Abstract:Considering facilities management (FM) at the early design stage could potentially reduce the efforts for maintenance during the operational phase of facilities. Few efforts in construction industry have involved facility managers into the design phase. It was suggested that early adoption of facilities management will contribute to reducing the needs for major repairs and alternations that will otherwise occur at the operational phase. There should be an integrated data source providing information support for the building lifecycle. It is envisaged that Building Information Modelling (BIM) would fill the gap by acting as a visual model and a database throughout the building lifecycle. This paper develops a framework of how FM can be considered in design stage through BIM. Based on the framework, the paper explores how BIM will beneficially support FM in the design phase, such as space planning and energy analysis. A case study of using BIM to design facility managers’ travelling path in the maintenance process is presented. The results show that early adoption of FM in design stage with BIM can significantly reduce life cycle costs.

Abstract:Poor facility management has been attributed to lack of coordination and information during the maintenance process. The need for high quality applies not only to construction works and workmanship, but is also for its subsequent coordination and maintenance of a building. The paper aims to improve quality and performance of maintenance by integrating an advanced technology with a managerial approach, namely, building information modelling (BIM) and facility management. A BIM case study was investigated, which was located in Shanghai, China. Five significant areas were identified to improve the quality and performance of facility management, namely, centralized system, visualization, simplification, modifiable system, and smart emergency escape. The results highlight the benefits in applying the integrated system between BIM and facility management. It draws an insightful inference in enhancing quality services in facility management.

Abstract:Facility Management (FM) is well known for its interdisciplinary knowledge and along with the growing number of green buildings and low-carbon buildings, the FM system become increasingly complex. Many practitioners consider Building Information Modeling (BIM) as the most important technology to bring about improvements. The purpose of this paper is to develop a BIM-enabled FM system which integrates FM, BIM and building management system to improve information sharing and monitoring, FM system control, and equipment management. A case study is implemented to validate the feasibility of the BIM-enabled FM system. Four functionalities are demonstrated in detail: Equipment Information Monitoring (EIM), Dynamic Data Display and Warning (D3W), Energy-Saving Analysis (ESA), and Intelligent Fire Escape Route (IFER). The results show that BIM-enabled FM system facilitates the FM more accurate, timely, safe and efficient.

Abstract:The management of complex information flow can be a crucial aspect of Facility Management (FM). Because of the increasing complexity of the present-day building projects, FM activities, for example, maintaining a building facility or a system, normally involve enormous human multitasking across different knowledge domains. Lessons learned from the present successful FM instances manifest that the FM teams are increasingly interested in applying more viable technologies to achieve the effective management of massive information. Building Information Modelling (BIM) technology is one of the promising approaches, as it forms a platform for the users to manage the information of a facility and leverages virtual digital representations as a reliable basis for decisions during its life-cycle. Nevertheless, the fully immersive environments produced by BIM still lack the capability of mapping a virtual world into a real world, or vice versa. Augmented Reality (AR) is emerging as an advanced visualization which is possible to bridge the gap. It enables the demonstration of BIM context into the real world, and is envisaged to effectively improve the way of how information is displayed. Meanwhile, the virtuality-to-reality changeover from BIM to AR is conductive to a better understanding of information about a facility from the human perception perspective. The objective of the study is to explore that the merging of AR with BIM is a way for improving the information search and management in FM applications. This chapter firstly brief what is FM and how it is generally implemented. Followed by the state-of-the-art review of BIM/AR aided FM research, the chapter then proposes the viability of integrating BIM and AR and demonstrates its efficacy of processing complex onsite information based on four BIM+AR case studies. Finally, the chapter discusses the technological transferability issues in terms of deploying more and more BIM+AR scenarios in the prospective FM process.

Abstract:The energy efficiency of office buildings is a major concern in real estate and facility management (REM/FM); however, often great potential, which can be easily unlocked, lies in the efficient use of available space. Carbon emissions are largely attributed to buildings and the sustainability of buildings (spaces) is a focus of governments and the private sector. Space allocation is tedious work and a great challenge for REM/FM managers, having a considerable economic impact on the entire organisation. Unsatisfying manual allocation results are due to the tremendous complexity involved in space assignment. To date, there are no algorithms that can solve this kind of problem efficiently. Existing IT systems, such as CAFM/IWMS, CAD/BIM or ERP systems, do not provide automated procedures. They can cope with the problem only interactively with a large time and cost effort and are unable to provide close-to-optimal solutions; however, they may provide important initial data and are able to leverage the results. This paper presents a novel approach towards automating this assignment task. The procedure assigns organisational units to available spatial resources taking into account space standards and constraints such as intercommunication, spatial proximity and pre-occupation. Allocation variants are generated and evaluated automatically according to their achievable reduction in cost, time, number of necessary moves and/or communication traffic. The approach allows space utilisation to be improved drastically. A number of best practice examples underpin this hypothesis.

Abstract:Abstract The focus of facility managers used to be mostly about buildings and services. In this new post-Covid world, facility managers play an important role related to people and services. As organizations make significant transitions to hybrid and remote work, facilities management can ensure by its behalf that employees have productive and fulfilling relationships with their co-workers, their organizations, and their workplaces. The purpose of this paper is to identify short-, medium- and long-term professional challenges to facilities management profession caused by an increase in multilocational work. The short-term challenges may be temporary by nature, and they are based on the explorations of multilocational work. The medium-term challenges are based on a more permanent and stable situation. Long-term challenges are more fundamental by nature reflecting the constant transformation of people, processes, and buildings. The qualitative data were gathered from focus group discussions with Facilities Management professionals from five different continents. The data were organized in three different analyses. The short-term, medium-term, and long-term challenges were identified. The findings indicate that the role of a facility manager is becoming more prominent, and the facility manager should perceive this crisis as an opportunity to step up and support the organisation in its strategic policy. Facilities managers should position themselves as the liaison between the physical and the digital worlds so that they are valuable stakeholders in this emerging virtual space. The results of this study contribute to the development of facilities management training and professional development and shed light on future research needs for the profession.

Abstract:Among commercial buildings, office buildings have the largest number and have the highest total energy consumption (about 14% of the energy consumed by all commercial buildings). Energy used by the HVAC and lighting systems to create comfort indoor thermal and visual environments account for more than half of the total energy usage. The utilization rate of space affects the actual requirement of space heating, cooling and lighting, as well as the performance of equipment and systems. A slow but steady increase in office vacancy is observed as more people work asymmetrically across increasingly remote locations or with a more flexible schedule. Unlike in traditional offices, work style in many new offices involves towards a shared workplace with diverse work activities. This paper focuses on the impact of occupants’ behaviour on energy utilization in different types of office buildings and corresponding workplace spatial strategies. The features of the energy use for space cooling, heating and lighting with different occupant rates in different spatial settings, such as private office, open office and coworking office, are depicted. Furthermore, the potential for energy savings with optimization technique, i.e., integrating the real time occupancy data into building air-conditioning and lighting systems for usage-based demand control strategies, are estimated with the method of simulation. According to the calculation results, strategies for improving energy consumption for different office settings are proposed respectively for design and operation.

Abstract:Lists and floor plans have been widely adopted as space management tools for educational office buildings. However, the two-dimensional floor plans fail to present the indoor complexity, which hinders users from intuitively observing the indoor equipment arrangements and adapting to the indoor environment within a short time. Meanwhile, insufficient research has been conducted on space management tools regarding building indoor navigation. A Building Information Modeling Space Management (BIMSM) system was proposed in this study based on BIM. This system is comprised of two components, i.e. indoor space allocation management and indoor path navigation. The real-time space usage can be queried and user demands may be matched with available space by applying the Space Usage Analysis (SUA) theory. After the establishment of indoor maps, an improved A* algorithm is used to provide smooth navigation paths, and the visualization of such paths can be provided in mobile terminals. The BIMSM system was applied in an office building in a university in Shanghai, China. In this case study, the overall user satisfaction reached 91.6% by greatly reducing space arrangement failures. The time indoor navigation took outperformed that based on the traditional A* algorithm, with the search efficiency increasing 5.28%.

Abstract:Management of facilities is an interdisciplinary feature of company that coordinates room, infrastructure, individuals and organization. The application of facilities in higher learning institutions is still to be totally researched on and that is the reason why this research was embarked upon to assess the application of facilities management practices in Covenant University. The study was conducted using questionnaire and interview. A total of sixty-two (62) questionnaires completed by academic staff of the College of Science and Technology were analyzed. The facility manager in the Physical Planning and Development Directorate of Covenant University was interviewed. Findings from the analysis showed the benefit of adopting facilities management principles in Covenant University as proactive maintenance, improved health and safety, good and neat environment, quality services and functional buildings. Likewise, the study identified facility management tools used in Covenant University as asset tracking and register, estate operational plan, costs benefit analysis, energy use auditing and control and performance analysis. The study went further to recommend additional facilities management tools that should be appropriately deployed in the University.

Abstract:International Facility Management Association (IFMA) traditionally divides the management of real estate into asset, property and facility management. The paper explores how the emergence of building information modelling (BIM) has influenced the distribution of information about the building among the stakeholders. As-built BIM in industrial buildings is a significant part of digital transformation of industrial assets and emergence of Industry 4.0. The tendency of transferring the ownership of information from facility manager to asset manager as well as the increase of transparency is analysed in the recent literature. The development of as-built BIM has given the possibility to the owners of real estate to become not only the owners of the assets themselves but also the owners of digital assets. In order to clarify current situation in the scientific community, the research interest in building information modelling among the studies mentioning facility management, asset management and property management has been analysed. The role of information about the building components as well as practical examples of operational expenditures reduction are explored and discussed.

Abstract:Multi-planetary life is one of humanity's audacious dreams. A key challenge towards achieving such a space mission is the design and construction of space habitats, for instance, on Mars. This paper presents a virtual space construction decision framework (SCDF) prototype developed and tested to address the question: "How can space construction project partners make informed decisions and leverage new construction methods and cutting-edge technologies that are developed and transform the AEC terrestrial industry?" We consider six practical and theoretical points of departure reflecting knowledge and technology and their application towards developing SCDF: General Contractor Workflow; BIM; Generative Scheduling and Construction Schedule Optimization; Construction Robotics; 3D Printing; Virtual Reality (VR) and Visualization. SCDF development applied virtual design and construction (VDC) to model - simulate - optimize - visualize - validate a space construction project by exploring the solution space in the context of extra-terrestrial construction environments from concept design to construction completion in the virtual environment before any mission is launched. Results confirm that insights from terrestrial construction apply to extra-terrestrial construction and vice versa. These insights contribute to the six points of departure at three levels: 1. The SCDF; 2. Extensions to existing technology platforms; 3. New approaches and methods.

Abstract:The aim of this research is to explore the body of knowledge on BIM-enabled facility management (BIM-FM). This study proposes a method for knowledge mapping analysis through scientometric analysis, which uses two software, VOSviewer, and CiteSpace, to analyze the results of literature data related to BIM-FM. 319 journal articles were collected for collaborative network analysis, co-occurrence network analysis, and co-citation network analysis. The findings of the study conclude that 1) the knowledge structure of BIM-FM was divided into five significant clusters; 2) the key research topics of BIM-FM show an evolutionary trend in different periods, from model construction, framework, and gradually expanding to implementation, system integration, and smart building; 3) future research foresees three research directions, including enhancing the application of BIM in multiple facility management; advanced applications in facility management; health and safety for facility managers; and improving regulations and risk awareness.

Abstract:Buildings form an essential part of modern life; people spend a significant amount of their time in them, and they consume large amounts of energy. A variety of systems provide services such as lighting, air conditioning and security which are managed using Building Management Systems (BMS) by building operators. To better understand the capability of current BMS and characterize common practices of building operators, we investigated their use across five institutions in the US. We interviewed ten operators and discovered that BMS do not address a number of key concerns for the management of buildings. Our analysis is rooted in the everyday work of building operators and highlights a number of design suggestions to help improve the user experience and management of BMS, ultimately leading to improvements in productivity, as well as buildings comfort and energy efficiency.

Abstract:Abstract. With the increasing complexity of buildings and their facilities, integrating IoT infrastructure with digital building models has become essential. This integration allows facility managers to make informed decisions using spatially oriented sensor data, creating a digital twin of the building for more efficient resource management and problem-solving. This contribution reviews various case studies that demonstrate the potential of IoT-driven BIM models, showcasing approaches to optimize thermal comfort, HVAC performance, and building monitoring using GIS data and CFD simulations. To streamline these systems, the article introduces a proprietary classification system for IoT sensors and actors. Lastly, the paper presents a unique approach to integrating this classification system with BIM while managing spatial data, further enhancing the efficiency of facility management.

Abstract:In contrast to most enterprise engineering activities, the design, construction and operation of buildings is still highly fragmented and comparatively unsophisticated. In general, silo mentalities and cultures prevail in this domain. Even as new buildings are being designed and constructed to more exacting functional standards, such as LEED, cost effectiveness and high performance cannot be ensured, presumably because they are not designed optimally or operated correctly. This paper argues that to achieve high performance and sustainability, a tight, overarching life-cycle management of all processes and procedures from design to construction on through to operation should be conducted for buildings. Buildings should be planned, designed, built, operated and retrofitted at a level more like that used to design, build, operate and improve enterprises such as refineries and chemical plants. Enterprise modeling, which are widely used in the research of enterprise organization and operation, will be employed in the life-cycle management of buildings in order to achieve high performance and sustainability. The philosophy of enterprise modeling is introduced first. Then the current problems in the field are identified and initiatives are presented, followed by the discussion of the feasibility of translating enterprise modeling into building life-cycle management. A pathway to the new methodology is proposed accordingly.
