, the real estate companies are facing greater pressures to survive in a competitive environment. They must improve their financial competitiveness. Based on the conceptual framework of financial competitiveness, this paper presented a financial competitiveness evaluation index system, covering four aspects, including profitability, solvency, sustainable development and operational capacity. Entropy value method is applied to determine the index weight. 105 listed real estate company's financial competitiveness are evaluated, the results show that: high-scoring company has strong profitability, sustainable development and operational capacity; low-scoring company has weak profitability and poor ability of sustainable development; solvency doesn't affect the company's financial competitiveness obviously.
