Abstract:The paper combines principal components analysis with hedonic price model in order to determine the average sale price of real estate project. The model solves the problems of the lack of sample and the high correlation of some of the housing characteristic factors with each other in this application, a housing project hedonic pricing model based on principal components analysis of housing characteristic factors has been established. Through a case, the author has verified that the model has good effect and can be used to determine the average sale piece of a newly built housing project.

Abstract:The level of customer satisfaction with real estate is revealed to be low in many countries, and home buyers are even more likely to suffer negative experiences, such as perceived risk and regret, due to the current worldwide depression of property markets. Unlike most previous studies about housing satisfaction which focused on the effect of object housing and neighbourhood attributes, this paper aims to gain more insight into housing experiences from customers' perspectives, exploring the determinants of anticipated regret and its effect on post-purchase experience. In the case of the property market in China, it was found that perceptions of risk, importance, irreversibility and difficulty in home buying evoked anticipated regret, which in turn aggravated experienced regret and dissatisfaction directly or via upward counterfactual thinking. Moreover, the dimensional structure, antecedents and cross-cultural differences of perceived risk among home buyers were studied.

Abstract:Urban road traffic often generates noise and air pollution, thereby resulting in a disamenity effect on surrounding residential property and subsequently affecting the willingness to pay of homebuyers. Given that the distribution of road-traffic externalities varies in vertical space, heterogeneous effects of road traffic result on properties situated in different floors. Based on data of 7590 multi-story and 4980 high-rise residential property in Hangzhou, China in 2017, this study constructs hedonic price and spatial econometric models to investigate the relationship among road-traffic externality, floor level, and property price. Empirical results show that road-traffic externalities have a significant disamenity effect on property price. Different from existing studies, we find that the floor level has a significant moderating effect on the disamenity effect of road traffic. In particular, effects on different submarkets reveal that capitalization rate is non-monotonic in vertical space and different in multi-story and high-rise buildings. Previous literature has largely ignored these issues, but the latter is crucial in estimating the influence of road-traffic externalities on property price.
Determinants Of Anticipated Regret And Its Impacts On Post-Purchase Experiences In Home Buying

Abstract:Recent transaction volumes of residential markets have declined greatly in many cities of China. Price trend in real estate market is full of uncertainty after several years' soaring. Moreover, it is reported that homebuyers deemed the China real estate industry rather low in credibility. Thus, perceptions of untrustworthy developers (or brokers) and ambiguous tendency of property price, bring great uncertainty to many customers in terms of perceived risks and anticipated regret. However, little research on real estate has focused on these concepts and their influences on post-purchase experiences.This paper demonstrated that difficulty, importance, irreversibility and perceptions of risk in house buying decision process evoke anticipated regret, and perceived risk was revealed to be the most powerful predictor of expectation of regret. In turn, anticipated regret triggers experienced regret directly and indirectly via upward counterfactual thinking. Furthermore, three dimensions of perceived risk were identified in residential purchases: performance risk, well-being risk and purchase timing risk. Self-occupancy buyers were found to worry about performance risk most. Limitations of the study and implications for real estate marketing practice were also discussed.

Abstract:Using error correction model based on panel data,this paper makes a quantitative analysis on how land supply affects newly-build commercial house market.The results show that land supplies of this year and two years before both have negative impacts on house supply and positive influences on housing price.These results show that land supply has long-term stable influence on house supply and price.Constraints on land supply lead to the decrease of house supply and rise of house price.Government needs to adjust land banking to market supply,increasing supply of suburb land when house price is too high.Besides,government should make perspective and foreseeable decision of land supply.

Abstract:The purpose of this study is to analyze the effects of price signals in land market on the price of the newly-built residential building in a region based on the price discovery theory.Event study method and regression analysis were employed.The results show that(1)the negative signals lead to the decrease of newly-built housing price; (2)in a booming market,positive land price signal result in the increase of newly built housing price.The paper concludes that the price signal in land market is one of the important factors of the fluctuation of newly-built housing price.

Abstract:Housing has traits of both consumable and investment assets. In rising period, the investment and speculation demand would induce higher price and more drastic dynamics. The investment and speculation behavior are affected by people's expectation directly. This paper studies short-term housing price dynamics, affected by supply, demand and expectation for the trend of bussiness condition. The bussiness condition includes macroeconomic situation and housing market condition. We use factor scores from the principle component analysis to be the indicator of bussiness condition, constructing models with adaptive expectation, rational expectaton and adjusted parameters expectation. Calibrated for Hangzhou housing market, the empirical result indicates that the adaptive expectation best explains the price dynamics and simultaneously the dummy variable suggests the obvious effect of policy regulation.

Abstract:The hedonic price model is widely applied to study the urban housing market because of the heterogeneity of housing products. Literature indicated that the hedonic price theory mainly includes two parts: Lancaster's partiality theory and Rosen's characteristic market equilibrium analysis. This paper chose 18 characteristics as independent variables and set up a linear hedonic price model for Hangzhou City. The model was tested with 2473 housing samples and field survey data of 290 housing communities. This research found that 14 out of 18 characteristics had significant influence on housing price. They were classified into 5 groups according to their impact degree.

Abstract:In this paper, we use the 2005-2010 data of 35 large and medium cities in China to establish a panel model, and fixed effects model is used to estimate the factors that affect the price of urban residential land. The empirical results show that urban infrastructure, the level of economic development, the living standards of residents and the size of the population have a significant positive impact on urban residential land price.

Abstract:The purpose of the paper is to provide scientific information for decision making of land valuation by studying the influence of parcel land area on housing land price.Method of documentation,GWR model,Hedonic model and GIS were employed.The results indicate GWR model was believable,compared to Hedonic model.The influence could be visible,when GIS method was employed to show the results made by GWR.In conclusion,the influence was spatially different.

Abstract:From the point of housing hedonic price,a research is made and methods put forward in this paper to examine and analyze the housing sub-market.The five old districts of Shangcheng,Xiacheng,Gongshu,Jianggan and Xihu are taken as the research targets.All are in the urban area of the Hangzhou city.Through a survey of 290 housing communities,2473 effective samples are collected from real estate agents.The time spans from January 1,2003 to July 31,2003.Reviews of how to select characteristic variables indicate that housing characteristics can be divided into three categories: structural characteristic,neighborhood characteristic and location characteristic.21 individuals and 18 housing characteristics are chosen as model independent variables.Among them there are seven structural characteristic variables: Floor acreage,Housing age,Orientation,Decoration degree,Housing floor,Garage and parking space,Attic;seven neighborhood characteristic variables: Natural environment,Inner environment,Community management,Nearby university,Life establishment,Education establishment,Recreation and sports facility;three location characteristic variables: Distance to CBD,Distance to West Lake,Traffic condition;and one additional characteristic variable: Time factor.The housing market of Hangzhou city is subdivided according to construction types and property right.Hedonic price models are set up for the whole market and sub-markets.Chow Test shows that sub-market models are remarkably different,and these two kinds of market segmentation methods are rational.Research results also indicate that market segments do not lead to the improvement of model fitness performance.Influencing factors are different among sub-markets,and house characteristics have different degrees of influence on the housing price.The eight housing characteristics(Floor acreage,Housing floor,Decoration degree,Inner environment,Life establishment,Distance to CBD,Distance to West Lake,Traffic condition) have remarkable influence on the whole market and all sub-markets.The two housing characteristics of Construction area and Distance to West Lake have the most important influence on the housing price.The West Lake has greater impact on housing price than closeness to CBD.

Abstract:This paper aims to establish a new integrated analytic framework, within which to analyze the relationship between housing price and household consumption, financial market, and household characteristics (homeownership and credit conditions) to explore how to use these links to help industry optimization and urban development in the long run. The authors first present a behavioral economic model to show the asymmetric responses of consumption to housing price and the heterogeneous role of financial marketization across different household groups. Then, based on China Family Panel Studies (CFPS) 2010, 2012, and 2014, the authors find urban housing price influences some nonessential expenditure items like education, medical, and transportation, but such influence is subject to financial marketization. Further, the positive moderating effect of financial marketization on consumption is significant on homeowners, particularly for those being constrained. However, this moderating effect is not significant among renters. These heterogeneous responses offer meaningful implications for policy makers in formulating relevant long-term economic strategies that not only spearhead industry optimization and financial policy reform but also transform housing wealth into consumption, along with bolstering economic development in China. Abstract:Based on the data of real estate tax and house price during 1988-2006,this paper studies the relationship between real estate tax and house price by cointegration analysis,ECM and Granger causality test.The results shows that:there exists a long-term stable equilibrium relationship between real estate tax and house price,and they are positively correlative,and the increase of real estate tax would cause the growth of house prices;without considering the impact of local public expenditure on house price,the long-term effect of real estate tax on house price is more obvious than the short-term effect;China’s real estate tax system is not effective,and the change of real estate tax will impact house price,but the change of house price will not impact real estate tax.Finally,it proposes that,it is necessary to reform the existing real estate taxes system,and to reduce the tax burden in real estate circulation,and to levy property tax.

Abstract:According to the different descriptions of housing, this article reviews the analysis framework used in housing demand research. We find that, based on the neoclassical consumer behavior theory, the scholars construct utility functions and budget restrictions, and then get demand functions through maximizing course. Following the theoretical analysis are econometric modeling and parameter estimating. This framework has been stable and almost unchanged for more than half a century. While the research progresses have been achieved principally by the improvements of data quality and analysis techniques, such as modeling and variable specification.

Abstract:The purpose of the paper is to explore the relationship between land price and housing price in the round.Methods of econometrics analysis and comparison method were employed.The national data shows that there are long-term and short-term causality between the land trading price index and housing sale price index.Furthermore,the change of the housing price has more significant effect on land price than the reverse.The city level data which includes twenty-three large and medium cities shows that there are no fixed relationships between housing price and land price.The housing price is much more affected by the local real estate market itself but not by the land price.It can be concluded that the relationship between the land price and housing price is very complicated.Therefore,it may be arbitrary to deem the relationship between the land price and housing price only by one case.

Abstract:Despite the popular use of online advertising by marketers, little is known about its role in the real estate market. This research aims to investigate how online advertising affects the sales of new houses and explores potential contingent factors and the underlying mechanism. Based on a rich secondary data set and econometric models, we find that online advertising increases the sales of new houses, and the effect is stronger with lower housing prices, higher residential incomes, and lower-tier cities. Additionally, the mechanism is that advertising generates an impact via processes, such as lowering housing prices, attracting more immigrants, and reducing emigration. Lastly, the spillover effect of online advertising may not exist in the housing market. We discuss theoretical contributions and important implications to practitioners and policy makers.

Abstract:PurposePrior research indicates a discount for foreclosures sold through the multiple listing service (MLS). The purpose of this paper is to examine whether the effect of foreclosure on house value is consistent over submarkets based on property size in the US single family home market. The paper also tests whether the spillover effect of a nearby foreclosure on the specific property value varies across submarkets.Design/methodology/approachThe full sample is split into four quartiles based on the square feet of all observations. The hedonic pricing models are estimated across full sample and three subsamples, in order to examine the effect of foreclosure on selling price. The number of neighborhood foreclosures within each combination of radii and timing intervals is used to investigate the spillover effect of a nearby foreclosure on the specific property value.FindingsIt is found that the quartile with smaller houses have the largest discount associated with a foreclosure of approximately 24 percent, while the medium and larger houses have a discount of approximately 19 percent. The results are robust after including a proxy for property quality. Second, the spillover effects of nearby foreclosures are lowest for small properties and highest for large properties. Adding additional controls for housing quality reduces the observed spillover effect.Research limitations/implicationsThe findings on foreclosure discount are consistent with Pennington‐Cross's argument, that the foreclosures in the smaller properties have lower appreciation than the larger ones. The paper's results about spillover effects also support the previous research, implying a greater stigma for foreclosed houses in neighborhoods with larger, more expensive houses.Originality/valueThe paper provides potential explanation for foreclosure discount and spillover effects of nearby foreclosure in the US single family residential markets.

Abstract:This research investigates the profound influence of information friction on housing market outcomes in Beijing, China. Leveraging an extensive dataset of administrative micro-level housing resale transactions, we employ a boundary discontinuity design and difference-in-differences model to explore the consequences of prohibiting school-district-quality labels in the online listing information. The resulting surge in information friction during the housing search process yields fascinating insights. Our results show the prohibition leads to a 2.55% reduction in transaction prices and a 22.99% increase in the seller's time on the market for the houses corresponding to the key primary schools, in comparison to the other houses. The extended time on the market is primarily attributed to the heightened challenges that potential buyers face in finding their ideal dwellings. Moreover, the changes in buyers' search behavior and sellers' time on the market prompt the sellers to lower the listing prices to attract potential buyers and lead to lower transaction prices. Overall, the empirical evidence highlights the importance of information friction during the housing search process.

Abstract:It is widely recognized that location is the primary determining factor of housing price. But to what extent the variation of housing price in Shanghai can be explained by the locational factor has not been empirically examined. In this paper, we examine the power of applying the hedonic method to the spatialstatistical analysis of housing prices in Shanghai. The data we use covers all new commercial residential housings sold in Shanghai during July 2004 and June 2006. The main focus in this paper is to examine the effect of geographical distance to city centre on the selling price of residential housings in Shanghai. We also discuss how the price gradient varies at different directions in Shanghai. Finally, we demonstrate the importance of applying quality control on the development of a housing price index. The statistical methodology and empirical results obtained in this paper carry interesting implications for other cities in China as well.
