Abstract:The Chinese real estate industry has emerged over recent decades as one of the key drivers of Chinese economic growth and attracted thousands of players nationwide. Yet, despite the continuing importance of the real-estate industry in China, there has not been any work done to identify nor describe the strategic business models used by enterprises within the sector. This study fills this gap in the literature. This paper begins by building a framework for studying the strategic business models used within the Chinese real-estate industry, and then goes on to identify the generic models that exist in the industry. A two-step cluster analysis of 117 Chinese real-estate companies was carried out over seven parameters identified in the literature as impacting business models: 1) clients, 2) products offered, 3) market locale, 4) financial structure, 5) value chain embeddedness, 6) core competency, and, 7) revenue source. Five generic strategic business models that characterize the Chinese real-estate industry were identified: 1) commercial property model, 2) government servicing model, 3) cost efficiency model, 4) asset management model, and, 5) high-turnover model. The findings will assist industry practitioners in evaluating and informing their own competitive positions within the Chinese real-estate industry.

Abstract:Supply chain is not just a continuous or a discrete system, but a continuous-discrete combined system. Existing supply chain dynamics models cannot show the continuous-discrete combined features. In this paper, Agent-based Model and System Dynamics Model are used in AnyLogic to do modeling and simulation of supply chain, which contains factory, distributer, retailer and consumer. Bullship effect is showed in the simulation results.

Branch enterprise can joinin and exit the supply chain system after they encapsulate their legacy system accordingto the CORBA criterion based on the modeling oriented object and produced the adapter.

Abstract:After rapid and sustained growth, real estate has gradually entered a stage of moderate development in recent years, and consumers have gradually become rational when buying houses. Real estate developers should combine their own real estate characteristics and consumer needs, and continuously reform and innovate in marketing channels to improve marketing effectiveness. Based on the current social and economic situation, this paper analyzes and studies the real estate marketing channels. In a growing competitive market environment, optimization of the internal structure of the marketing department, clarification of functional positioning and coordination of vertical and horizontal directions of work contribute to timely adjustment of marketing strategies. With the help of appropriate and flexible marketing strategies, real estate companies respond to complex market changes by changing the mode of supply, the rate of supply and the price of products. In this way, marketing efficiency can be increased, and enterprises can ensure the realization of the project's benefits and the fulfillment of the project's sales targets.

Abstract:The entire structure modeling in supply chains is mainly discussed. Based on the analysis of the strengths and weaknesses of system dynamics and agent based modeling, aiming at the demand of the availability and applicability of supply chain modeling, the above two methods are combined together and an integrated approach for modeling supply chain is presented. And then a simple supply chain prototype and its agents' internal structures by using the proposed approach are implemented and the effects of order fulfillment strategies and attractiveness decay time on the structure of the supply chain are subsequently analyzed. At last, the integrated method is used to study the distribution capacity planning. The results reveal that the integrated method is rather effective to deal with the emergent structures and behaviors in supply chains, which markedly reduce the a-priori complexity of the supply chain model.

Abstract:Building the livable city requires us to study a city's comprehensive development level and the development co-ordination degree.And the rational housing price is an important index during the construction of livable city.Real estate industry has made great contributions to urban construction.Meanwhile ,high housing prices are uncoordinated with urban development.Firstly,this paper systematically analyzes the formation mechanism of commercialized residential buildings and how the city coordinated development to impact on housing prices.Secondly ,the composite REPSRE system of com-mercialized residential buildings -city is established and the coordinated development mechanism is analyzed.Then,the dynamically coordinated development GM (1,N)model of commercialized housing price and simulation model containing the system comprehensive development level and coordination development degree are constructed .Finally,the empirical analysis is done as an example of Shanghai and the suggestions for the government are proposed .

Abstract:With the increasing of China's international status and the acceleration of the process of global economic integration, the internationalization strategy of Chinese enterprises is getting deeper and deeper. This paper analyzes the problems and challenges faced by the international supply chain management of Chinese bamboo weaving and creative products, and puts forward a set of supply chain management model that ADAPTS to the international development. Firstly, the concept, connotation and types of supply chain management are sorted out through literature review. Secondly, this paper analyzes the current situation of international supply chain management of bamboo editing and creative products, and points out the existing problems. Thirdly, based on the theory and practice of international supply chain management, this paper puts forward a set of supply chain management model suitable for the international development of bamboo editing and creative products. Finally, taking a bamboo weaving and creative products enterprise as an example, the application effect of the supply chain management model is empirically analyzed. The results show that the supply chain management model can effectively reduce the cost and improve the efficiency, and is conducive to the international development of bamboo editing and creative products
