Abstract:Land is one kind of indispensable natural resources on which human depends for survival and development. However, with the rapid development of economy and society in China, the inefficient, extensive and other irrational ways of land use have triggered regional ecological unbalance which laid some negative effects on the sustainable development of China. Based on the innovative concept of ecological civilization and combined with the urbanization and new rural construction, land consolidation has made substantial contributions to the configuration of urban and rural land and the development of urbanization in China. In this paper, it analyzed the coordinated relationship between land consolidation and ecological environment and expounded the current status of domestic researches of land consolidation. Additionally, it studied the existing problems and put forward some suggestions and countermeasures for the field of land consolidation.

Abstract:As a core of the sustainable development, the ecological civilization construction is importment to realize the harmony on the process of the social and economic development between Human being and nature. By analying the status of the ecological environment destruction caused by coal mining activities in China, this paper summarizes and puts forward five modes for the land reclamation and ecological reconstruction (LRER). Simultaneously, the existing problems of the LRER are analyzed and the related necessary measures are concluded, providing the theoretical reference for future research and practice.

Abstract:In the areas of rapid economic development,the engrossment of cultivated land owing to the fast industrialization and urbanization makes the relationship of man and land more tensional.From the view of development,the contradiction of relationship between man and land restricts the sustainable development of those areas,if lacking the mechanism of scientific reproduction of population and land control.Based on the full and accurate data,the paper analyzes the features of man-land relationship of Zhejiang province in different stages,finds that the status of tension lasting for a long time;Then the paper discusses the internal relation between the economic development and the change of cultivated land,deeming that the tension of man-land relationship can be dulled only by keeping within limits of the decrease situation of cultivated land.At the same time,the paper forecasts the future relationship of man and land of Zhejiang province,proving that the situation will be worse if without taking positive measures.Finally the adjustable strategies are advanced,trying to bring forward a new choice for the areas of rapid economic development rapidly but the man-land relationship are tensionable.

Abstract:With the level of urbanization in China now exceeding 50%, its collective rural land system is under increasing pressure, creating conditions in which there is increasing conflict between the efficient use of land for agricultural purposes and its retention as security for the rural population. This paper first examines the fundamental nature of China's collective land system by analyzing the collectivization history of China, then provides a comprehensive appraisal of the strengths and weaknesses of the collective land system's role in history and the challenges it faces in modern times. The main changes needed for the current collective system are identified as (1) the establishment of a new transfer mechanism for potential collective construction land, (2) the completion of land rights verification and consolidation work, and (3) the endowment of villagers with more rights to enjoy the distribution of land incremental value. The paper's main contribution is to question the relevance of collective rural land system in contemporary China, where a shift is now taking place from one of pure economic development to one involving more social concerns, and propose potential viable amendments to integrate the need for both perspectives.

Abstract:China’s economy is growing explosively with double-digit rates of growth. However, behind the scenes of this economic miracle, a dark underbelly exists. The potential impact of the unsustainable use of land resources is increasing. Each parcel of land has a stationary geographic location, while its utilization is optional. The re-adjustment and optimization of land use patterns ought to be encouraged. Spatial reconstruction refers to the combination of various land elements, which can promote the rational and efficient allocation of land resources through a four-layer action framework: the development of unused land, urban renewal, ecological reconstruction, and spatial displacement. The feasibility and validity of these methods are illustrated by practical cases in different provinces in China. We thus propose that pursuing sustainable development and building an ecological civilization will be necessary for China in future decades.

Abstract:The purpose of the paper is to give some advices to land management in China by reviewing the 100 years history of the development of "equalization of land ownership" thought.Methods of documentation and comparison were employed.The 100 years history shows that the "equalization of land ownership" thought has been well developed not only in China before liberation,but also in Taiwan and Mainland China.Besides,it is becoming more and more important.The following points should be emphasized on land management:(a) to establish a more definite guidance for land management;(b) to develop and improve the "equalization of land ownership" thought,including defining the public land right,reforming the land price system and taxation policy and so on.

Abstract:It's one of the hottest issues and the most controversial things in China about land policy in recent years. There are numerous studies analyzing land policy in China, while the practical effects of it were always dissatisfactory when facing more and more complex developmental environments and multiple conflicts of interests related to land. The paper firstly discusses the dilemmas and obstacles of land policy in China, and then explores breakthrough path to land policy dilemmas in China. It points out that evaluation and experimental supports have long been ignored on the process of land policy formulation so that the experimental method may be one of the realistic choices that can break through the dilemma of land policy in China. The paper also tries to discuss the connotation, basic characters and types of land policy experiment.

Abstract:The Land Administration Domain Model (LADM), an international standard (ISO 19152:2012), provides a conceptual data model for land administration. This study applies the LADM model to a previously unexplored case: the administration of homestead lands (residential lands) in rural China. In China, rural homestead tenures have been altered through several iterations since 1949, variously serving economic development, political governance and social security objectives. An intended contemporary reform of the homestead tenure system is based upon: (1) collective ownership by local communities; (2) qualification rights, a kind of personal servitude to safeguard the social security of individual community members; and (3) use rights, usufructuary interests offering management options to promote economic development. This work shows it is possible to translate this tripartite entitlement reform of rural homesteads into an LADM profile, with rights, persons, and land forming the base components. Four (sub) packages are formed, namely, Party, Administrative, Spatial Unit and Surveying and Representation. The work finds the LADM-based model, applied to the administration of China’s rural homesteads, could facilitate the land tenure reform of rural homesteads, enable interoperability with other aspects of land administration, and could support national responses to those Sustainable Development Goals (SDGs) relating to poverty eradication, rural revitalization and intensive land use.

Abstract:Man-land relationship always bears great significance in water soil conservation study. The evolution of soil erosion process from a nature pattern to an accelerated pattern reflects the upgrading impact man exerted on its environment. Based on the investigation of the historical development of accelerated-erosion, it is clear that human activity is the main controlling factor. Man's activities engendered the accelerated erosion directly or indirectly through influencing other geographical factor matters to vegetation and soil. The inner cause of accelerated erosion is the lost of balance between population and environment. People's pursuit of better life with ignorance of sustainable view leads to unbalanced exploitation of resources and unlimited agriculture colonization, which inevitably engendered the degradation of the fragile ecosystem, especially in the northwest and southwest of China. Although a lot of efforts have been made to conserve the depleting soil resources, which is crucial to the survival of human kind, many problems left unresolved and a deeper discussion in a comprehensive view is expected.

Abstract:The institutional reform of land property rights is confronted with various challenges from all aspects of the economic and social lives in the current stage.The original property reform theory does not agree with the current practical requirement of land use and management.How to fully reflect the political,social,organizational and juristic nature of land property right in the newly-formed concepts of land property reform and its institutional innovation,and further provide a trajectory for future reforms in China,are the main purposes of our theoretical research.It needs to combine together the theories of economics and sociology to analyze related issues.The four-level-social-analysis framework proposed by Williamson provides a good logic to link property right with resource allocation,sociology with economics.Through such a logic,a comprehensive analysis on the nature and the assessment of Chinese land property can be achieved,which can further provide a theoretical basis for the trajectory choice of the current land property reform.The analysis offers scientific references for the new-round of land property reform in China.

Abstract:Since China initiated economic reforms and an open-door policy in 1978, rural China has made remarkable achievements during the past three decades. The GDP of rural China increased from 2.8 trillion yuan (1 U.S. dollar = 6.7 yuan) in 1996 to 8.8 trillion yuan in 2008, with the annual growth rate at around 10%, and the average annual income per capita in rural China reached 4,761 yuan in 2008, with the growth rate of 8%. However, there are still many biophysical, socio-economic, and political problems or constraints that need to be solved or taken into account for sustainable development in rural China. Among them, rural land issue has always been a concern of the Chinese government and people (Long et al. 2010).

Abstract:To better understand the present situation and the forward direction of the study on land issues in China,as well as grasp the trend,the frontier problems and the deficiencies of academic research in the field of land management,this paper conducted an data analysis of 198 articles published in“Economic Research”,“Management World”and“Social Science in China”,which are the three China’s top journals in the field of humanities and social science academic research,from the earliest year 1955 to 2015.We found:in general, the number of land-related articles published in the three top journals has experienced the period of rapid development;the amount of articles published in the form of multi authors cooperation,research groups,and inter-departmental cooperation has significantly increased;articles focused on land market,land use,system performance and policy analysis also has grown significantly;research method combination of theory and empirical analysis has got the favor of many scholars;first hand data also become the important data source;empirical articles based on case and large-scale panel data have became the major trend.

Abstract:After nearly 70 years of exploration and development,Taiwan has formed a relative mature system of land readjustment since the 1940s.As a result,four main tools of land readjustment have formed,which are Zone Expropriation,Urban Land Readjustment,Rural Community Land Readjustment and Farmland Readjustment.Both the land readjustment tool and the relevant legislatioins contribute significantly to the great progresses in Taiwan's agricultural modernization,urbanization and economic development in the past decades.This paper analyzes the land readjustment tool of Taiwan and compared their effectiveness in a systematice way and concludes with the inspirations they may bring to the rural areas of China's Mainland which is undergoing dramatic transformation,in particular the reform on the land management of optimizing and readjusting the collective-owned rural construction land.
