Abstract:Promotion of the reform of construction land index is the fundamental requirement for the perfection of land planning and operational mechanism of the plans.By using the research pattern of institutional economics,this paper discusses the reasons for market-based circulation of construction land and practice in some provinces,along with an analysis of its effect,concluding that market-based circulation is the general orientation of institutional reform of construction land index.The paper also gives several practical proposals.

Abstract:Since the economic reform and opening up to the outside world,commodity exchange centers have been growing rapidly in China.This paper suggests that intra-province accessibility plays a more important role than inter-province accessibility in affecting the development of commodity exchange centers.It is also found that the improvement in transportation infrastructure,such as highway and railway systems,reduces the transportation costs and thus triggers the growth of the centers.Commodity exchange centers affect firms with different factor intensities differently.Labor and resources intensive firms have more interactions with the centers than capital intensive firms.

Abstract:How to supervise tangible market more effectively has been an important issue which related departments are thinking about, and most papers in the field were limited to execution patterns and strength. . From the perspective of macro pattern, some methods for radically developing tangible market supervision are proposed in this paper, such as qualification of subjects, introduction of service function, introduction of credit system and so on. Reasonable suggestions and outlook are also proposed for future development of tangible market supervision.

Abstract:Purpose This paper aims to provide useful information and suggestions for future improvement in relation to China's construction industry and market. With China's rapid economical development and its entry to the World Trade Organization (WTO), much attention has been paid to the China construction business opportunities. However, not much information is available on the history, practices and business cultures of the Chinese construction industry. Design/methodology/approach Through literature review and interviews with industry professionals, this paper discusses the Chinese construction industry in terms of its market and management practice with a focus on tendering processes, contract management, project on‐site supervision and occupational health and safety (OHS) issues. It also discusses the challenges that face the Chinese construction industry. Findings China has gone over a long way in construction tendering, contract management and OHS. Its current practice is in the right direction. However, further development and improvements are necessary. Originality/value This paper provides useful information to Chinese construction personnel for future improvement. This paper also provides useful information to overseas companies who are planning to enter China's construction market in the near future.

Abstract:In China, modern timber structure (MTS) has great market potential as an advanced architectural technology and corresponds to the direction of construction industrialization. However, the MTS building sector is still developing slowly, despite previous efforts by the Chinese government to promote its development. The development of the MTS building industry involves numerous stakeholders, and the complex relationships and behaviors of stakeholders are regarded as the reason for slow development. Therefore, this study aims to investigate the influencing factors related to MTS building from the stakeholders’ perspectives. The social network analysis (SNA) method was used to explore the key factors affecting MTS building development and analyze the interactions of influencing factors. Nine stakeholders were identified, and 23 influencing factors associated with these stakeholders were determined based on a literature review, questionnaire survey and interviews with specialists. The critical factors were government policy, the public’s understanding and acceptance, market positioning and development cost. In addition, the relationships of designer, prefabricated component manufacturer, and construction enterprise were very close. Based on the findings, corresponding countermeasures were put forward, including policy incentives and support expansion, technical specification system improvements, public awareness reinforcement, and the strengthening of personnel training, etc. This paper contributes to the developmental improvement of the MTS building sector in China.
An Analysis Of Livable City Planning: A Community View

Abstract:The existence and development of cities is to make citizen's social production and daily life a better one. However, in the current process of urbanization, too much attention is paid on the industrial production. Little research to date has been focused on the livability of cities. Given this, this paper first reviewed the theoretical research and construction practice of livable city at home and abroad and then analyzed the problems of the new residential areas and old street areas from the community perspective. By using the case study and comparative analysis method, the paper also analyzed the interaction between China's urban growth pattern flaws and urban land use structure, as well as their impacts on existing residential pattern called residential district pattern of Modernism. The impact of the New Urbanism TND model on China's community construction is investigated and the difference between the residential districts and TND communities is also analyzed by using a practical case study in Gemdale Zizai City. Finally, the Chinese livable community model based on TND is proposed in the study, which provides a reference for theoretical research and construction practice on China's livable city.

Abstract:This paper investigates the emergence of diversified landscapes in postreform China. The new urban forms are understood as a result of broader changes in the institutional and sociocultural spheres since reform. The commodification of housing provision on the supply side and the rise of a new rich and consumer culture on the demand side have together led to an ever-important role of place marketing in adding to the exchange values of land and buildings. Three projects in Shanghai are further studied in detail to illustrate what has been built and how they are built. It is revealed that, whatever the building style, the landscapes are manipulated to conjure up a certain type of good life by mixed-use packages and distinctive images. Furthermore, a new mode of publicprivate partnership favoring place marketing and holistic development strategies has also emerged. In comparison with other countries that have witnessed similar urban changes, an important process that China is experiencing is the commodification of urban space under globalization. But the dominant role of the state makes the case of China distinct. How market and global forces could shape the built environment still largely depends on the state's urban policies.

Abstract:Based on the classification of experience economy, this article concretely analyzes the methods of building characteristic and the appraisement of public to various experiences in the process of commercial renewal in Hefang Street of Hangzhou, from two levels of environmental analysis and questionnaire survey. The emphases of research are to find the reasons why the public appraise the experience nice or not by combining with actual environmental analysis on the base of quantitative statistics of each experience element appraisement average. The article proposes that only meeting the needs of experience characteristics could we inspire commercial energy.

Abstract:The papers in the Architectural Science Review are refereed, but the journal contains sections that are not refereed, because they contain expressions of opinion which may not be scienti. cally veri. able. These are the Editorials, the Book Reviews, and Letters to the Editor. The following interesting paper by Zeng, Chen and Tam is also in that category, and it is therefore published as a Letter to the Editor. The Chinese construction market is, and will continue to be, attractive to construction firms of the world. When China joins the World Trade Organization, many foreign contractors can enter the construction market. This confronts the Chinese indigenous construction firms with unprecedented challenges. Due to the deep-imprint of the traditional planned economy, the industrial structure of construction has been severely distorted in China, which results in excessive competition and low profitability. This paper investigates the industrial structure, the market distribution, and the size concentration of firms using concentration ratios, Lorenz curve and Gini coefficient. The Gini coefficient is found to be 0.196, reflecting a very low concentration of firms in the construction industry. The paper also studies the contributing factors to such a structure, including capital requirements, product differentiation, legal barriers, scale of economies and exit barriers, which lead to the phenomenon of low concentration. Finally some recommendations for restructuring the industry such as raising entry barriers and lowering exit barriers are proposed.

Abstract:With the development of society, the traditional era of service economy is moving towards the era of experience economy. This has led to a higher pursuit of cultural added value in daily activity spaces. Traditional physical bookstores have a single and outdated cultural service function, and due to factors, such as electronic reading and online bookstores, it is difficult to meet people's higher consumption needs. The current operating situation of traditional physical bookstores is not optimistic, and there is an urgent need for transformation and upgrading. With the theme of intangible cultural heritage rice paper, this design plans to build a new physical bookstore in Jing County, Xuancheng, Anhui Province. Through the injection of functions, culture, digitalization, etc., it will create a place that can meet the diverse needs of consumers, and achieve one-stop experience of buying books, entertainment, leisure, and light food, so that it has both commercial value and intangible cultural characteristics. Forming a virtuous cycle of intangible cultural heritage driven bookstore transformation, and promoting the dissemination of intangible cultural heritage through bookstores.
