Abstract:Residential environment is one of the most important elements for the quality of life, as well as the main support for the activities of economy, culture and society. However, the improvement of residential environmental quality also has been increasing the consumption of energy and the emission of pollutants. In this paper, first, a systematic methodology for the evaluation of sustainable residential environment is established, considering both the residential environmental quality (Q) and the residential environmental load (L). The part of Q is constructed by safety, health, amenity, convenience and community of residential environment. The part of L is about the environmental impact of the lifecycle of housing and community. Then, the region of Yangtze River Delta of China is selected as the research area, because it is the most highly-growing area of China and gives great influence on other cities. As the first part of the research, the authors performed questionnaire surveys in Hangzhou and Shanghai focusing on the residential environmental quality (Q), and analyzed the residential environmental satisfaction of people. In the next step, the study on the index part of environmental load (L) will be performed, and the weight of each factor will be determined. A desirability of the authors is to obtain the results contributing to the sustainable development and improvement of urban residential environment for the rapidly developing China.

Abstract:Abstract Residential environment quality is one of the basic elements for quality of life, as well as the main support for activities of economy, culture and society. In this paper, the authors selected the Changjiang Delta Region of China as the study area, which is in the fastest growing region of China and having a great influence on other cities. First, questionnaire surveys focusing on residential attributes, residential satisfaction, residential preferences and residential selection factors were carried out. Then through analysis, the authors established the residential environment evaluation system and models for this area. They also found the principal components for residential selection and residential preference of citizens. The results of this research not only can give direction to the development and improvement of the residential environment of Chinese cities, but also can contribute to other similar areas in Asia.

Abstract:Energy-saving renovations of existing residential buildings have proven to be very helpful in alleviating the pressure of energy shortages and CO2 emission, but an economic analysis of the measures by using a life cycle cost (LCC) method is very important and necessary to determine whether to implement them or not. Based on thermal simulation and site investigation, the paper uses one urban existing residential building in Hangzhou city of China as the subject building, and analyzes the economic benefits from the energy-saving renovation measures through the LCC method.The findings clearly show that the investigation of the factual electricity consumption of the subject building is very important to predict accurately the energy-saving effects and financial benefits of the measures for the building, because of the great discrepancy between in fact and in thermal simulation of the heating and cool loads, and the too cheap electricity price may hamper the development of energy-saving implementations in residential sector in China. The Evaluation Of Productivity Effect Of Real Estate Industry In China Based On The (Cr)-R-2 Model

Abstract:The evaluation of productivity effect in real estate industry is meaningful against backdrop of overheated macro-economy. This paper has evaluated the productivity effect and state of returns to scale of the real estate industry about 31 provincial administrative districts in China in 2005, then has analyzed the reasons to the evaluation results and put forward relevant development tactics. The evaluation result shows that: the productivity effect in real estate industry is relatively most excellent in Beijing, Tianjin and Shanghai. The production of real estate industry in 18 districts, such as Hebei, Shanxi, are on the stage of increasing returns to scale; the research conclusion indicates that: unreasonable input structure of production factors and level of economic development are the main reasons which cause the productivity effect in every district in 2005. According to different situation, there are three tactics: "maintaining", "reducing" and "adjusting and expanding" should be adopted for the development of real estate industry in China after 2005.

Abstract:Expenditure on R&D in China's construction industry has been relatively low in comparison with many developed countries for a number of years-a situation considered to be a major barrier to the industry's competitiveness in general and unsatisfactory as regards industry development of the 31 regions involved. A major problem with this is the lack of a sufficiently sophisticated method of objectively evaluating R&D activity in what are quite complex circumstances considering the size and regional differences that exist in this part of the world. A regional construction R&D evaluation system (RCRES) is presented, aimed at rectifying the situation. This is based on 12 indicators drawn from the Chinese Government's R&D Inventory of Resources in consultation with a small group of experts in the field, and further factor analysed into three groups. From this, the required evaluation is obtained by a simple formula. Examination of the results provides a ranking list of the R&D performance of each of the 31 regions, indicating a general disproportion between coastal and inland regions and highlighting regions receiving special emphasis or currently lacking in development. The understanding on this is vital for the future of China's construction industry.

Abstract:Residential real estate is invested overheated in a long time in China, and excessive residential districts were constructed. However, the investment efficiency was not considered adequately. At the same time, the concept of Sustainable Development gets gradual perfection, which is widely used in evaluations. An evaluation model based on Analytical Hierarchy Process (AHP) technique for investment efficiency of residential districts, considering Sustainable Development' requirement is presented in this paper. The model developed consists of three components: evaluation index system, relative weightings and result analyses. These were based on the quantitative data provided by 27 experts in relevant fields, who are residential district investors, architects and designers, urban planners, environmental experts, sociologists. The applicability, reliability and accuracy are proved by a case study.

Abstract:The purpose of rural residential construction is to improve rural community public facilities and to achieve intensive and coordinated land use between city and country, thus to create harmonious rural habitat environment. To fulfill this purpose, establishing suitable financing mechanisms has become an important link to inspire public enthusiasm to implement projects effectively. So far, no solid empirical basis exists for fund assessment in the light of sustained project operation. Based on on-site surveys in Xiuzhou District, Jiaxing, Zhejiang Province, this paper analyzes the total project construction costs and the burden-bearing ability of project participants, and explains the mechanism and related experience of current financing mode. Furthermore, aiming at existing problems, it also puts forward suggestions from the perspectives of projects, governments and farm households.

Abstract:According to the characteristics of the Existing Buildings Reconstruction and Reusing Projects (EBRRP) in cities, the evaluation index system is established from two respects of the economic and social environment in the paper By using the extension evaluation method, the impacts on the circumjacent region economy and social environment exerted by the EBRRP are evaluated based on a real example. The results show that the outcome of the post evaluation of the social benefits of the EBRRP is objective and accurate by using the evaluation index system and the extension evaluation method. The findings would contribute to the development of constroction theory and practice of the EBRRP in cities.

Abstract:The financial crisis in 2007 has not only increased the uncertainty factors of the Chinese real estate market, but also caused changes of the global economic landscape. With increasingly fierce competition of the residential development, the trend of profit showed lower margins. In order to get more lucrative returns, more and more real estate developers are turning the business to commercial real estate from residential field. This paper selected 42 variables of 35 large- and medium-sized cities in China, and established a scientific evaluation index system after a study on the commercial real estate development environment by the time-series global principal component analysis.

Abstract:Compared with developed countries, the research on modern urban renewal in China is relatively late. However, with the landing of more and more projects in recent years, since Guangzhou, Shenzhen and other places took the lead in urban renewal, urban renewal has gradually entered a period of market-oriented and diversified operation. In recent years, under the influence of urban renewal strategy, the construction of old residential renovation projects is in full swing. In order to reduce the risk of construction, the construction unit often selects EPC project general contracting mode as the contract form of old residential renovation projects. However, the EPC project general contracting mode not only reduces the investment risk of the construction unit, but also greatly improves the difficulty of the general contracting unit's cost management of the renovation project of the old residential area. In order to complete the renovation project of the old residential area within the range of the budget estimate approved by the government and obtain the expected social benefits, cost management has become the control point of the project management of the EPC project general contractor. Based on the perspective of the general contractor, this paper takes the renovation project of the old residential area under EPC mode as the research object, uses AHP and fuzzy comprehensive evaluation method to evaluate the project cost management, analyzes the deficiencies in the actual cost management and puts forward countermeasures and suggestions.

Abstract:Mass appraisal(MA) is a commonly-used technique in international real estate tax assessment.Being the premise and foundation of financial andtax reforms regarding real estate, mass appraisal on residential property has been studied or practiced in China, but barely on non-residential property.This paper focuses on themass appraisal model foroffice property via considering the special circumstances andcharacteristics of the real estate market in China.A mass appraisal model is proposed.The key elements of the model were analyzed, and then an empirical analysis was conducted based on ZhongGuancunDistrict, Beijing, China.It is shown from the case study that the model is available as well as valid, that is, high precision, low cost and easy updating in the valuation of municipal real estates in China.Therefore this study will benefit the financial andtax reforms in China in future.

Abstract:As real estate, residential property comprises not only the value of utilization, but also the value of investment, which is somewhat different from that of securities such as stocks and bonds. In this paper, the investment value of newly‐built residences and stocks are compared and analyzed theoretically and empirically. Firstly, the paper summarizes the diversity of costs, risks, and benefits of these two investments. Secondly, by quoting the quarterly price/rent indices on the housing market and that at the stock exchange in Shanghai, the paper explores the variances of these two investments with respect to their risk‐return characteristics from 1993 to 2003. Thirdly, the paper discusses the correlations between residential property price/rent index, property/general stock price index, and Consumer Price Index (CPI). Finally, by utilizing the Capital Asset Pricing Model (CAPM), the systematic and the unsystematic risks of these investments are segregated and compared with each other, based on a series of assumptions. The result suggests, on a quarterly basis, that residential property investment produces a higher risk‐adjusted return than that of general stock and property stock investment. Because of a weak/negative correlation between residential property and stock returns, residential property is an ideal candidate to be included into the stock investment portfolio. Moreover, residential property and property stock can be used as effective hedges against inflation.

Abstract:The purpose of this paper is to establish a feasible evaluating indicator system for assessing real estate investment environment based on the statistical data in the selected 22 main capital cities in China.Methods of principal component analysis and Delphi method were employed.The results indicate that(1)the evaluating indicators of real estate investment environment have been chosen based on 4 aspects,i.e.,urban macro-economy,real estate market,infrastructure and location conditions;(2)the advantages and disadvantages of investment environments in sampling cities have been analyzed using principal component method;(3)the indicators causing ranking results errors have been removed and the blindness in selecting the indicators has been avoided;(4)by using Delphi method the weights of various indicators are determined,and the multi-indicator comprehensive evaluation formula of real estate investment environment has been established;(5)through above steps the comprehensive scores of real estate investment environments in 22 cities have been calculated,and the ranking results are accordant with the actual situations.It is concluded that the established evaluation system of real estate investment environment has good logicality,and the evaluating method is concise and highly effective,thus with considerable practical values

Abstract:Real estate financing is a distribution and consumption process which works through the circulation of money and credit channels. It includes funding, financing and related services. China's current real estate financing has many problems - especially in financing channels - which should be adopted by the characteristics of related real estate. In order to make more reasonable decisions in real estate financing, this article combines real estate financing with the risk -return model and the multi-objective decision. Real estate projects can estimate future risks and benefits more accurately using the risk-return model. Firstly, we should compare the risks with the benefits of these few items and then compare the ratio of the benefits and risks. By comparing the relative preference of investors, we can get the optimal solution. However, it is not easy to estimate real estate projects using the AHP. We build the judgment matrix to calculate the weight of each index and get the conclusion. Finally, we can get the project evaluation scores. With the scores, we can know whether the financing decision for a real estate project is good or not. We can make a more reasonable decision in real estate financing with these two methods.

Abstract:Using the formula for rent of capital, the analysis of return on capital shows that the development of the real estate industry has brought down the return to capital investment, especially since 2003.Through a test on the relationship be-tween real estate investment and return on capital, it is found that real estate investment is limited in its effect on the real e-conomy.It has a short-term stimulating effect in the year, but in the long run, there exist quite great volatility effects.It is al-so found that the decline of the growing convergence in the effects of real estate development on capital returns across different provinces becomes increasingly obvious, which means over development of the real-estate industry weakens optimal allocation of resources, and hinders sustainable development of economy.

Abstract:Energy-efficient renovation of existing residential buildings is an important energy policy in China, but financing difficulties seriously hinder the promotion of the policy. In this article, novel indices based on benefit-cost analysis are presented to overcome the barriers. Firstly, benefit-cost analysis is expanded to include the ratio of energy-saving benefit to investment cost (EnIR), the ratio of environmental benefit to investment cost (EvIR), and the ratio of economic benefit to investment cost (EcIR). The above ratios are applied to determine the optimum plans with the highest cost-effectiveness for the buildings to be renovated. Secondly, according to the actual situation regarding both the government and residents, EnIR is modified to the ratio of energy-saving benefit from the retrofit plan to the part of the investment cost undertaken by the government (EnIgR), EvIR to the ratio of environmental benefit from the retrofit plan to the part of the investment cost undertaken by the government (EvIgR), and EcIR to the ratio of economic benefit from the retrofit plan to the part of the investment cost undertaken by residents (EcIrR). The modified ratios can increase awareness of residents in respect of their individual benefits from the adoption of the optimum plans, and can attract them to co-invest. Through these two steps, financing difficulties could be eased or even no longer considered as obstacles to some extent. The ratios are applied to a case study building in Hangzhou. Based on the results, a “win–win” model, consistent with market principles, is developed, in which both the government and residents can co-invest and co-benefit. The model has proven to be an effective decision-making tool in promoting the building renovation policy in China.
