Housing Price Volatility, Demand And Supply In An Emerging Market: Evidence From Beijing Holding Olympic Games 2008

Abstract:China is still an undeveloped country and thus we do not have significant data about housing market tune series analysis, which is especially because China didn't have housing market until 1998-thus, it is interesting to review cobweb theory in the emerging market by analyzing how housing price volatility are determined by demand and supply. We consider a data set of housing market of Beijing China because there is increasing price and we doubt it is affected by preannouncement of Olympic Games, not because of its quality of emerging market. By using data of house price, demand and supply from 2000M1 similar to 2008M3, Chow F test doesn't find evidence of the effect from preannouncement of Olympic Games toward price, demand and supply. Further, we obtain evidence for a long-run equilibrium among housing price, demand and supply by vector error correction model (VECM), but housing demand and supply aren't the Granger cause of price. Further analysis indicates that disposable income is the Granger cause of price and regulation policies of mortgage rate and housing supply didn't work on housing price during 2005M1 similar to 2007M12 when government conducted the policies of macro-regulation.
