Abstract:Why do Chinese farmers continually utilize high-quality yet scarce cultivated land and extensively construct residences? Why is the Chinese government unable to control the continuous expansion of rural residential land after implementing strict economical and intensive land policies? To answer these questions, we launched a comparative study of three townships in Zhejiang Province. Based on a survey of 576 households and 72 rural government officials, this paper identified the determinants of rural house-building, explored different models of government intervention and provided recommendations for future government efforts. Results showed that (1) children, environment, investment, "mianzi", and "feng shui" factors were the main driving forces that influence farmers to construct residential structures, although primary and secondary differences in the various townships existed; (2) three problems in the specific governance emerged: the lack of farmers' unified action, failure to protect the rights of farmers, and the problem of meeting the funds demand of homestead replacement; (3) Actively exploring effective village planning, establishing linkages among stakeholders, effectively promoting farmers' participation, creating a service-oriented government, and introducing a Public-Private Partnership mechanism may effectively address the problems related to rural residential expansion and governance. The results indicated a need to pay more attention to the motivations of rural house-building, the interests of stakeholders and the funding arrangements of the project in future government intervention.

Abstract:Quality of life(QOL) intensively illustrates people's living standards.In fact,the construction of new socialist countryside can take rural residents' QOL as a starting point and a focus.Moreover,an evaluation of new countryside construction should be carried out in terms of their living standard so as to measure the achievements of the said construction.Therefore,rural residents' QOL has internal relations with the construction.The above-mentioned QOL is judged by a comprehensive evaluation system,which includes the contents of five aspects of economy,politics,culture,society and environment and their specific evaluation indices coupled with related weighting.The survey on 1 029 rural residents from different rural areas provides rural people's subjective cognition and wishes concerning the QOL,besides objective statistics.Based on the survey,some ideas and strategies are proposed regarding the major inhibiting factors and development potentials of new countryside construction that focuses on raising rural residents' QOL:(1) improving economic QOL to promote the production;(2) improving environmental QOL to ensure the cleanness and tidiness of the villages;(3) improving social QOL to foster life harmony;(4) improving cultural QOL to make the villages more civilized;and(5) improving political QOL to promote administration democracy.

Abstract:This study reviews and forecasts the study of rural residential areas,points out flaws in the existing studies,and predicts the key points in future studies.A comparative study was employed in this essay.Results indicate that existing studies of rural residential areas mainly focus on development trends,potential assessment,models and planning and driving forces and efficiency valuation.In the end,it is concluded that the studies regarding theories,regional difference,system constitution,peasant and government behaviors and interdisciplinary research shall be enhanced.

Abstract:The purpose of this paper is to analyze the feasibility of rural housing system construction based on collective land circulation and to land expropriation, and to present some ways for integral housing system for urban and rural areas. Methods employed include documentation and comparative analysis together with field investigation. It is concluded that China is in the process of rapid urbanization and lots of its population are moving from the countryside to urban areas. They need a great number of houses, but the present conditions in cities can not meet their requirements. The improvement of rural housing system and the construction of new countryside are effective ways to promote sustainable urbanization process.

Abstract:Based on the theory of new institutional economics,this article analyzes the property rights and resources of rural housing and discusses hot issues of housing resource allocation such as hollow village,village in the city,and housing with part property rights.Using this as a foundation and by comparative analysis of dual urban-rural housing system,this article points out proposals on rural homestead and housing system reform from perspective of urban-rural integration including promoting the intensive land use by building unified land market,enhancing the efficient allocation of urban and rural assets by building unified housing and social security system,and improving the orderly flow of rural population by building Household Registration System.

Abstract:As participants and beneficiaries in the construction of beautiful rural countryside areas, peasant households can have an important impact on the performance of the new rural construction policies, their individual behaviors have become a much-studied topic in international rural studies. Starting from the concept of “put people first” and adopting the concept of a symbiotic system among peasant households, this study analyzes the elements, mechanisms, and operations of a peasant household symbiotic system in the process of rural settlement restructuring, taking Fengsi village in Chongqing, China as an example. Retaining traditional rural interpersonal relationship which takes lineal, collateral and terrain as the links, this study establishs a symbiotic relationship; that is, resources, benefits, and responsibility for environmental construction are shared. Accordingly, the spatial pattern developed into “the axis-line-distribution along the road”, which included one living-oriented functional group and three production-oriented functional groups. The one living-oriented functional group will be located at the junction of roads and rivers in the southeast of the village with three different types of peasant household, including the non-agricultural diversification type, the non-agricultural specialization type, and the part-time development type. The three production-oriented functional groups will situate along country roads in the middle and east of the village with three other different types of peasant household, including the agricultural diversification type, the agricultural specialization type, and the part-time development type. This study, therefore, provides theoretical support and methodological guidance for the construction of Chinese rural human settlements that are suitable for living in, convenient for employment, and pleasant to travel around.

Abstract:Public housing is a crucial means of providing sufficient housing solutions worldwide. However, many experts criticize the harsh architecture, the absence of public space, and lacking social infrastructure in these densely populated public housing projects in the Global North. In China, previous research has mainly focused on the effect of public rental housing (PRH) on real estate values, employment trajectories of rural migrants, and their life challenges. Few studies have explored the dynamic relationship between rural migrants, their daily social life, and how it interacts with the environment. By conducting multiple site observations and 120 semi-structured interviews with rural migrants living in three different PRH sites in Chongqing, this study addresses these gaps and uncovers the complexities of their daily social lives. The findings show that rural migrant residents have established neighborhood networks, provided mutual support, and developed a sense of place attachment to their new homes through various strategies in their daily social lives. The research enriches the theoretical debate on migration theories and deepens our understanding of rural migrants' social experiences in urban settings. It also sheds light on China's sustainable urban development and the overall well-being of migrating populations.

Abstract:By recording the whole process of Architectural Intervention of Yuan Zitong Former Residence from design until manufactory,the essay discussed the process, characteristics and enlightens of self-help construction by vilagers under architects’ guidance. Compares to the current schema-based rural residential construction, the case shows another possibility, which is respect the site of genuine and the real lifestyle of indigenous rather than visual stimulation. Abstract:Based on the literature review of CNKI database on rural settlements in China over the last three decades, the paper supplied a general comment on the main research contents and current situation of domestic rural settlement in China from the view of architecture as well as other related fields. On the base of the review, the paper made a conclusion on the systematization of the complicated rural settlement under different research penetrations, accompanied by an explic itassessment of the major theories and methodologies deployed in the field. After that, it conven iently put forward that the future study should be focused on emphasizing the broadening of interdisciplinary vision to make the research orientation more diversified, enhancing the quantitative research scope by computer to make the research contents more scientific and accurate, and instructing related design exploration to combine the research achievement and design practice more effectively.

Abstract:Rural housing planning is part of the idiographic practice in developing the urban-rural areas.From the experiences of a series of planning practice in Zhejiang province,the authors realize that rural planning and construction are austere and that correlating economic and social basics are the key factors influencing the advance and the implementation of the planning.In the course of planning,we need to look for harmony between the planning principles and the reality of the rural area and overcome the difficulties in the planning practices,including breaking the carton,harmonizing the interests among all levels and various bodies,solving the conflicts between ground policy and planning,the lack of the construction fund,and inadequate understanding on the part of the villagers and officials,etc.To overcome the difficulties in the rural areas,we have made changes in the planning concepts and,through our efforts,worked out some planning programs together with corresponding implementation strategies to improve the planning efficiency.We have accomplished the following aspects: understanding the importance of proper sequence in planning and construction;changing the primary planning conception;transferring the focus of planning and construction in the near future.In conclusion,there are many difficulties in the rural areas.We should have a good understanding of the basic facts.We must first of all earnestly follow the idea of ″developing urban-rural areas as a whole″ and formulate relevant strategies.Only by doing so can we reach our goals in the end.

Abstract:With the speeding up of urbanization in China, overall urban-rural development has been the need of times. Countryside will experience more severe and qualitative social and economic transformation than that of city. This makes the rural construction and development directly relates to the course and quality of urbanization. At present, the rural space planning aiming at urban and rural development as a whole is still in the exploration. The relative systematic theories and mature experiences have not yet formed. This paper first reviews China's rural planning practices since the new countryside construction in 2006. Then, based on system theories, particularly the self-organization theory, the inadequacies and invalidation of rural planning practices over the past one decade are deeply analyzed. Finally, basic principles and strategies for space optimization in rural areas are proposed from the new theoretical perspective.

Abstract:Many kinds of factors that influence rural housing construction in Northern China are analyzed systematically and the connections between them are weighed from ecology and sustainable angles, so that an optimized green house can be built. At the same time, the energy efficient envelope structure and the method of choosing insulation material in the cost of unit thermal resistance are proposed. Integrated quality evaluation by computer shows that thermal comfort in the house would be improved remarkably for the value of PPD drops from 35%-40% to 15%, the rate of saving energy is 51.73%, much higher than the third goal of saving energy in China, and the comprehensive ecological benefit achieves good effect so as to promote the sustainable development of rural housing and community in cold areas of Northern China.
