Abstract:This paper synthetically discussed the concept and the existing problems of the intensive urban land use in cities of China from the perspective of the information economy,and illustrated the reason for problems which occurred in the management with the theory of moral risk.Finally,in the light of the relationship of principal-agent——between the local authorities and the central government——in the intensive land use,the paper designed the goal of intensive land use of cities by means of profit-based method,thus eliminating the asymmetric information of the local government,and realizing the ultimate goal of intensive urban land use of the central government.

Abstract:The multi-factors appraisal method and market transaction price appraisal method,which are based on the grid unit and the isotropic unit respectively,are two kinds of common techniques applied to urban land classification.This paper designs one kind of technical approach to urban land classification.It integrates the two methods mentioned above and considers urban land evaluation as the penetration and measurement of urban land classification.On the basis of this,certain key issues,such as the weight of multi-factors appraisal,spatial interpolation of parcel pricing,the relation between grid synthesis score and the land price of specimen,the service radius of factors function,the attenuation model of factors function and so on,are discussed in technical approach designed.A case is used to demonstrate systematically the application procedures of technical approach which designs and lays emphasis on how to carry on the comparative analysis on the methods for multi-factors appraisal and market transaction price appraisal with support by GIS technology,as well as the actual problem in the operation emphasized.

Abstract:The real estate industry plays a fundamental role in laying the foundation for China's national economic development. Its contribution to driving economic growth, promoting social employment, and optimizing residents' living environments cannot be underestimated. Therefore, objective evaluation of real estate company value is of utmost importance. Investors typically utilize stock valuation models to assess the value of a company's stock. However, the theoretical valuations derived from these models often differ from the market value. This research focuses on an empirical analysis of stock valuation and actual pricing in the real estate sector, using the stock (code: 02007) issued by Country Garden Holdings as the case study. The average price-to-book ratio method is applied to theoretically value the stock, and the resulting valuation is then compared with the actual pricing. The analysis aims to uncover the reasons behind the differences between the two and identify the risk factors involved. The risk factors contributing to a lower stock valuation than the actual pricing is primarily associated with the overall impact of the real estate industry and Country Garden Group's operational risks. This study provides valuable insights for real estate companies seeking to improve their business operations and enhance their value creation capabilities. It also serves as a significant reference for investors when conducting stock valuations.

Abstract:With the continuous growth and prosperity in domestic real estate industry, researching on real estate bubbles attracted much of public attention and has been one of the hottest issues in the field of economics. There are lots of methods of examination about real estate bubbles, such as economic fundamentals method, asset present value model, etc. This paper reviews these studies on real estate bubbles systematically, and summarizes main strength and weakness of current studies. Finally, based on former analysis, it points out existing problems of current studies, and forecasts the prospect of future domestic studies.

Abstract:ISIC is the most mature,authoritative and influential international standards of the world classification of economic activity.NACE is a typically industrial classification system which derived from International Standard Industrial Classification System.It is very important to improve the classification of wholesale and retail in China according its difference in the latest version of ISIC4.0 and NACE2.0.And it is also essential to collect,process,calculate the economic indicators and compare data between countries.Therefore,this paper studies the classification of wholesale and retail between the above two industries,and it puts forward some suggestions for improving classification of Chinese wholesale and retail industry.

Study on the Market Sales Comparison Model in Real Estate Appraisal Based on GIS

Abstract:Due to the heavily dependent of experts' experience on selecting comparable transactions and correction factors in the market sales comparison appraisal model, the purpose of this paper is to propose a new way to improve the comparison approach. The GIS technology was used in the model and the programming design, and a real estate appraisal system was further developed based on the model. The system was further applied into a house appraisal in Ganzhou. The results showed that the price calculated by the system for the house was 3335 yuan / m~2, while the practical price was 3400 yuan / m~2, which were close with each other. The paper concluded that the proposed appraisal model can improve the efficiency and accuracy of property appraisal with significant value for applying in practice.

Abstract:Payment for the land use is bound to the problem of land value. Therefore, it is significant to improve accurate of land value assessment. This paper analyzes the defect of the existing base and standard land value assessment in China, and provides a new method that is based on Kriging. This paper is a case study on Hangzhou city. Based on GIS software, the spatial database of residential land value specimen in Hangzhou is established, and the specimen is proceeded by Geostatistics analysis, such as semi-variance function analysis. Based on analysis of semi-variance function structure, the models of semi-variance function are fitted. Using Kriging process, the thematic map of land value in Hangzhou is established. Finally the advantage of Kriging-based urban base and standard land value assessment is summarized. It also provides the thinking relevant to concrete appliance.
An Investigation on Influences of Implementing New Code of Land Use Classification on Land Administration in China

Abstract:The overall goal of this paper was to examine potential positive and negative influences of implementing new land use classification system on future land administration in order to provide effective measures to improve land administration under the framework of the new classification. Methods of documentation analysis were employed. The enforcement of the new land use classification would result in a profound influence on cultivated land quality conservation, cadastral management and land ecology protection. The abolishment of an adjustable land type in the old classification system would avoid the occupation of superior quality land and thus be conducive to the complement of inferior quality land. Still, the combination of irrigated paddy fields and rain fed paddy fields to one category of paddy field creates an opportunity to circumvent quality management objectives in the procedure of occupation and complement. The establishment of vacancy land use type would be helpful for inhibiting the phenomenon of allowing land to be used for construction but not really conduct. Classifying residential land only in terms of city and village types would not only ignore the residential land over urban and rural connecting areas, but also ignore the mixed-use land, thereby causing negative effects on defining the use type for certain city land. The abolishment of unutilized land type may limit blind exploitation for land resources to certain degree. However, the continued absence of ecological land type may be detrimental to ecological conservation. In order to minimize these negative influences, land administration should suit the management environment to a variety of local conditions. This could be realized by the enforcement of new classification through three ways, i.e., subdividing new classification, improving the system of land quality evaluation and setting up ecological hearing institution for land development projects. There are two bases for subdividing new classification. One is the administration objects of local government, and the other is unique industrial structure. Like land use classification, the improvement in land quality evaluation also plays a prominent role in land administration, and it could be a critical supplement measure for land use classification. The ecological hearing system for land development project has the potential to combine macroscopic policy background with micro unique situations in order to balance economical benefits, social interests and ecological interests. It was pointed out that land use classification is just the beginning stage for land administration. The establishment of land use type is determined by needs for land administration which is affected by land use classification as well. In summary, the establishment and improvement of new land use classification should fully account for natural and social factors as well as its feasibility.

Abstract:On the basis of the current comprehensive evaluation system and method both in domestic and abroad, this paper established an evaluation system, which contained value at risk (VaR), market occupancy and 12 financial indexes, to evaluate the comprehensive performance of Chinese listed real estate companies. First, the eviews 6.0 is used to calculate the value at risk of 50 sample companies. Then, SPSS is used to conduct the factor analysis and 5 factors are extracted among 14 indexes. At last, a rank of each factor and comprehensive score are showed and some comments are made according to the result.

Portfolio Weighting Approach of Intensive Land Use Evaluation Based on Entropy and Deviation Function: A Case Study of YuHuan Economic Development Zones

Abstract:This document compares the main methods on evaluation index weighting, and takes YuHuan economic development zones as a real case to prove difference in index weighting methods, and puts forward that the subjective weighting approach is introduced in the entropy concept on the basis of comprehensive analysis, and establishes a combination weighting method based on deviation function. It makes the overall minimum deviation in the values what identified by the combination weighting method and the others. The empirical results show: (1) Different weighting method have significant differences in outcome. (2) The outcome from combination weighting method is closely approximate to the subjective weighting method, indicating that the results meet the realities of Yuhuan land intensive use; (3) The weighting results directly affect the accuracy and validity of the evaluation results of land intensive use in development zones. Introducing entropy and deviation function, can effectively avoid some of the deficiencies that subjective weighting method is not accuracy and objective weighting method is unrealistic, and evaluation empowerment of the intensive land use become more scientific.

Abstract:According to the problem that hedonic price model of real estate valuations is not accurate for the characteristic variables to quantify and the function approximation,an idea was proposed to establish the model of residential property hedonic price based on GIS and PCA.This paper used management and analysis function of GIS to assist quantifying characteristic variables,avoided the subjective and arbitrary quantification and improved the quantitative accuracy.It used PCA to extract the principal components of quantized value of property characteristic variables and then did fitting analysis,so as to solve the variable correlation problems during function fitting,and improve function fitting accuracy.Based on this model,the system of the property valuation decision support was developed.Eventually,the system was put into practice in Ganzhou,which indicated that the model could effectively improve the accuracy and reliability of real estate valuation,and have an application and promotion value.
A Spatialization Method for Production Value of Economic Sector in Changsha, China

Abstract:One of the most challenging tasks is analyzing the laws of economic development from the space perspective. To lay the foundation for the task, it needs the relatively accurate production value distribution in the space. For this destination, the method of Classification and Regression Tree (CART) is used to quantify the contribution rates that impact factors to the total output value, and then kernel density estimation (KDE) is employed to evaluate the spatial density based on the contribution rates and the counts of economic sectors in the space. According to the spatial density, the output value is assigned to the space grids. This article takes the total production value of the sector of post, communication, and transportation for instance, the results show the sequence from high to low that contribution rates of impact factors to the total output value is railway > road > communication > water transport > air transport > postal service; the final distribution of production value after the ratio correction displays the extremely imbalance pattern of the output value of this sector in Changsha.

Abstract:The need for estate mass appraisal imposed by the information-based for the current property tax, estate mass appraisal model what is composed GIS and VIKOR method was proposed. Firstly, house price effect factors were quantified by using GIS spatial analysis methods, secondly, combined with quantitative values, it calculated the price's influence factor of weight with Entropy method. Thirdly, real estate mass appraisal model was built by VIKOR method. Fourth, appropriate real estate valuation system was developed who based on this real estate mass appraisal model. By using this system, five appraisal real estate of Ganzhou were estimated. And the calculated real estate prices are close with the actual trade price. It can be showed that the model had high accuracy, so this model will have a wide range prospect in terms of rapid mass appraisal real estate, and it can provide technical support for the levy of estate duty.

Abstract:Hedonic price model is an effective tool for valuation and analysis in real estate evaluation.By combining hedonic price model and GIS,we can make use of GIS to provide assistance support for quantization of characteristic variable and exert their merits to make assessment accurate and reliable.In this paper,we elaborate the junction of GIS and hedonic price model and the process of valuation model constructed.To SuperMap Deskpro2008 as GIS platform and SPSS17.0 as analyzing software,to the foundation data and the house property data in Ganzhou as examining data to validate the assessment model,the result indicate that the model have very strong practicality and important application value.
