Abstract:Purpose The purpose of this paper is to increase awareness of the value that can be derived from embracing customer service and ensuring tenant satisfaction. Design/methodology/approach This literature review synthesizes the results of research conducted around the world to examine the value proposition of customer-focused property management. The literature was identified through a search of academic journal articles and industry publications, together with the authors' experience of working with industry practitioners. Drawing on these sources, the authors identify five emerging trends that are likely to make customer service an even more critical part of property managers' jobs and propose best practices to help property managers actualize the benefits. Findings Three themes emerge from the literature. First, property managers can add significant value to real estate portfolios by delivering high-quality customer service to tenants. Second, emerging trends in the real estate industry are creating new opportunities for property managers to participate in the value creation process. Third, there are a number of steps property managers can take to leverage customer service to benefit the real estate investors they represent. Practical implications Real estate investors, and the property managers working on their behalf, can realize the advantages of customer-focused property management by adopting a series of straightforward best practices, which are discussed in the paper. Social implications The trends identified and practical steps proposed are likely to be all the more relevant in the aftermath of the Covid-19 pandemic. Originality/value This research should increase awareness of customer-focused property management and the mechanisms through which it can affect real estate returns. The ten best practices proposed should help property managers deliver effective service to tenants and achieve the associated financial benefits for investors.

Abstract:PurposeThe paper offers clarity to the market orientation (MO) and performance relationship in real estate by examining the limited relevant literature, presenting international results and discussing the implications for market orientation researchers and real estate practitioners.Design/methodology/approachBased on a survey of 1,251 individual renters in the USA, the United Kingdom (UK) and Canada, this study examines the relationship between residential property managers’ MO and performance. It extends MO research in real estate by focusing on property management as opposed to property development.FindingsThe results show that MO and performance are correlated in all three countries. Commitments to understanding and serving customers and differentiating from competitors are shown to enhance performance measures including residential tenants’ loyalty toward the property manager, trust in the property manager, pride in rental accommodation and commitment to paying rent on time.Originality/valueThis study is one of the largest MO studies in real estate in terms of sample size and offers a unique international perspective. The research is novel as MO is evaluated by tenants as opposed to self-assessed by firms. The paper offers a new measure of property manager performance and provides strategic directives for real estate professionals seeking to enhance competitiveness.

Abstract:Abstract Real estate management activities evolved with the development of the real estate industry, the needs of property investors and general changes in the market environment. Today, these activities require a comprehensive approach on the one hand, but on the other, are more and more specialized. The paper presents an integrated view of real estate management on the example of a multidimensional basic concept of real estate management developed under German market conditions. Detailed analysis of this concept was preceded by a review of approaches to real estate management made on the basis of literature and own research. It was on this basis that opportunities and application fields of the integrated model of real estate management in Polish market conditions were characterized. The presented concept can be used both as a raster to harmonize real estate management activities and tasks in business practice, as well as a classification scheme for the evaluation of scientific research. This concept is an important step on the way to structuring and organizing real estate management as a professional service according to the indications of management science.

Abstract:Purpose The purpose of this paper is to model how real estate strategies can add value to the core business, providing corporate real estate mangers with a tool to illustrate to corporate officers how real estate adds value to the firms. Design/methodology/approach The authors review previous research and interview 26 corporate real estate executives to examine what are common approaches to developing real estate strategies and measuring performance. They then model how real estate adds value to the firm and how that value can be measured. Findings Many firms do not recognize how real estate adds value to the business. While they may have a corporate real estate strategy, that strategy is often not developed in coordination with the overall business strategy. In addition, the performance measures being used by many companies focus solely on cost, not value added. Practical implications Corporate real estate's contribution to the core goal of wealth maximization can be modeled to illustrate the tangible and intangible effects real estate has financial performance. A structured approach to developing a real estate strategy in conjunction with the core business strategy, supported by a performance measurement system will allow corporate real estate executives to better communicate how corporate real estate is adding value to the firm. Originality/value Corporate real estate managers need better ways to illustrate, to corporate leaders, how they add value. This paper illustrates such a model with supporting operating decisions and performance measures.

Abstract:Purpose The paper aims to provide an analysis of the principle‐agent relationship between owner (principal) and manager (agent) of investment properties by: developing an optimization model for the net profit scenario that any third party manager of properties in multiple locations faces; and describing the principal's (or owner's) problem and likewise developing an income optimization model. The model allows illustrating the misalignment of incentives and compensation arrangements common to the business of managing small investment properties. Design/methodology/approach The paper provides an in depth review of literature on the agency problem, both in general as well as in real estate research and compares the qualitative findings with analytical results provided by the model. The latter is developed by applying a transaction cost framework to the context of income structures in investment properties and their management. Findings The optimization model shows that profit maximization for the manger (agent) depends on an optimum number of properties to be managed. It is further shown that the compensation methods customary in small real estate management contracts are inappropriate for the manager to control and cover the transaction costs, which result from the fact that more than one location is managed. The result is a kind of impossibility theorem, stating that management of small investment properties based on customary compensation structures is unprofitable as the number of properties and their distance rises. Practical implications The analysis shows that industry practice for the compensation of management of small investment properties does not address the inherent principle‐agent problem. Consequently, additional compensation and incentive mechanisms as well as control structures need to be employed by the owner. The paper, therefore, provides a starting point to review and improve industry practice. Originality/value The paper expands the existing literature of the agency problem in real estate by providing an optimization model for management of investment properties. The model and findings are of interest to academics for its analytical treatment of agency relationships; as well as to practitioners, as the analysis reveals inefficiencies in industry practice.

Abstract:In the field of land use and urban management, real estate value-added issues have attracted much attention. Previous studies mainly focused on the premium of basic public services (such as infrastructure) in real estate value. As an important part of urban management, the contribution of property service is often underestimated. Few empirical studies mentioned the potential contribution of property service quality. Based on this, this paper aims to confirm and quantitatively evaluate the premium of good service quality in real estate value utilizing 155,845 samples of housing resale transactions in Beijing from 2012 to 2019. Furthermore, we also explore the dynamics and heterogeneity of the above premium. Our results show the following: Firstly, good service quality does show premium in real estate value, and the higher the service quality, the greater the premium in housing price. Secondly, this premium keeps increasing during our study period. With urbanization and rising incomes of residents, property service is increasingly important. Thirdly, the contribution of service quality to real estate value is greater when serviced houses have a higher price or larger area, are relatively newer, or further away from the city center. The findings of this current research not only deepen our understanding of service quality’s premium in real estate value, but also provide implications for urban management.

Abstract:This study examines the real estate journals and discipline from the unique perspective of mainstream finance faculty. The entire academic membership of the Financial Management Association (FMA) is surveyed resulting in a 29.6% response rate. They were queried on their personal characteristics (enrollment, number of tenure track faculty, department, rank, area of expertise, number of articles published, and real estate courses offered). But more importantly, they were asked to rank real estate journals by perceived quality and to compare the quality of the real estate journals to five mainstream finance journals. Lastly, they were asked about the support for including real estate courses in the curriculum of the finance department.

Abstract:Hotel owners have two fundamental concerns: the financial operating performance of their asset and its selling price. While they often contract a hotel management company to operate the hotel through a lease or management agreement, common industry perception holds that such encumbrance decreases the sales price of hotel real estate assets. This implies that owners who outsource the hotel’s management may be sacrificing a greater selling price in exchange for improved operating results. While this is a critical issue for investors given that a their returns are largely dependent on an asset’s appreciation, the impact of different management structures on the sales price of hotels has not previously been studied. A hedonic valuation model was constructed based on 442 past hotel transactions in the United Kingdom between 2000 and 2015. Hotels sold encumbered by hotel management agreements and lease agreements were found to sell at a premium compared with unencumbered properties. The impact across different geographic areas and different economic periods was also examined. Hotels under management agreement achieved the highest premiums during times of economic expansion while lease contracts did so in regional markets. The findings suggest that owners need not necessarily refrain from signing management agreements or leases out of concern for their detrimental effect on their hotel’s sales price. It also provides a strong additional selling point for management companies and should reassure lenders who prefer to underwrite loans for encumbered assets.

Abstract:Purpose This study aims to enlighten strata property owners about the importance of choosing the appropriate vehicle for the management of the common property in their strata development. Design/methodology/approach The research methodology employed for this inquiry is a case study of two residential strata‐titled properties. The two were selected on the basis that, although they share certain similar characteristics including age, tenure and locational attributes, each employs different systems of property management. Data were gathered mainly through interviews with the Property Managers and Chairs of the Management Council. Interviews were also carried out with professionals in the real estate industry specializing in property and facilities management. Findings The study reveals the various factors of which Management Corporations should be mindful when deciding what form of property management vehicle to use. Careful consideration of these factors will result in a decision that not only is cost‐effective, but also provides greater efficiency in the management and maintenance of the strata titled development. Practical implications Careful consideration of the factors revealed in the findings can result in a decision by the Management Corporation, which is cost‐effective. Evaluation of the factors will also result in greater efficiency in the management and maintenance of common property in the strata titled development. Originality/value This is an up‐to‐date comparison of two property management systems available to strata developments, in the context of the Singapore Land Titles (Strata) Act, which is based on New South Wales' legislation. The information is useful for strata owners and Management Councils in other jurisdictions in that it provides pointers on the choice of a property management system.

Abstract:Big data transform all kinds of businesses, including property management. Although the application of big data has great potential, it also presents challenges. The purpose of this paper is to investigate the big data capabilities and to identify some of the obstacles and opportunities associated with them in the context of property management. The applied approach of the research is content analysis of scientific publications, practical examples and case studies, concerning the present applications of big data in the property management sector. The findings show that big data have an increasing impact on the assessment and understanding of property markets. The study is useful for other researchers, who work in the field of big data, including property management professionals and practitioners. The main conclusion of the study is that big data provide better decision-making and greater transparency in the property management industry, ensuring a more efficient experience for both professionals and customers.

Abstract:Several challenges and complexities are involved in managing affordable housing properties, including social programming, meeting financial goals, budgeting, complying with governmental and local housing regulations, decreasing tenant turnover and vacancy rates, and maintaining the physical building structure. Nonprofit organizations have recently taken on the task of housing the nation’s less privileged, lower-income households. Most nonprofit owners contract property management services to private management companies. This research measures how satisfied residents are with property management services at Defoors Ferry Manor, a nonprofit multifamily affordable housing community owned by Atlanta Mutual Housing Association. Of the thirteen variables, residents were least satisfied with expediency in which property management staff addressed their issues. A plausible explanation for this finding is the high turnover rate in property management staff. This research provides recommendations for successfully transitioning between property management staff.

Abstract:Journal of General Management, Ahead of Print. The alternate real estate sectors (including healthcare, data centres, self-storage, university student accommodation and infrastructure) have taken on increased importance in recent years with institutional investors, as they have sought to broaden their real estate sector exposure. This has been driven by key real estate investment factors, including the changing global demographics, advances in technology and the impact of COVID-19. Importantly, this trend is expected to continue and has a major influence on real estate management and strategies by institutional investors going forward. Using a range of alternate real estate sectors across several countries (US, UK and globally) in the direct, non-listed and listed real estate spaces, this paper examines the risk-adjusted performance and portfolio diversification benefits of these alternate real estate sectors compared to the standard asset classes in the portfolios of institutional investors. The real estate management and strategic implications for institutional investors going forward are also assessed.

Abstract:The Modern portfolio theory has contributed to establishing the fundamental principles of portfolio management, and it is widely used in the finance industry to build diversified investment portfolios. The purpose of the proposed research is to evaluate the effectiveness of modern portfolio theory in the real estate industry by examining empirical evidence and case studies, assisting with real estate developers and property managers to make informed decisions about which properties to invest in and how to manage their real estate portfolios over time. Prior studies have primarily relied on historical data and have been unable to untangle the survey of particular cases and areas owing to recent changes, which may lead to discrepancies in the data and erroneous assessment of investment portfolios. Considering this limitation, the research essay delves explicitly into the effectiveness of modern portfolio theory in the real estate field and how it can assist in developing real estate. Consequently, according to this paper findings and the mathematical derivation, applying modern portfolio theory to real estate is still generally beneficial.
