Abstract:Applying spatial autocorrelation Moran's index and techniques of spatial econometrics,the spatial effects and determinants of urban housing prices were studied.With micro housing data of 317 communities in Hangzhou in 2008,the spatial lag model and spatial error model based on hedonic price method were constructed.The results show that significant spatial effects exist in housing prices,and the results derived from spatial econometric models are apparently superior to that traditional model. Accordingly,spatial econometric models improve the effectiveness and robustness of the hedonic price model.

Strengthened rural property rights generate the rent-gaining effect and the productivity-enhancing effect, and the interaction of these two effects determines the changes of urban unemployment, skilled-unskilled wage inequality and social welfare. In addition to the aforementioned two effects, the agricultural sector's wage elasticity of unskilled labor demand also matters for the change of wage inequality.

Abstract:Houses mean a lot to Chinese people, and in the context of the urban-rural dualist system, town housing has a special significance for rural-urban migrants. Based on the 2017 China Household Finance Survey(CHFS) data, this study uses the Ordered Logit (OLogit) model to empirically test the effect of owning commercial housing on the subjective well-being(SWB) of rural-urban migrants, and through the mediating effect and moderating effect to conduct an in-depth investigation into the intrinsic effect mechanism and further explains the relationship between the two and the current residential location of their family. The results of the study show that: (1) Owning commercial housing can significantly enhances the subjective well-being(SWB) of rural-urban migrants, and the findings remain robust after using alternative model, adjusting the sample size, correcting for sample selectivity bias using propensity score matching(PSM), and controlling for potential endogeneity bias combining instrumental variables and conditional mixed process(CMP); (2) The effect of owning commercial housing on the subjective well-being(SWB) of the first generation rural-urban migrants, rural-urban migrants in the eastern and central regions, and those who obtained housing before the rapid rise in house prices is more pronounced; (3) Commercial housing acts on the subjective well-being(SWB) of rural-urban migrants through the mediating effect of housing assets, and there is some regional variation in the mediating effect of housing assets. At the same time, the household debt acts as a positive moderator between commercial housing and the subjective well-being(SWB) of rural-urban migrants; (4) Even with commercial housing, rural-urban migrants whose families are currently living in rural areas still have a stronger sense of subjective well-being (SWB).

Abstract:This paper aims to establish a new integrated analytic framework, within which to analyze the relationship between housing price and household consumption, financial market, and household characteristics (homeownership and credit conditions) to explore how to use these links to help industry optimization and urban development in the long run. The authors first present a behavioral economic model to show the asymmetric responses of consumption to housing price and the heterogeneous role of financial marketization across different household groups. Then, based on China Family Panel Studies (CFPS) 2010, 2012, and 2014, the authors find urban housing price influences some nonessential expenditure items like education, medical, and transportation, but such influence is subject to financial marketization. Further, the positive moderating effect of financial marketization on consumption is significant on homeowners, particularly for those being constrained. However, this moderating effect is not significant among renters. These heterogeneous responses offer meaningful implications for policy makers in formulating relevant long-term economic strategies that not only spearhead industry optimization and financial policy reform but also transform housing wealth into consumption, along with bolstering economic development in China. Abstract:The paper presents a binary logit model and an ordered logit model to examine the factors affecting consumers housing purchase behavior and intention based on the housing research data of six cities, Zhejiang Province. As to housing consumption choice behavior, the result of binary logit model shows: first, a increase in family income and residential stability can make the probability of own go up. The probability of own can also rise when family is in the late of lifecycle or the rental market is more mature. While the fast increase of housing price reduces the probability of own. Using the binary logit model, the paper analyzes the affecting factors of family housing investment choice. The result shows, family income and residential stability are also the important factors to housing investment choice. The higher of the two factors is, the higher of housing investment's possibility will be. When rental market is mature, the probability of housing investment decreases. It indicates the purpose which most family buy more housing is to gain the short-term profit. Though the higher of rent-to-price of urban can make housing investment's possibility decrease, the affecting is weak. The paper also applies an ordered logit model to analyze the affecting factors of housing purchase intention. We find that if the households have not own housing or are not satisfied with current house service, the households will be more inclined to buy a home. Besides, the preference of owning increases with age and housing price. The conclusion also shows the expectation of trend of housing price is one of the most factors that can affect the housing purchase behavior. The intention of buying housing will be intense when consumers are optimistic to rise of housing price. The loan of residential mortgage improves the capability of households to afford a home. However, the effect of gongjijin residential loan is not significant

Abstract:Over the past two decades, house prices in Chinese large cities have increased rapidly and become progressively unaffordable for the majority of people. Although previous studies have explored the association between house prices and urban residents' subjective wellbeing (SWB) in the Chinese context, the issue of whether the house price-SWB association varies with the number of residential properties is under-explored. Moreover, little effort has been made to unravel the mechanisms behind the relationship between house prices and SWB through subjective socioeconomic status and household consumption. Using three waves of data from the China Labour-Force Dynamic Survey, this study examines the effects and mechanisms through which house prices affect SWB. The results indicate that house prices exert a negative impact on SWB. These results are robust to instrumental variable (IV) analysis by using land supply per capita as the IV to address endogeneity. The results from moderation analysis show that the number of residential properties moderates the house price-SWB association. Additionally, the lowering of the subjective socioeconomic status and the shrinking expenditure on education and entertainment are two possible pathways through which the rise in house prices negatively affects SWB. Although people with residential properties tend to increase spending on education and entertainment as house prices rise, those with only one residential property experience a significant decline in their subjective socioeconomic status and consequently experience a decline in their SWB, thus demonstrating the moderating role of the number of residential properties in the mechanisms. Our findings identify an urgent need for intervention in the overheated real estate market and the concomitant social inequality.

Abstract:Many urbanized housing markets have been overheating over the last two decades, particularly in China. However, little is known about how sentiment affects housing returns, during the dynamic process of urbanization. With this in mind, this study aims to investigate the dynamic effect of sentiment on housing returns in one of the most important urbanized cities in China, i.e. Shanghai. The study creates the buyer-seller sentiment and developer sentiment indexes using principal components analysis, followed by implementing a lag-property return model and VAR model. Evidence suggest that overall the impact of buyer-seller sentiment on housing returns is negative, while that of developer sentiment is positive. Yet interestingly, the influence of sentiment marked a noticeable change within the period under study. Before 2009, both types of sentiment had a positive effect on housing returns in the short run. After that, a higher developer sentiment drove up returns, but a higher buyer-seller sentiment had a low return. This study offers meaningful implications for policy makers in cooling down not only the housing scene of the urbanized city, but also sheds light on other urbanized housing markets globally. More importantly, it contributes to a sustainable urbanization and economic development, while providing home buyers and developers with practical suggestions.

Abstract:Standard theory predicts that homeownership has both substitution and diversification effects on a household's investments in risky financial assets. Findings from previous empirical studies are inconclusive regarding the net effect. Using data from three surveys in urban China, this study investigates whether homeownership crowds out investments in risky financial assets. The study finds that owing a home decreases a household's probability of participating in the financial market and reduces its total amount of risky financial assets and the share in total household wealth. The crowd-out effect of homeownership on household risky financial asset investment is heterogeneous. Different from existing studies, the mechanism of the crowd-out effect is liquidity constraints rather than mortgage commitment risk, and households with multiple houses also show diversified asset allocation characteristics in China.

The Effects of Owner-Occupied Housing on Student Outcomes: Evidence from NYC

Abstract:The view of owning a home as integral to the "American dream" is enshrined in numerous policies designed to promote homeownership. Whether or not these policies are worth their cost is unclear and depends, in part, on the extent to which owner-occupied housing (OOH) confers socially important benefits. Yet identifying the effects of OOH is complicated, not only due to standard concerns about selection, but also because OOH tends to be located in neighborhoods with better amenities (including schools) and is often synonymous with living in a single-family home. In this paper we use rich, longitudinal student-level data to examine whether students in OOH have better academic and health outcomes than those in renter occupied housing (ROH). We address concerns about selection using student fixed effects and a rich set of individual, building, and neighborhood controls. We find that that there is notable variation in both the characteristics and size of OOH and the types of students who live in OOH in NYC. While raw differences show that students who live in OOH have better outcomes-they are less likely to be chronically absent, obese, or overweight and have higher standardized test scores-much of this disparity is explained by differences in the students who select into OOH. In models where we account for selection into OOH and building type with rich controls and student fixed effects, we find small positive effects of moving into OOH on attendance and math scores with no consistent evidence of any impacts of OOH on BMI or obesity, suggesting that policies that promote homeownership might be oversold.
How does home ownership affect migrants' sense of relative deprivation? An investigation based on field theory

Abstract:Background: China is continuing to witness rising numbers of migrants (e.g., individuals migrating from rural to urban areas), and alongside this are the social restrictions and institutional barriers migrants face. Such restrictions and barriers are a consequence of the long-standing urban-rural dualist system and can create a sense of relative deprivation among migrants-that is, dissatisfaction when migrants perceive they are at a disadvantage compared with local residents of an area. Objective and method: Based on Pierre Bourdieu's field theory, the current study used data from the 2017 Chinese General Social Survey (N = 1849) to explore the mechanism through which migrants' home ownership or non-ownership in the migration process affects their sense of relative deprivation. To do so, a ranked regression and parallel multiple mediation model were developed. Additionally, a heterogeneity analysis was conducted to account for the region in which migrants lived and their age. Results: The results revealed that home ownership significantly reduced migrants' relative deprivation. Moreover, the perception of economic and symbolic capital was found to play a role in the effects of wealth and class, respectively. From the heterogeneity analysis, the direct and mediated effects of housing attributes on migrants' relative deprivation were more significant for migrants in the eastern versus central and western regions of China, as well as among new-versus older-generation migrants. Conclusion: To improve the feasibility of home ownership among migrants and, thus, alleviate their relative deprivation in the inflow area, relevant policies (e.g., improving the housing system pathway) should be developed and implemented.

Abstract:In the wake of China's "great migration," many cities, including Beijing and Shanghai, restrict some residents from owning housing, forcing them to rent. We build a model studying motivations for and effects of ownership-restricting policies. When some agents are prohibited from purchasing housing, competitive equilibrium further punishes renters, failing to attain a "second-best" that maximizes welfare subject to the policy's intended constraint. We then consider real estate taxation, a hotly debated topic in China, currently undergoing reform. We show that positive taxes on housing transactions can help mitigate the inefficiency caused by restricted ownership, but only by introducing a new distortion. Meanwhile, subsidizing rental transactions could, in theory, restore the second-best, but only by diverting public funds away from other uses.

Abstract:In the context of China's evolving urban landscape, this study examines the relationship between homeownership and the propensity for households to engage in risky financial investments, while considering the moderating role of social security and the mediating influence of subjective well-being. Leveraging data from the 2019 China Household Finance Survey (CHFS) and employing quantitative analysis, the findings reveal that homeownership positively correlates with riskier investment behaviors, a relationship nuanced by social security provisions and mediated by the homeowners' sense of well-being. These insights challenge traditional financial behavior theories by highlighting the complex interplay of socio-economic factors and personal well-being in investment decisions, suggesting significant implications for policymakers and financial advisors. The study emphasizes the importance of integrating psychological and economic security in understanding financial behaviors, opening avenues for further research into the impact of technological advancements and cross-cultural applicability.

Abstract:This study aims at investigating the roles of house price expectations and mortgages in urban dwellers' subjective wellbeing (SWB) in China. Using 3,717 urban householder respondents collected in the 2011 China Household Finance Survey and categorizing the sample into three subsamples: homeowners without and with a home loan, and non‐homeowners, the ordered logit models of the ordinal dependent variable SWB with and without considering the endogeneity problem are estimated using these three subsamples separately. The primary finding is that house price expectations have a negative influence on the likelihood of having a better SWB only for homeowners without a home loan. However, more houses can mitigate this negative influence. For homeowners with a home loan, mortgages have a negative impact on the likelihood of having a better SWB. Finally, the Beijing sample based on the 2017 data also supports the influences of house price expectations and mortgages on SWB.

Abstract:Ever since housing was transformed from the most important welfare benefit to the most valuable form of private property through radical housing reform in 1998, housing allocation mechanisms in China have been characterized by the coexistence of market logic and socialist legacy. Thus, the Chinese housing system exhibits a transitional nature as the country moves away from a socialist housing system towards a privatized housing system. Using the 2011 Chinese Household Finance Survey, we not only examine these changes in private ownership of housing, but also give an updated evaluation of the privatization process with new empirical evidence. We develop a conceptual framework and an empirical analysis to shed light on distinct housing inequality patterns in transitional urban China. Our results show that both socioeconomic characteristics and socialist institutions contribute to housing inequality, but they follow different paths in the reform and have different impacts on housing inequality.

Abstract:Housing pressure is one of the most important factors affecting urban residents' quality of life and subjective well-being (SWB). However, few studies have examined the impact of housing pressure on people's SWB and whether housing pressure has heterogeneous effects on SWB in cities of different sizes and for different social groups is still under-researched. Using data from a large-scale social satisfaction survey of 115,000 respondents across 36 cities in China, this paper employs a multiple linear regression model to explore the combined impacts of both subjective and objective housing pressure on urban residents' SWB. It also examines the heterogeneity effects of housing pressure for different city sizes and housing tenure groups. The results show that individuals' subjective housing pressure is significantly and negatively associated with SWB, and its impact intensity is greater than most perceived living environment factors. As for objective housing pressure, only the housing rent-to-income ratio has a significant negative correlation with SWB. Dimensions of individuals' perceived quality of the living environment are also significant positive predictors for the SWB level of urban residents except for the urbanscape and portrait dimension. Housing pressure has heterogeneous effects on SWB in different city sizes and housing tenure groups.

Abstract:This paper uses the 2011 China Household Finance Survey data to estimate the effect of change in housing value on homeowners’ labor force participation. Using the average housing capital gains of other homes in the same community as an instrument for the housing capital gains of a given household, we find that a 100 thousand yuan increase in housing value leads to a 1.37 percentage point decrease in female homeowners’ probability of participating in the labor force and a 1.49 percentage point increase in their probability of becoming housewives. We find little effect on men’s labor force participation.

Abstract:Restoring demand for commodity housing is crucial for the success of housing reform in previously centrally planned economies; yet weaning workers away from publicly subsidized housing is a difficult task. Taking advantage of a unique survey, we show that the intention to buy commodity housing by Chinese urban workers is sensitive to various incentives, including housing mismatch, liquidity constraints, risk attitudes, access to publicly subsidized housing, and commodity housing prices. Our probit estimates indicate that the access to publicly subsidized housing is at least as important as the affordability of commodity housing in discouraging private home ownership.

Abstract:Over the last two decades, housing price-oriented regulation of the real estate market has sparked various debates in several contexts, including policy effectiveness and institutional bias. Scholars have explored the broad impact of policies such as land use controls, property taxes, and financial leverage on housing prices. However, very few studies have focused on the role of separating the consumption and investment demands for housing, especially when the housing bubble prevails and the basic living demands of residents are not fully met. This paper proposes a theoretical model and an empirical method to separate the consumption and investment demands for housing. Using data on housing sales prices and housing rental prices in 70 cities in China, we apply the CES effect function to exhaustively estimate the size of consumption and investment demand, and use a Two-level Hierarchical Liner Model to measure the heterogeneous effects of consumption demands and investment demands on housing prices and economic growth. Our study provides an insightful snapshot of the gradual housing market reform that is unfolding and has yet to be studied in contemporary China.

Abstract:Owning a house is important for most young people in urban China, especially for migrants. For migrants who want to settle in their working city, high housing prices may have a negative effect on their subjective well-being. Using nationally representative migrant survey data, this study examines the relationship between housing prices and migrants' subjective well-being in China. The results indicate that housing prices play a significantly negative role in migrants' subjective well-being, especially for low-educated, female, and rural-to-urban migrants. These results are robust to instrumental variable analysis. In addition to the direct mental effect, there is evidence of two possible ways in which housing prices may affect migrants' subjective well-being. First, high housing prices increase the possibility of migrants living alone in the city, and a geographical family split decreases their subjective well-being. Second, to earn more to purchase a house in the working city in the future, they are more likely to work longer hours and decrease their leisure time, which may cause a decrease in their happiness.

Abstract:Informal housing and social inequality are key issues when building sustainable societies in many developing countries. Informal gated communities on the urban fringe are common in many cities in China. This article presents a micro-case in Beijing in an attempt to uncover the reasons for this informal land development and its impact on residents' life satisfaction. We investigated three groups of people, namely local rural villagers who hold local rural Hukous, local urban residents who hold local urban Hukous, and migrants without local Hukous who live in informal communities in Beijing. We found that villagers, migrants and local urban residents have significant differences in economic income levels, housing areas and subjective satisfaction with their quality of life. Although the difference in subjective well-being between migrants and urban people is not obvious, those who own illegal housing in informal communities have higher levels of happiness than those who rent housing. It seems that ownership of informal housing plays a positive role in enhancing life satisfaction, despite it being illegal. These findings enhance our existing knowledge of the formation mechanism and the effects of informal development.
