Abstract:We have analyzed the risks of possible development of bubbles in the Swiss residential real estate market. The data employed in this work has been collected by comparis.ch, and carefully cleaned from duplicate records through a procedure based on supervised machine learning methods. The study uses the log periodic power law (LPPL) bubble model to analyze the development of asking prices of residential properties in all Swiss districts between 2005 and 2013. The results suggest that there are 11 critical districts that exhibit signatures of bubbles, and seven districts where bubbles have already burst. Despite these strong signatures, it is argued that, based on the current economic environment, a soft landing rather than a severe crash is expected.

Abstract:Using data for six metropolitan housing markets in three countries, this paper provides a comparison of methods used to measure house price bubbles. We use an asset pricing approach to identify bubble periods retrospectively and then compare those results with results produced by six other methods. We also apply the various methods recursively to assess their ability to identify bubbles as they form. In view of the complexity of the asset pricing approach, we conclude that a simple price-rent ratio measure is a reliable method both ex post and in real time. Our results have important policy implications because a reliable signal that a bubble is forming could be used to avoid further house price increases.

Abstract:The purpose of this paper is to examine whether there is a bubble in the Turkish housing market during the period of 2006–2018. In conjunction with the irrational bubble theory, this study applies the Pitros and Arayici (Int J Hous Mark Anal 9(2):190-221, 2016. 10.1108/IJHMA-01-2015-0002) bubble algorithmic model. The empirical results reveal that the Turkish housing market was in a bubble during 2013–2017 period, the peak/last year of the bubble is the year 2017 and that the bubble-bust occurred in 2018. The foremost contribution of this study is that it is the first to document a historical housing bubble episode for Turkey using the premises of irrational bubble theory and the first to apply an algorithmic approach to assess the bubble risk for the period of 2006 and 2018. As to the implications, this documented model may be used as a tool to enhance policymakers' knowledge toward the early identification of housing bubbles.

Bubbles in US regional house prices: evidence from house price–income ratios at the State level

Abstract:We investigate the presence of bubbles in the US house price-income ratio at the State level by applying the recent time series-based econometric test to data from January 1975 to December 2014. We find evidence of bubbles in several States in the 1980s (i.e. California, Hawaii, Massachusetts, New York, etc.), which coincides with some existing studies that investigate housing bubbles or booms and busts using a range of alternative approaches. Our results show the existence of a housing bubble that originates in the early 2000s and collapses in the mid-2000s in more than 20 States and the District of Columbia concluding that the bubbles of the 2000s were more widespread than the 1980s, which is of special interest and importance. Our results seem to be in agreement with the talk given by Alan Greenspan in 2005, who suggest no sign of a nationwide housing bubble but a lot of local bubbles. We also study the importance of the regression model specification with/without an intercept and the regression model with an intercept could lead to false-positive identification of bubbles.

Abstract:The speculative nature of both stock and housing markets in China has attracted the attention of observers. However, while stock market data are easily available, the low frequency and low quality of publicly available housing price data hampers the study of the relationship between the two markets. We use original hedonic weekly resale housing prices of a major Chinese housing market and study them in conjunction with Shanghai's stock market index in the second half of the 2000s. The use of the Phillips et al. (2015 a,b) recursive explosive‐root test enables us to detect and date speculative episodes in both markets. We then implement the Greenaway‐McGrevy and Phillips (2016) methodology to detect the presence of migration between the two types of bubbles. We detect significant migration from the stock to the housing market bubble in 2009 and a temporary spillover in 2007.

Abstract:There is a growing concern in recent years over the potential formation of bubbles in the Chinese real estate market. This paper aims to conduct a series of bubble diagnostic analysis over nine representative Chinese cities from two aspects. First, we investigate whether the prices had been significantly deviating from economic fundamentals by applying a standard Engle-Granger cointegration test. Second, we apply the Log-Periodic-Power-Law-Singularity (LPPLS) model to detect whether there is any evidence of unsustainable, self-reinforcing speculative behaviours amongst the price series. We propose that, given the heterogeneity that exists amongst cities with different types of bubble signatures, it is vital to conduct bubble diagnostic tests and implement relevant policies toward specific bubble characteristics, rather than enforcing one-that-fits-for-all type policy that does not take into account such heterogeneity.

Abstract:This paper exploits a quarterly panel data set for 16 OECD countries over the period 1975q1–2013q2 to explore the importance of house prices and credit in affecting the likelihood of a financial crisis. Estimating a set of multivariate logit models, we find that booms in credit to both households and non-financial enterprises are important to account for when evaluating the stability of the financial system. In addition, we find that global housing market developments have predictive power for domestic financial stability. Finally, econometric measures of bubble-like behavior in housing and credit markets enter with positive and highly significant coefficients. Specifically, we find that the probability of a crisis increases markedly when bubble-like behavior coincides with high leverage.

Abstract:We test for the existence of housing bubbles associated with a failure of the transversality condition that requires the present value of payments occurring infinitely far in the future to be zero. The most prominent such bubble is the classic rational bubble. We study housing markets in the U.K. and Singapore, where residential property ownership takes the form of either leaseholds or freeholds. Leaseholds are finitematurity, pre-paid, and tradable ownership contracts with maturities often exceeding 700 years. Freeholds are infinite-maturity ownership contracts. The price difference between leaseholds with extremely-long maturities and freeholds reflects the present value of a claim to the freehold after leasehold expiry, and is thus a direct empirical measure of the transversality condition. We estimate this price difference, and find no evidence for failures of the transversality condition in housing markets in the U.K. and Singapore, even during periods when a sizeable bubble was regularly thought to be present.
A Regime Shift Model of the Recent Housing Bubble in the United States

Abstract:It has been widely assumed that there was a bubble in the U.S. housing market after 1999. This paper analyzes the extent to which that was true. We define a bubble as: (1) a regime shift that is characterized by a change in the properties of deviations from the fundamentals of house price growth, and (2) where a shock to the fundamental equation is more self sustaining and volatile than in other periods. We model the fundamentals of price growth as a lagged adjustment of prices to the expected present value of future rent. We then study the autoregressive behavior of the residuals thus generated. We look at changes in momentum (the extent to which a shock to house price growth leads to further increases in house price growth) of the residuals. Our results from 44 Metropolitan Statistical Areas for the period of 1980-2005 (quarterly data) are mixed. There is evidence of momentum in house price growth throughout the period, and momentum did increase after 1999, indicating a regime shift; but by a modest amount, and while momentum was sometimes strong it was not explosive. The regime shift was less apparent in the likely bubble candidate cities along the coasts, which had shown high growth in the past. The evidence on volatility is strong. In general, volatility did not increase in the nonbubble MSAs, and it decreased in the faster-growing bubble MSAs.
Housing price bubbles in Greater Sydney: evidence from a submarket analysis

Abstract:Recognising the rapid increase in housing prices and the presence of socio-economic and demographic disparities that often characterise a metropolitan city, we adopted a sub-city approach and deployed an array of methods to detect bubbles in the different regions of Greater Sydney – western, inner-west, southern, eastern and northern – over 1991 to 2016, using Westerlund error correction-based panel cointegration, backward supremum augmented Dickey–Fuller (BSADF) procedure, and dynamic ordinary least square (DOLS) tests. Our cointegration results show no evidence of cointegration between real house price and rent in the western region. However, there is strong evidence of cointegration in the eastern and northern regions. This confirms the existence of housing submarkets in Greater Sydney, and an indication of housing price bubbles in Western Sydney. Further, the formal BSADF bubble tests reveal strong evidence of explosive price bubbles in Western Sydney, while there is no comparable evidence for the other regions of Sydney, which further highlights the importance of submarket analysis. Importantly, the DOLS results suggest that housing investment plays a major role in the build-up of housing bubbles in Western Sydney, supporting Shiller's Psychological Theory of bubbles which posits that bubbles occur via the speculative behaviour of investors. The implications of the findings are also discussed.

The Wealth Effect of Housing Price Changes in Sweden

Abstract:Due to the critical significance of housing wealth for both the households and aggregate economy, the impact of changes in housing wealth on consumption has received considerable attentions in the literature. A number of prior studies have suggested that variations in housing wealth have substantial impacts on consumption and tend to be much larger than equivalent variations in financial wealth. However, there is little empirical analysis of this issue within the Sweden context. Swedish housing market has some peculiar characteristics that favourable to the investigation of housing wealth effects. The housing equity is widely held by households and the distribution is fairly even. Further, the rent level in Sweden is highly regulated so that the homeowners are easier to capitalize gains in the private owner-occupied housing market. In this paper, we test the wealth effects of housing on consumption using the Sweden quarterly data ranging from 1981K1 to 2004K4. A key concern in our paper is how the volatility of price movement affects the levels and timing of wealth effects of housing. We also investigate whether the financial deregulation and the reform of housing finance system yield structural changes in the wealth effects of housing.

Abstract:This paper provides an empirical analysis of changes in real housing prices in China using quarterly province-level data from 2001 to 2014. It examines the extent to which real housing price at the provincial level are driven by economic fundamentals, such as real per capita disposable income, real interest rate, and size of urban population. The econometric modeling takes explicit account of provincial heterogeneity, nonstationarity of variables, and cross-sectional dependence across provinces by virtue of the Common Correlated Effects model. We find that fundamentals play a less significant role in explaining the house prices in China. Inconsistent with economic theories, the most important fundamental, real income, cannot completely justify the housing price inflation. Therefore, there may be a housing price bubble in the market.

Abstract:This paper provides new empirical evidence on housing bubble timing, volatility spillover, and bubble contagion between Japan and its economic partners, namely, the United States, the Eurozone, and the United Kingdom. First, we apply a generalized sup ADF (GSADF) test to the quarterly price-to-rent ratio from 1970Q1 to 2018Q4 to detect explosive behaviors in housing prices. Second, we analyze the volatility spillover in housing prices between Japan and its economic partners using the multivariate time-varying DCC-GARCH model. Third, we assess bubble contagion by estimating a non-parametric model of bubble migration with time-varying coefficients. We document two historical bubble episodes from 1970 to 2018 in Japan’s housing market. Moreover, we find evidence of volatility spillover effects and bubble contagion between Japan’s real estate market and its most important economic partners during several periods. In this context of market integration, countries need to develop coordinated real estate policies to address the risk of global real estate bubbles.

Abstract:Abstract With the incorporation of spatial statistic method, this paper constructs a state-space model of housing market bubbles, discussing the spatial pattern of housing market bubbles in China, and identifying the dynamic evolution process. The results show that: The bubbles of housing market walked along a path from low level to high level and then downsized to a low level during the period of 2009 and 2014, and the highest level stayed at 2011. From overall, the level of housing market bubbles had shown significant spatial autocorrelation and spatial agglomeration. In detail, the direction of North-South in China showed the inverted U shape, i.e., Central region was with high bubbles, and two ends contained low bubbles; from East-West direction, the East had high bubbles and the West contained comparatively low bubbles. Local spatial test indicates that there were some approximate spatial features in housing market bubbles among the adjacent regions. Observed from the level of housing market bubbles, China contained 3 plates: The first was the plate with low bubble level, including 3 provinces in North-East China (provinces of Jilin, Heilongjiang and Liaoning were included, but Dalian in Liaoning province was excluded; the second was the Central and West plate (the provinces of Yunnan, Guizhou, Sichuan, Guangdong, Guangxi, Hunan, Hubei, Gansu, Fujian, Jiangxi and Hainan were included in this plate), which was also featured with low bubble; and the third was Central East plate (provinces or provincial regions of Beijing, Tianjin, Hebei, Jiangsu, Zhejiang, Shanghai, Shandong, Anhui, Shanxi, Shaanxi and Inner Mongolia were included), which was characterized as high bubble region.

Abstract:This study investigates the presence of a real estate bubble in Dubai's housing market, considering the recent surge in prices. Using monthly city-level housing price data and a recursive unit root test designed for real-time bubble detection, the study covers the period from 2008 to the second half of 2023. The findings reveal that, despite the recent price increases, there is no significant evidence of a real estate bubble in Dubai's property market. This suggests that no substantial price correction is expected in the near term, which is crucial given the heightened financing costs and potential impact of rising interest rates.

House Prices and Housing Investment in Sweden and the UK. Econometric Analysis for the Period 1970-1998

Abstract:We estimate quarterly dynamic housing demand and investment supply models for Sweden and UK for the sample period 1970-1998 using an Error Correction Method (ECM). This method requires as a preliminary step that we test for the order of integration and cointegration. The ECM models seem appropriate as the dynamics of both short-run (changes) and (long- run levels) adjustment processes are modelled. To facilitate comparisons of results between Sweden and UK we model both countries identically with approximately almost the same exogenous variables. The results indicate that the volatility in house prices and housing investment can be sought in the fundamentals representing the demand and supply sides in accordance with theoretical conceptions and experience of how the housing market works. The long run income elasticities for Sweden and UK are constrained to be 1.0 and 1.0 respectively. The long runs semi- elasticity for interest rates are 2.1 and 0.9 for Sweden and UK. The speed of adjustment on the demand side is 0.12 and 0.23 and on the supply side is 0.06 and 0.48 for Sweden respectively UK. Granger causality tests indicate that income Granger causes prices for Sweden, while for UK there is also a feedback from house prices to income. Prices Granger cause financial wealth for Sweden, while for UK it's vice versa. House prices cause household debt for Sweden, while for UK there is a feedback from debt. Interest rates Granger cause house prices for UK and Sweden. In both countries Tobin’s q Granger cause housing investment. Generally the diagnostic tests indicate that the model specifications were satisfactory to the unknown data generating process. A Global House Price Bubble? Evaluation Based on a New Rent-Price Approach

Abstract:The dividend yield ratio in the stock markets is, to an extent, comparable to the rent-price ratio in the housing market. Taking advantage of this definitional similarity, one can then use the traditional unit root test for log dividend yield - in this case, the log rent-price ratio - to test for the existence of real estate bubbles. Such unit root tests are conducted for Finland, USA, UK, Spain and Germany, and the simple test results strongly suggest the existence of bubbles in nearly all of these countries. In addition to this, we develop a continuous and monthly rent-price information-based method to track the periods when real estate prices diverge from their fundamental levels. This indicator seems to work quite well in most cases, indicating bubbles during periods which, according to the consensus literature, are seen as periods of sizable upward or downward shifts in house prices.

Abstract:Using a methodology developed in previous papers, we analyze the quarterly average sale prices of new houses sold in the USA as a whole, in the Northeast, Midwest, South, and West of the USA, in each of the 50 states and the District of Columbia of the USA, to determine whether they have grown at a faster-than-exponential rate which we take as the diagnostic of a bubble. We find that 22 states (mostly Northeast and West) exhibit clear-cut signatures of a fast-growing bubble. From the analysis of the S&P 500 Home Index, we conclude that the turning point of the bubble will probably occur around mid-2006. (c) 2005 Elsevier B.V. All rights reserved.
Fundamentals and the volatility of real estate prices in China: A sequential modelling strategy

Abstract:In a similar way to the stock market, the housing market in China has often been portrayed as highly speculative, giving rise to “bubble” concerns. Over the last decade, residential prices increased every year on average by double digits in Beijing or Shanghai. However many observers and researchers argue that fundamentals of the housing sector, both sector-specific and macroeconomic, may have been the driving force behind housing price volatility. While existing empirical work exclusively relies on the government housing prices which may suffer from the well-documented downward bias, this paper uses original high frequency unit price as well as transaction series for the residential resale housing markets of Beijing and Shanghai between January 2005 and December 2010 to test alternative hypotheses about housing prices volatility. We propose a sequential strategy in five steps integrating several techniques previously developed in a piecemeal and scattered way. First, we construct daily hedonic prices. Second, in order to search for the possible presence of bubbles on such high-frequency data, we propose using recently developed tests of an explosive root as an alternative to the unit root hypothesis. The third step is generated by the necessity of handling microstructure noise present at a daily frequency, thus filtering the raw data to extract a random walk component. The fourth step extracts a slowly changing monthly volatility component from the filtered daily hedonic real estate data. Finally, in so far as the presence of bubbles does not seem to characterize the residential housing market in major Chinese cities, such as Beijing and Shanghai, in a fifth step we show that fundamentals are able to explain slowly changing volatility, as well as transaction volumes in these first‐tier cities.

There are lots of methods of examination about real estate bubbles, such as economic fundamentals method, asset present value model, etc. This paper reviews these studies on real estate bubbles systematically, and summarizes main strength and weakness of current studies. Finally, based on former analysis, it points out existing problems of current studies, and forecasts the prospect of future domestic studies.
