Abstract:The various types of bed and breakfast (B&B) or “commercial home” represent a great opportunity for the growth of entrepreneurship in Mainland China. The “commercial home” first emerged in Mainland China in the 1990s with the development of Chinese domestic tourism in the form of the “rural family hotel” (an English translation of the Chinese name ). Today, there is opportunity for further expansion of all types of “commercial home”, but we have to know more about potential customers. Therefore, this study focuses on one major market for Mainland China, Hong Kong residents, and their willingness to stay in different types of “commercial home” (B&B and homestays). The results from an annual population survey of Hong Kong residents on leisure travel indicate the market segment that might have the most potential would be younger males, certainly a difference from the customer in Western culture. The targeted customer also would not be the one with the highest levels of education or income, or the lowest. Additionally, respondents indicated more desire to stay in B&Bs than homestays.

What problem does this paper attempt to address?
The problem that this paper attempts to solve is to understand what the characteristics of potential customers are in the development of the Bed and Breakfast (B&B) accommodation market in Mainland China. Specifically, the research focuses on how Hong Kong residents, as a major market for B&B accommodation in Mainland China, are willing to stay in different types of "commercial residences" (such as B&B and homestays). The research objectives include: 1. Evaluating the willingness of potential customers to use B&B or homestays when visiting Mainland China. 2. Investigating the relationship between factors such as the age, gender, income, education level and travel characteristics of potential customers and their willingness to use B&B or homestays. Through these objectives, the research aims to provide valuable market segmentation information for the future development of the B&B market in Mainland China, especially for this specific market group of Hong Kong residents. This not only helps to understand the characteristics of potential customers, but also provides strategic suggestions for the development of B&B business.
