Empirical Study about Influence on Housing Price by Land Transfer Revenues and Local Fiscal Expenditure

Abstract:The panel data of 30 provinces from 2002 to 2011 has been used to make the quantitative analysis about the influence on housing price by land transfer revenues and local fiscal expenditure.The empirical result shows that: land transfer revenues,local fiscal expenditure and housing price have mutual feedback effects;the promote effect which land transfer revenues and local fiscal expenditure have on housing price is obvious,and the effect by local fiscal expenditure is greater;land transfer revenues and local fiscal expenditure have a lag effect on housing price.Thus,it is necessary to optimize the local governments' expenditure while regularize the land transfer behavior.
