The Residential Residual in Danwei Community and Its Impact Factor

Abstract:This paper focuses on the residential residual phenomenon, which is the other side of residential mobility based on the questionnaire data through the approach of quantitative research. After the termination of welfare distribution housing system, the Danwei residents face multiple choices in the emerging housing market. However, with the flourishing of residential mobility, there are still many Danwei residents residual inside the Danwei community. The multiple regress revealed that the dependent variable of residential degree measured by years of living in Danwei community, effected by both individual factors such as gender, household income, education and family scale, and Danwei relating factors such as the nature of Danwei and the property right. While emphasizing the move-outer as a power to restructuring the urban space in China in transition period, the residualized residents also provide important implications for the inner city regeneration and livable transformation.
