Abstract:Despite the growing importance of financial lending in homeownership acquisition in urban China, the differing uses of financial instruments across home buyers have rarely been examined. This study reveals the temporal dynamics of financial instruments used to fund home purchases since 1998 and the factors influencing buyers' different use of commercial mortgages, Housing Provident Fund (HPF) loans, and combined mortgages. Using the 2017 China Households Finance Survey, we demonstrate that financial loans, and commercial mortgages in particular, have become increasingly important for home purchases since the early 2000s. Multi-level logistic regressions are employed to investigate factors affecting people's use of mortgages. The results demonstrate that people with higher educational attainment are purchasing dwellings with higher prices and in more recent years are more likely to use mortgages. When differentiating the type of mortgages, it is found that rural locals and migrant workers generally rely on commercial mortgages, whereas urban locals and those working in the public sector are more likely to take advantage of preferential-rate HPF loans. These findings suggest that vulnerable groups are provided with fewer financial avenues in this increasingly financialised era. The consequence of inequality in housing finance utilisation in the process of asset accumulation deserves further examination.

Abstract:This study investigates the asymmetric effects of housing price on consumption in 35 major Chinese cities, having regard to heterogeneity of the housing and financial markets. Unlike previous studies, this study employs the threshold regression model in analyzing the two important effects: namely wealth effect and substitution effect. The findings suggest that both markets (and their status) are vital to explain the linkage between housing price and consumption. In particular, for the regime where the housing price-to-income ratio is below 5.0882 and the indicator of financial development is above 1.8827, the wealth effect is significant. By contrast, for the regime where the housing price-to-income ratio lies between 5.0882 and 5.9625, the substitution effect will become dominant. This study provides a better understanding of the thresholds and transmission channels through which housing price affects consumption. That is largely ignored in the existing literature. On the other hand, the study offers meaningful implications for policy makers in formulating relevant measures that transfers housing wealth into consumption, with a view to developing a healthier and more stable housing market and bolstering better economic development in China.

Abstract:A method is given to evaluate the effect of housing finance policies on housing prices in urban China by dividing the prices into the long-term fundamental value and short-term deviations.Econometric models were developed using panel data for ten cities in China from 2000 through 2007 which show that the mortgage rate puts an immediate negative impact on short-term changes of the housing price in each city and home loan amounts have a positive effect after the construction cycle with the extent of loan amount's effect varying across cities depending on the characteristics of the local housing market.To make home loan policies more effective,governments should use mortgage rates as short-term and home loans as long-term housing price intervention tools,and provide different cities with different amounts of loans.

Abstract:This paper aims to establish a new integrated analytic framework, within which to analyze the relationship between housing price and household consumption, financial market, and household characteristics (homeownership and credit conditions) to explore how to use these links to help industry optimization and urban development in the long run. The authors first present a behavioral economic model to show the asymmetric responses of consumption to housing price and the heterogeneous role of financial marketization across different household groups. Then, based on China Family Panel Studies (CFPS) 2010, 2012, and 2014, the authors find urban housing price influences some nonessential expenditure items like education, medical, and transportation, but such influence is subject to financial marketization. Further, the positive moderating effect of financial marketization on consumption is significant on homeowners, particularly for those being constrained. However, this moderating effect is not significant among renters. These heterogeneous responses offer meaningful implications for policy makers in formulating relevant long-term economic strategies that not only spearhead industry optimization and financial policy reform but also transform housing wealth into consumption, along with bolstering economic development in China. Abstract:In order to recognize and analyze the influencing factors of housing price, based on the previous literature, this paper mainly examined 3 major factors: Supply Factors, Demand factors, and Government Policy Intervention in Chinese Housing system. It was indicated that, for supply factors, development investment in the real estate market has a considerable impact on the supply and price of real estate. While for the Demand respect, we further divided it into two factors including population and level of urbanization. The results showed that although total population has no clear relation with the housing price, population aging was a positive relation with the real estate. Also, the level of urbanization only has positive relations with some parts of China. Government policy intervention is unique in China, therefore, the results of this paper could provide some useful information for the investors and governors in analyzing Monetary policy, Housing credit system, Land system, and Taxation system. Generally speaking, our paper generates a better reasoning of Chinese Housing Price.

Abstract:This paper shows that the transformation to market mechanism corrects distortions under the old welfare housing system and provides right financial incentives to housing investment; however, the affordability of housing is still a big problem for many Chinese urban residents. Based on the Shanghai experience, this paper argues that the recent restructuring of housing finance system has played a crucial role in promoting both housing investment and housing demand. But data also shows that there is a large gap between housing prices and populace's incomes. The investigations are conducted in both price-to-income ratio and residual-income approach. However, upon closer examination, the severity of housing affordability issue is found not exactly as the high price-to- income ratios reflect. Only looking at the price-to-income ratios are misleading. Further, this paper argues that the essence of housing affordability problem faced by Shanghai households is deeply rooted in the continued widening trend of income and wealth inequality during the economic transition. Nonetheless, a sustained economic growth is the ultimate solution for solving housing affordability problem. This paper also explores both positives and limitations of current China housing finance system in supporting low-income population's housing affordability. Finally, evidences show that the expanding housing inequality would be an increasingly significant factor in determining the income and wealth inequality in urban China.

Abstract:Housing has traits of both consumable and investment assets. In rising period, the investment and speculation demand would induce higher price and more drastic dynamics. The investment and speculation behavior are affected by people's expectation directly. This paper studies short-term housing price dynamics, affected by supply, demand and expectation for the trend of bussiness condition. The bussiness condition includes macroeconomic situation and housing market condition. We use factor scores from the principle component analysis to be the indicator of bussiness condition, constructing models with adaptive expectation, rational expectaton and adjusted parameters expectation. Calibrated for Hangzhou housing market, the empirical result indicates that the adaptive expectation best explains the price dynamics and simultaneously the dummy variable suggests the obvious effect of policy regulation.

Abstract:This paper compares the current Chinese mortgage market with the markets in several advanced economies that suffered most in the 2008 Global Financial Crisis, exploring the potential and rigidities of development of the secondary mortgage market in China. It finds that, first of all, while the over-securitisation of mortgages in the United States accounted for most for its housing decline and subsequent economic stress, the housing downturn in China is largely the result of the underdeveloped housing finance sector. Second, in the absence of a well-functioning legal system and mature primary mortgage market, China needs to make more effort to improve the diversity of the primary market before establishing a secondary market. Third, in China’s market transition, the nature of housing should be seen as neither an economic engine, as now in China, nor as a financial derivative, as in the United States.

Abstract:Housing is one of the fundamentals for the society and housing affordability is one of the key factors related to the socioeconomic stability and development of a country. This research attempts to examine the issue of housing affordability from the micro household perspective in Cheng Du on a set of online questionnaire data. Including not only income, housing provident fund and other economic attributes, this study also focuses on the important implication of social capital for households' house-purchasing decisions. The analysis shows that the household affordability is highly related to their social-economic conditions, such as their age, birthplace, income, and housing provident fund. This research provides new explanation for the homeownership condition in urban China. It helps deepen our understanding of the rationales behind the housing purchasing decision and will have meaningful implications to the practitioners.

Abstract:In 2009,China's urban housing policy and practice was controversial in the context of the economic stimulus program,which attempted to ease the impact of the global financial crisis.On one hand,the implementation of the public housing provision policy has made progress,but is still far behind the expectation due to the reluctance of local government.On the other hand,housing market recovered instantly as a result of the accommodative monetary policy and made a considerable contribution to meet GDP growth goals,although the soaring housing price had substantially driven out the first-time buyers,increasing the instability of the current housing system which relies heavily on homeownership.In the future,promoting the public sector and improving private rental sector should be the key issues of the housing policy in China.

Abstract:Over the past three decade, China has established a housing finance system that borrows from the collective experiences of advanced economies. After examining the evolution of China's housing finance system, the paper focuses on analyzing its challenges and recent changes. The paper argues that China's highly-centralized financial system prefers financial stability but neglects financial liberalization, and then resulted in severe financial repression, which hurts the efficiency and equality of the housing finance service. After recovering from the 2008 financial crisis via high-cost financial intervention, China took some policy innovations to promote a decentralized finance mechanism, expand finance resources, and support affordable housing financing, through which China hopes to provide a more stable, affordable, and equal housing finance service to help more households own homes.
How to Promote the Consumer Credit of the Chinese Credit Card Holders——Research Perspective Based on Housing

Abstract:The credit card is not only a convenient payment and settlement tool,but also has become the most popular consumer credit tool.The development of consumer credit services is an important measure to promote the credit consumption.Distinguished from the previous studies,this paper pays attention to the impact of resident housing characteristics on consumer credit.The micro-data from a commercial bank credit card center are applied in this paper to illustrate the impacts of Chinese residents housing characteristics on the credit card consumer credit for the first time.The study shows that,residents who own houses show low degree of consumer credit and frequency,which indicates there exists no housing wealth effect in China.Compared with renting,residents using installment plans indicate a relatively lower consumer credit and frequency,which implies that the high house prices restrain the consumer credit of middle class,housing has the crowding-out effect on consumption.In order to further promote China's credit consumption and economic growth,market regulation should be based,supplemented by government intervention measures.Policy should start from stable the prices expectation of the house,implement the reform of income distribution,personal income tax reform and consumer protection measures.When the economic achievements favor the low-income groups,the whole Chinese consumer credit ability will increase.

Abstract:Based on household life cycle hypothesis,this paper analyzes the household behavior on mortgage choice.China urban households survey is used in this study and the relationship between household mortgage demand and housing consumption,non-housing consumption,social economic characteristics,mortgage and interest rate is examined using Binary Choice Model and Tobit Model,It is found that housing consumption and income are the key factors in household mortgage decision and mortgage amount.Transfer income and debt income are also found to inhibit mortgage demand because families tend to access other sources for housing consumption,resulting in a reduction in demand for mortgage.

Abstract:This paper studies the housing affordability of urban residents in China.Firstly,we measure the housing affordability using the house price to income ratio,housing affordability index and residual income approach.Then we make a comparative research on China′s urban residents′ housing affordability from three aspects,that is,historical change,regional difference and income stratum difference.The results suggest that the income capability of the lowest-and low-income strata cannot meet their housing demands in the housing market.Housing affordability of the middle-and low-income groups demonstrates a falling trend,and the gap of housing affordability among regions is persistently widened.

Abstract:With the increasing importance of financial loans in home purchases in urban China, the role of housing loans in the accumulation of housing wealth needs to be unraveled. Using the data from the 2017 China Household Finance Survey (CHFS), this study investigates the use of housing loans and their impact on housing wealth inequality. It has been found that people with higher socioeconomic status and institutional advantages benefit more from housing provident fund loans and are more likely to fully invoke different financing channels to accumulate housing wealth. On the contrary, disadvantaged groups have to resort to costly market-based mortgages to finance their home purchases. This leads them to fall further behind in housing wealth accumulation. The spatial stratification of housing wealth accompanying the urban hierarchy was also observed and found to be closely linked to the type of housing loans. In this increasingly financialized era, relying on financial instruments in the process of household asset accumulation may further amplify the existing wealth inequality among social groups.

Abstract:The mental health implications of housing affordability have recently received research attentions in different countries. This study examines this issue in the context of urban China, where housing affordability has become one of the most pressing social issues and its health implications have aroused academic interests. We aim to enrich the literature by specifying the mental health implications of housing affordability for different population groups and geographical regions. We focus on homeowners living in urban China. Data from the 2016 Wave of the China Family Panel Studies are used for the study. Models are developed for the whole sample and for subsamples of different socioeconomic backgrounds or from different Chinese regions. We find that the mental health impacts of housing affordability are significantly different for different population groups. For examples, though males are in general mentally healthier than females, they are more likely to mentally suffer from housing unaffordability than females; unaffordable housing owners with non-agricultural Hukou are more likely to sacrifice mental health than those with agricultural Hukou, despite that the former are mentally healthier than the latter; housing unaffordability costs mental health for people living in the Western region, but not for those living in other regions of China. We argue that these group differences in the Chinese context may be attributed to a number of factors distinguishing China from other countries including the Hukou system and the large regional differences in social and economic development.

Abstract:With moving of the reform of urban housing towards commercialization and marketization, the Chinese government launched the "Multi-level Housing System" that sets out the policy of the provision of different housing types for different household income groups in 1998. To realize the policy, it is very important to stimulate housing demand for the medium and low income groups. This paper analyses the influence of various factors on housing demand, and develops a model to forecast housing demand for this group of urban households, in which variables include housing price and household income. This research also examines the elasticity of housing demand for the medium and low income. It shows that fall of housing price and rise of household income are conductive to spurring housing demand.

Abstract:The article makes a historical review of affordable housing development since World War II in England,and summarizes its definition,classification,type of beneficiaries,supply mechanism and space performance regulation.Combining experiences in England with the situation of China,this article raises three implications for affordable housing in China:the government must and can play an active role in the supply of affordable housing;further improvements of affordable housing supply-type and monitoring mechanism are needed;it is important to strengthen the construction of affordable housing in megacities and large cities,and should pay more attention to space performance.

Abstract:By building the model of the real estate market equilibrium,this paper studies the effect of the bank credit on the housing market.Using the panel data of China′s 35 large and medium-sized cities from 1999 to 2009,and with the method of dynamic panel GMM,the paper studies the effect of credit Constraints on housing market.The results show that:(1) Bank credit has a significant positive affection on housing price.(2)The individual housing loans has a smaller influence on the housing price than the real estate development loans.(3) The individual housing loans has a significantly positive affection on the housing consumption,and it is the most important factors which influence on the housing consumption.
