Spatial Competition, Housing Price to Income Ratio, and Housing Pricing

Abstract:This Paper examines the impacts of the location of real estate developers and their intervals on the equilibrium output, housing pricing and the social welfare. The author analyzes two cases of Cournot Competition and Price Collusion respectively by setting up a spatial competition model of real estate market The basic conclusions are as follows: the housing price is determined by spatial competition, not by PIR; the price determined by market is not always rational; housing price is inverse proportional to the distance away from the core and the density of the developers; the rigid housing price is resulted from the spatial monopoly. In respond to the rigid housing price, the government has to split the big developing projects into small ones for competition, and regulate the spatial monopoly as well.
