How Real-Time Air Pollution Affects the Potential Utility of Subways?

Abstract:In this paper, we investigate a novel immediate effect of air pollution – how real-time air pollution affects the potential utility of subways as proxied by house buyers’ willingness to pay (WTP) to live near subway stations. Due to theoretical tension, we empirically examine the impacts of real-time air pollution on subway housing price premiums in urban areas of twenty major cities in China by leveraging a high-frequency housing transactional dataset and real-time air quality index (AQI). Our evidence suggests that the immediate effect of air pollution significantly reduces the potential utility of subways. Moreover, three urban traffic situational factors (i.e., the traffic congestion index, average commuting distance, and intensity of travel demand) attenuate the negative impact of air pollution on the potential utility of subways. Our findings shed new insights into the relationship between air pollution, residents’ behavioral bias and urban traffic systems.
