Abstract:The paper investigates income inequality in urban China by using 2002—2007 UHS datasets.It finds that:(1) The Gini coefficient rose first and then fell,and it's 0.342,0.361 and 0.349 for 2002,2004 and 2007 separately.(2) The effects of real estate market and finance market on enlarging income inequality are increasingly stronger.Income from wealth has become the third important factor affecting income inequality,whose effects are just inferior to those of wage income and net public transfer income,and its contribution rate has arrived at 7.3% in 2007.(3) Real estate investments can enlarge income inequality more greatly than finance investments because of the higher investment threshold and the lasting rise of house prices.

Abstract:Using data from a nationwide longitudinal survey, the current inequalities in housing conditions, property, ownership rate, market value, and dynamic changes of housing with difficulties were studied, and the affected factors from the characteristics of households and regional variations in urban China were explored. It was found that 77% of urban households owned their own houses, but 14% had housing difficulties in 2012. In addition, it was found that more than 67% of families owned one house, and more than 15% owned two or more. The median market value of current housing was 250,000 yuan, and the median market value per square meter was 2587 yuan. Finally, it was determined that household-level characteristics played important roles in housing inequality, and that regional variations significantly affected the likelihood of housing difficulties being present.

Abstract:Using multiple data sources, we establish that China's income inequality since 2005 has reached very high levels, with the Gini coefficient in the range of 0.53-0.55. Analyzing comparable survey data collected in 2010 in China and the United States, we examine social determinants that help explain China's high income inequality. Our results indicate that a substantial part of China's high income inequality is due to regional disparities and the rural-urban gap. The contributions of these two structural forces are particularly strong in China, but they play a negligible role in generating the overall income inequality in the United States, where individual-level and family-level income determinants, such as family structure and race/ethnicity, play a much larger role.

Abstract:Since the reform of the housing system in 1998, China's housing distribution system has changed from welfare- to a market-based distribution, forming a unique phenomenon of housing inequality. Existing research on housing inequality mainly focuses on housing inequality in a single dimension and a single year, in which the importance of housing welfare based on household registration ( hukou ) has been ignored. This study examined China's housing inequality from three dimensions: housing living condition, housing wealth, and housing welfare based on hukou . Based on the data from the four-times China household finance survey and the generalized entropy measurement model, this study investigated the dynamic trends of China's housing inequality and showed that the degree of China's housing inequality has an overall upward trend from 2011 to 2017. Moreover, this research also calculated the provincial housing inequality and conducted the regression analysis to investigate the factors that affect housing inequality in each province. It was found that economic development and population migration affects provincial housing inequality significantly. Research confirms that housing inequality in China is increasing, which needs the central government to promote housing reform and alleviate the contradiction of housing interests.

Abstract:Rising inequality and spatial concentration in China have drawn considerable scholarly interest and social concern. However, sources of spatial inequality in China remain under-studied. This article analyzes spatial patterns and dynamics of urban land expansion in China to better understand the role of institutions and urbanization in spatial inequality. We find that urban land expansion in China is highly uneven at both intra-provincial and intra-prefectural levels, and inequalities are much higher in the Western region than the Eastern region. We also find that provincial-level development policies tend to increase urban land expansion and economic development gaps across prefectures, while urban land expansion tends to converge within prefectures. Such core-periphery growth patterns have intensified economic gaps across prefectures and provinces in China. (C) 2017 Elsevier B.V. All rights reserved.
Housing Affordability and Housing Vacancy in China: the Role of Income Inequality

Abstract:China's urban housing price has dramatically increased in the past decade, surpassing income growth and raising fears of a real estate bubble. The increase in housing price is also accompanied by a growing number of vacant apartments. This paper argues that income inequality is one important factor driving up both the housing price relative to income and the housing vacancy rate. Using data from China's Urban Household Survey, the paper empirically examines the effects of income inequality on the housing price-to-income ratio and housing vacancy rate within each city. We find that the income GINI coefficient is positively related to the housing price-to-income ratio as well as the housing vacancy rate. In particular, a one percentage higher GINI coefficient is associated with increases in the housing price-to-income ratio and housing vacancy rate of 0.026 points and 0.166 percentage points, respectively. During 2002 and 2009, approximately 6% of the increase in the housing price-to-income ratio and 10% of the increase in the housing vacancy rate can be attributed to the increase of the GINI coefficient. Further studies show that the development of the capital market and housing rental market are somewhat helpful in mitigating the associations between income inequality and the housing price-to-income ratio and vacancy rate. Abstract:Using the nationally representative Urban Household Income and Expenditure Survey (UHIES) conducted by the National Bureau of Statistics (NBS) of China, we document a steadily rising trend in income and consumption inequality during the period from 1992 to 2003 in urban China. Despite the rising urban inequality over time, the social welfare of urban residents unambiguously improved because every income group saw their income and consumption increase over this period (higher income groups experienced faster increases). Moreover, consumption inequality follows income inequality very closely. Labor income inequality accounts for about two‐thirds of total income inequality quite consistently over time. We find that only about one‐third of urban inequality can be attributed to observable individual choices and characteristics, of which education has increasing explanatory power, while regional differences become less important over time. We also find that restructuring of the SOE sector, urbanization, and globalization are important contributing factors to rising overall urban inequality and the within‐group inequality not accounted for by observable individual choices and characteristics.

Abstract:Considering the lack of exploration of housing market sentiment in previous work, this paper uses quantile regression for panel data (QRPD) to investigate how housing price and housing market sentiment affect non-housing consumption distributions among owners and renters during their life cycles in China. The results show that the positive effect of housing price on consumption is stronger at the higher and lower parts of the distribution, and the differences caused by ages are more significant for owners. Furthermore, the housing market sentiment plays a significant role in owners' and highest-consuming renters' consumption. The heterogeneities in QRPD results suggest that the least square method provides less information. This study offers practical implication for governments in conducting different housing policy strategies for different households so as to help households benefit from the development of housing market and hence increase social welfare and equality.

Abstract:This study investigates the asymmetric effects of housing price on consumption in 35 major Chinese cities, having regard to heterogeneity of the housing and financial markets. Unlike previous studies, this study employs the threshold regression model in analyzing the two important effects: namely wealth effect and substitution effect. The findings suggest that both markets (and their status) are vital to explain the linkage between housing price and consumption. In particular, for the regime where the housing price-to-income ratio is below 5.0882 and the indicator of financial development is above 1.8827, the wealth effect is significant. By contrast, for the regime where the housing price-to-income ratio lies between 5.0882 and 5.9625, the substitution effect will become dominant. This study provides a better understanding of the thresholds and transmission channels through which housing price affects consumption. That is largely ignored in the existing literature. On the other hand, the study offers meaningful implications for policy makers in formulating relevant measures that transfers housing wealth into consumption, with a view to developing a healthier and more stable housing market and bolstering better economic development in China.
Capital Income and Income Inequality: Evidence from Urban China

Abstract:Using the urban household survey data collected by the National Bureau of Statistics of China from 1988 to 2009, this study examines the distribution, composition, and changes in capital income and its contribution to income inequality. The data shows that capital income has increased considerably in past 20 years in urban China. Although the average value of capital income is still relatively low, the dispersion of capital income is significant, and for high-income earners capital income is substantial. Compared to other forms of income, capital income is distributed the most unequally, and its contribution to total income inequality has been growing. This study also examines capital income in China’s western, central, and eastern regions separately, and finds that capital income is highest and contributes the most to income inequality in the eastern region.

Abstract:Using new household survey data for 1995 and 2002, we investigate the size of China's urban–rural income gap, the gap's contribution to overall inequality in China, and the factors underlying the gap. Our analysis improves on past estimates by using a fuller measure of income, adjusting for spatial price differences and including migrants. Our methods include inequality decomposition by population subgroup and the Oaxaca–Blinder decomposition. Several key findings emerge. First, the adjustments substantially reduce China's urban–rural income gap and its contribution to inequality. Nevertheless, the gap remains large and has increased somewhat over time. Second, after controlling for household characteristics, location of residence remains the most important factor underlying the urban–rural income gap. The only household characteristic that contributes substantially to the gap is education. Differences in the endowments of, and returns to, other household characteristics such as family size and composition, landholdings, and Communist Party membership are relatively unimportant.

Abstract:High housing prices and the urban–rural income gap are two important social problems that China is facing currently. Due to the imbalance of regional economic development, the relationship between housing prices and urban–rural income gap in regions may also be different. This study examines this relationship across regions in China by employing the bootstrap panel Granger causality method. We find that regional differences obviously exist between the housing prices and the urban–rural income gap. Housing prices have widened the urban–rural income gap in the eastern region, have narrowed it in the northeastern region, and have no significant impacts in the central and western regions. On the other hand, the urban–rural income gap is an important driver of the increasing housing prices in the eastern region, has suppressed them in the central and northeastern regions, and has no significant influence in the western region. The government may curb the excessive growth in housing prices to avoid widening the urban–rural income gap in the eastern region. For the northeastern region, boosting the housing market may help to narrow the income gap. For the central and western regions, policies should be committed to raising the resident income to reduce the income gap. These can provide references for policy-making.

Regional inequality of resident income and its determinants: A case study of Zhejiang Province, China

Abstract:Abstract This paper focuses on the regional inequality of resident income in local China at the county or district level, and Zhejiang Province is set as the empirical case. It takes a geographic approach to detect the spatial distribution pattern of resident income, and explore the relationship with regional-specific socio-economic factors. The analytical framework proposed by us has been proved appropriate by the case study. Our study results show that in terms of the resident income level, there exists great regional gap in Zhejiang with the northeast wealthy cluster and much poorer cluster in the southwest. The disposable income of residents is mainly determined by commerce prosperity, urban intensity and technological capacity of local areas, while the effect of regional income, household deposits and industrial production are much less or no significant. Our findings for Zhejiang lead us to suggest that those local states seeking to improve people’s livelihood and income should not solely rely on the industrial or manufacturing expansion, but pay more attention to business environment, urban construction and indigenous innovation. Also, to narrow the significant regional gap of resident income, extra efforts should be made to push the regional cooperation system in economic development.

Abstract:Within three decades, the urban housing reform in China has changed access to housing from a system of socialist administrative allocation to that of more market-dominated housing development and consumption. Researchers have studied the socioeconomic and spatial consequences of these profound transformations. This review focuses on China’s housing inequality literature in relation to the changing origins, spatial patterns, and recent policy responses. The article reveals the unique features of China’s transitional economy along with massive urbanization, in which housing inequalities are rooted in socialism and strengthened by institutional changes of a state-led market economy.

First, there was a tendency for intra-provincial inequality in both earnings per worker and household income per capita not only to rise in each province but also to converge across provinces. Abstract:The inequality of wealth in China has increased rapidly in recent years. Prior to 1978 all Chinese households possessed negligible wealth. China therefore presents a fascinating case study of how inequality of household wealth increases as economic reforms take place, marketization occurs, and capital accumulates. Wealth inequality and its growth are measured and decomposed using data from two national sample surveys of the China Household Income Project (CHIP) relating to 2002 and 2013. Techniques are devised and applied to measure the sensitivity of wealth inequality to plausible assumptions about the under-representation of and the under-reporting by the wealthy. An attempt is made to explain the rising wealth inequality in terms of the relationships between income and wealth, house price inflation, differential savings, and income from wealth.

Abstract:Although China is experiencing a deterioration in wealth distribution where housing is playing a dominant role, this issue has received scant research attention despite its importance. Combining four rounds of the China Household Finance Survey (CHFS) data, this paper measures and discusses wealth inequality in China, with a special emphasis on the contribution of housing. Our analysis reveals that housing is the largest contributor to wealth inequality, responsible for around 70 percent of total wealth inequality, and its contribution has been increasing over time. Our research efforts have focused on the housing wealth disparity, exploring its composition from alternative perspectives. The results show that housing wealth inequality has also been rising over time and an absolute majority of housing wealth inequality is due to within‐group gaps. Finally, we employ Wan's (2004) regression‐based decomposition methodology to quantify the contributions of different determinants to housing wealth disparity in China, and to demonstrate serious biases in the conventional approach that is often used to analyze housing wealth inequality.

Abstract:The emerging notion of emissions inequality expands the idea of sustainability by incorporating economic opportunity as well as social needs and rights into environmental costs and benefits. In China, increasing inequality among urban households in terms of both income and housing wealth establishes a pattern of social stratification. An understanding of the association of social and environmental inequality is thus critical for urban sustainability. Based on the Chinese urban household survey from 2002 to 2009, this article employs the lifestyle approach to calculate and analyse the inequality of households by direct and indirect carbon emissions. The correlations among carbon emission inequality with income and housing wealth inequality are estimated with a Heckman procedure. We find that not only income distribution but also housing wealth distributionis an important consideration in understanding environmental inequality in China.

Abstract:This paper develops a unified empirical framework for describing the relative contribution of rural–urban and inland–coastal inequality to overall regional inequality in China during the 1980's and 1990's. The framework assesses rural–urban and inland–coastal inequalities from the same data set, presents results for a sufficiently long time period to transcend short-term fluctuations, allows for differential price changes, and applies a consistent notion of the contribution to inequality using a decomposition analysis. While the contribution of rural–urban inequality is much higher than that of inland–coastal inequality in terms of levels, the trend is very different. The rural–urban contribution has not changed very much over time, but the inland–coastal contribution has increased by several fold. Understanding Wealth and Housing Inequality among China’s Older Population

Abstract:In this article we study wealth inequality of China's older population aged 45 and older using data from the 2011 national baseline of the China Health and Retirement Longitudinal Study (CHARLS). As housing wealth accounts for the lion's share of household wealth in China, we provide detailed analysis of housing wealth differences in China, including an assessment of the importance of housing windfalls associated with housing reforms in the 1990s and market price increases for housing. Our calculations indicate that in 2010, the wealth Gini coefficient is 0.69, and the wealthiest 20% of the population account for about three-quarters of total wealth while the bottom 50% account for only 5.73% of total wealth. We show that the majority of today's wealth is the result of windfall gains, especially rapid increases in housing prices.
