Inhibitory Effect from House Price Rising Expectation on Adverse Selection: Evidences from Resale House Trading Experiments

Abstract:This article focuses on the inhibitory effect from house price rising expectation on adverse selection in resale house market. Firstly, the formulae of bullish sentiment index (BSI) and adverse selection level (ASL) were derived. Then, economic experiments were designed and implemented based on resale house market's characteristics, and trading processes of resale houses in different bullish sentiment were simulated by experiment. Experimental data were collected. Finally, BSI and ASL were calculated with the experimental data and the influence from bullish sentiment on adverse selection was tested. The research shows that severe information asymmetry is the main cause of adverse selection in resale housing market. Currently, bullish sentiment of traders in the market temporarily restrains the phenomenon of adverse selection to some extent. Reducing the degree of information asymmetry is the basic method of preventing and solving adverse selection problem in resale housing market.
