Abstract:As the most favorable market in the world in terms of scale and liquidity, the United States fixed-income market attracts foreign investors in pursuit of stable returns. After making a comparison between China and other countries in light of the scale, varieties and features of the investment in America’s fixed-income market, the author focuses on domestic commercial banks’ change in open interest of foreign currency bonds as well as the underlying loss incurred due to the subprime crisis. It is also suggested that commercial banks take more prudent investment measures to cut the investment proportion of risk assets.

Abstract:The Subprime Mortgage Crisis in U.S. had transmitted to almost the whole world through many transmission channels just in a few months since 2007, and made most of countries plunge into Finance Crisis. However, the repercussions were discrepant among countries because of the different economic structures and macro-economic policy orientations. This paper analyzes the reactions of primary countries in the current round of financial crisis, based on which some suggestion on China's macro-economic policies are given.

Abstract:This paper compares the current Chinese mortgage market with the markets in several advanced economies that suffered most in the 2008 Global Financial Crisis, exploring the potential and rigidities of development of the secondary mortgage market in China. It finds that, first of all, while the over-securitisation of mortgages in the United States accounted for most for its housing decline and subsequent economic stress, the housing downturn in China is largely the result of the underdeveloped housing finance sector. Second, in the absence of a well-functioning legal system and mature primary mortgage market, China needs to make more effort to improve the diversity of the primary market before establishing a secondary market. Third, in China’s market transition, the nature of housing should be seen as neither an economic engine, as now in China, nor as a financial derivative, as in the United States.

Abstract:The global financial crisis triggered by American subprime mortgage crisis results from the financial systems,led by Wall Street,of Europe and the United States which violate such three principles of financial industry as being rooted in industry and commerce,strict risk management and control,as well as moderate leverage rate.China's financial industry should prevent such five trends as excessive overlapping policies,increasing enterprises' financing cost,too much privileged consciousness,too high income and weak service consciousness.Crisis-prevention should use such four balances as the gross proportion of loan to GDP 1∶1,gross proportion of securities market value to GDP 1∶1,gross proportion of total real estate value to GDP 1∶1,and gross proportion of national sovereign debt plus social security expenditure to GDP 1∶1.Crisis solution should not only depend on self-circulation of financial industry but rely on scientific and technological progress and tangible economy development.

Abstract:Over the past three decade, China has established a housing finance system that borrows from the collective experiences of advanced economies. After examining the evolution of China's housing finance system, the paper focuses on analyzing its challenges and recent changes. The paper argues that China's highly-centralized financial system prefers financial stability but neglects financial liberalization, and then resulted in severe financial repression, which hurts the efficiency and equality of the housing finance service. After recovering from the 2008 financial crisis via high-cost financial intervention, China took some policy innovations to promote a decentralized finance mechanism, expand finance resources, and support affordable housing financing, through which China hopes to provide a more stable, affordable, and equal housing finance service to help more households own homes.

Abstract:The US subprime mortgage crisis is a major crisis in the global financial market in recent years, its scope far beyond the United States, China as the world's second largest economy real estate market has a profound impact. Based on the analysis of Shenwan real estate industry index and the development characteristics of Chinese real estate market, this paper discusses the impact mechanism and consequences of the crisis on Chinese real estate market, and uses GRACH(1,1) model for empirical analysis and test. Through analysis, it is found that the occurrence of subprime crisis has a significant negative impact on Chinese real estate industry, which inhibits the development of Chinese real estate industry to a certain extent. At the same time, Chinese real estate sector is sensitive to market fluctuations. Finally, some relevant policy suggestions are put forward.

Abstract:By considering the present disastrous financial tsunami,this paper has listed a series of financial derivative disasters in history,and then gives a comprehensive and in-depth analysis of the generation and risk effect mechanism of subprime mortgage related derivatives as well as the causes of this financial storm triggered by subprime lending crisis. On this basis,this paper explores both the common and distinct characteristics between the traditional and subprime mortgage related derivatives. Furthermore,it concludes that although it is possible for these two kinds of derivatives to trigger financial disasters,their distinct characteristics determine the radically different results they would bring about. According to all these arguments and conclusion,this paper also puts forward some countermeasures and proposals based on the real conditions of China.

Abstract:The business of trust lending, or " shadow banking " , has been increasing rapidly in recent years, reflecting the " bottom-up " liberalization of interest rates. However, the potential risks involved in such lending have also led to concern about a hard-landing for the Chinese economy. The two types of off-balance-sheet lending — trust lending through trust companies selling wealth management products to the public and entrusted loans mediated by financial institutions — present greater risks. Like the US sub-prime debt, trust financing has not been adequately regulated. Moreover, it lacks transparency and depends on underlying asset prices, which have started a correction. Meanwhile, to attract investors, such trust products sometimes involve overly risky pricing behavior. However, unlike the sub-prime debt in the US, investors in China ’ s trust products are not financial institutions but private households that have very low debt ratios. While isolated cases of defaults could trigger widespread redemptions, we do not expect the vicious cycle of falling asset prices, deteriorating balance sheets and forced sell-off of assets that defined the downward spiral of the US sub-prime crisis to occur in China. We conclude that, for now, shadow banking does not amount to systemic financial risk, although it is a pressing task to improve the regulation of the shadow banking system.

Abstract:This paper points out that economic crisis originated from docking contradiction of supply and demand,income distribution institution plays critical role in crisis.Interest rate change and international imbalances are not the fundamental cause of subprime crisis in U.S.A.,in terms of the essence,the subprime crisis result from the internal economic imbalance since the mid 1970sin U.S.A.:consumption rate increased but income distribution gap widened.In the short term,wealth generation mechanism,residents borrowing mechanism,fiscal transfer mechanism and external draw mechanism are the multiple"repair"of internal imbalances in U.S.A.,but these mechanisms have not changed the foundation on the basis of relative surplus of production.The United States internal imbalances will be transformed into a crisis when some variables reversed, the fundamental way to achieve the American economic recovery is to reduce the income distribution gap.Above understandings have valuable reference for China to achieve sustainable economic development.

Abstract:The article refers to cases of China,US and Japan to show that low interest rate is the important reason for rapidly rising house prices.The increased income and accelerated urbanization help rationalize partially rising house prices.However,the low real interest rates that stimulate house purchases for investment purposes are also important driving forces.The sub-prime crisis in US and housing bubble in Japan clearly reveal that low interest rate is the primary factor to push up house prices,and the burst of housing bubble could devastate macro-economy.The management and control of real estate market should focus on the demand for investment purposes.

Abstract:Management on interest rate risk is an old-line topic in the theory of modern commercial banks.Interest rate risk of home mortgage has been fastened on banking system in China in result of lower interest rate marketization and oversimplified home mortgage tools,which has threatened the soundness and safety of China's financial system.In this paper,the authors analyze the characteristics of interest rate risk of home mortgage in China based on the traits of China's housing financial system and current national economy trend,both in qualitative and quantitative perspective.In order to reduce interest rate risk in banking system,government should not only implement principal risk controlling rules on commercial bank,but also find solutions from the view of financial market foundation,such as mortgage tools improving and financial market creating.

Abstract:As the size of residential mortgage loans increases,default risks are becoming a se-rious concern in the industry.This paper uses a Hangzhou commercial bank's residential mortgage data to study the factors influencing residential mortgage defaults.We find that a person'local residential status,loan-value ratio,timing of delivery,payment-income ratio,mode of repay-ment,family income,and the area of the apartment are important factors influencing the default rate.We try to explain our findings by the incomplete contract theory.Policy measures are also proposed.

Abstract:This paper aims to establish a new integrated analytic framework, within which to analyze the relationship between housing price and household consumption, financial market, and household characteristics (homeownership and credit conditions) to explore how to use these links to help industry optimization and urban development in the long run. The authors first present a behavioral economic model to show the asymmetric responses of consumption to housing price and the heterogeneous role of financial marketization across different household groups. Then, based on China Family Panel Studies (CFPS) 2010, 2012, and 2014, the authors find urban housing price influences some nonessential expenditure items like education, medical, and transportation, but such influence is subject to financial marketization. Further, the positive moderating effect of financial marketization on consumption is significant on homeowners, particularly for those being constrained. However, this moderating effect is not significant among renters. These heterogeneous responses offer meaningful implications for policy makers in formulating relevant long-term economic strategies that not only spearhead industry optimization and financial policy reform but also transform housing wealth into consumption, along with bolstering economic development in China. Abstract:In recent years, the real estate market in China grows fast, the amount of bank real estate loans also increase rapidly, The real estate industry has played an important role to China's economics development. However, with the increasing loan and house price, there are potential risks of bank real estate loan, it may not only affect the real estate development, but also the stability of economy. This paper analyses the current situation in bank real estate loan and reasons that cause loan increase. Quite different with other studies, the article proves that there is close relationship between local government behavior and bank real estate loan increase. The short aim and interest of local government to develop regional economy may induce banks to overvalue real estate assets and expand bank loan. Moreover, the author point out some policy suggestions to prevent real estate loan risk, they are: commercial banks should do the loan business rationally, to set up valuation system that focuses on the repayment ability; the government should pay attention to sustained local economic development and strengthen supervision on real estate market.
