Abstract:This study is to assess developers' market readiness to green construction including their ideas on green construction, their understanding of current green building policies, their awareness and familiarity with green building and related industries, and the barriers they are facing for implementing green building projects. By eleven face-to-face semi-structured interviews with locally-based developers, the study finds that the Green Building Market in Hong Kong is basically ready in technology level. However, the motivation for green development is confined to commercial buildings for lease. Legislation is agreed by developers as an effective motivator to green building development. An effective mechanism to provide incentives for market players to adopt green voluntarily is explored in this paper. Expedited permits and density bonus are thought to be major incentives.

Abstract:The promotion of green strategy in housing development has significant contribution to the implementation of sustainable development principles. Why do the housing developers go for green? This paper examines the benefits and barriers in applying green strategies in the process of housing development and facilities management. The examination is conducted from the whole process of developing a housing project, including project plan and design, construction, and operation and management stages. It is considered by the housing developers that the application of certain types of green strategies can help contribute to building up developers’ competitive advantages, such as solar system and optimizing building envelope thermal performance technology. The four case studies suggest that housing developers believe that the application of these green technologies can contribute to reputation gaining, reduction in construction and operation cost, receiving favorable land prices, and more channels available for financing. On the other hand, the major barriers affecting the application of the green strategies in housing development process have also been identified, such as higher cost for green appliance and higher cost in relation to customers’ demand. Data used for analysis are collected from a comprehensive questionnaire survey and four constructive case studies within the Chinese housing development market.

Abstract:The paper reports on a research study undertaken on the differentiation of green building certification systems at an international, national and local level. Through a cross comparison, authors are able to explain the differences by the contextualism theory which could be traced back to the fundamental divergence on lifestyles, preferences, urban morphology besides climatic variations. The discussion is derived from a study of three green rating systems representing international, national and local systems with reference to intentions, mechanisms and benchmarks to facilitate objective assessments. For the case of Hong Kong, local challenges are identified and compared with counterparts at a national level. Two residential projects having certified by the ‘modified, localized’ national system is selected for a case study for synopsis with a view to explain the cause and effect of transferability versus non-transferability of assessment credits and protocols. Introducing and applying national and international systems to a local context can detect flaws in local design practices that may be ignored in the local rating system.

Abstract:The purpose of this research is to contribute to a better understanding of the green building evaluation systems in Asian countries.Green building evaluation systems play an essential role in implementing the sustainable principles of the ecological construction.In this paper, it was made detailed description and comparison among seven mainstream green building assessment criteria, including HK-BEAM, CASBEE, GBCC, ESGB, EEWH, Green Mark and GBI.It was introduced the first grade framework indicators of the green building evaluation systems, evaluation tools and relevant policies for the development of green buildings in these countries.Finally it was also proposed suggestions on the green building evaluation system in China.

Abstract:Green real estate development is one of measures being implemented to reduce negative impacts of the building industry on the environment, society, and economy. However, there is lack of a systematic review of this large number of studies that is critical for the future endeavor. This paper reviews the existing body of knowledge related to green development. At first, the common research themes on green real estate development were identified, including concept, measure, business, and result. Then, the connotation and denotation of green real estate development was introduced in four dimensions. Third, the stakeholders of green real estate development and its benefits and costs were expatiated. Then, how to realize the green real estate development and its current weakness were analyzed in various aspects. It is found that the existing studies mainly focus on the environmental aspect of green building, other dimensions of sustainability of green building, especially the social sustainability is largely overlooked. Future research opportunities were identified such as the innovation of evaluation systems, integration of planning and design frameworks, management mechanisms and financing modes, and future proofing.

Abstract:On 1 July 2022, the sixth Government of the Hong Kong Special Administrative Region took office, and the construction of a more prosperous, stable, and sustainable Hong Kong has become the consensus of many parties, indicating that a new era of Hong Kong's financial and economic development has been established Arrival. According to Hong Kong's commitments under the Paris Agreement, the development of the financial industry has already entered a new era - green finance. Green finance is an important step taken in line with the needs of the ecological environment; the purpose is to guide the flow of funds to save environmental resources and protect the ecological environment industry, guide enterprises to pay attention to green environmental protection in production and operation, and guide consumers to form a green consumption concept. Abstract:ABSTRACT With rapid urbanization and industrialization, China is now facing a great challenge in meeting the soaring demand for new buildings and the corresponding energy consumption. Under such circumstances, the setting of a national standard on green buildings would be an effective way to respond. In fact, China has made significant progress in developing national green building standards. But such progress is not explicitly released to the international societies. Therefore, the aim of this paper is to introduce such progress. China's green building efforts are first discussed in detail with the various provisions of the national indicator system. By conducting a comparison with other countries' green building standards, a critical analysis of such a national standard is presented. The comparison indicates benefits to be gained and challenges to be met, such as lack of indicators on responding climate change, lack of region‐specific indicators, lack of quantitative indicators, higher costs for receiving certification and lack of applying innovative green technologies. So, substantive revision is critically needed. The knowledge gained from Chinese efforts on green building indicators are valuable to both developed and developing nations seeking to implement sustainable development measures within their regulatory policies. Abstract:In the 21st century, traditional construction activities exert a severe negative influence on the environment and ecology. To mitigate the negative influence of construction, green buildings have received increasing attention worldwide. Compared with conventional buildings, green buildings have significant advantages for environmental conservation and public health. Although green buildings bring excellent benefits, the development status of green buildings in China is still unsatisfactory. To enhance the understanding of green buildings and promote green building development in China, this study was undertaken to conduct a systematic review of green building development in China. The PRISMA protocol was used as the primary procedure for article screening and selection. This review was conducted between March 2022 and May 2022. In this study, 186 articles were reviewed, and the definition, development trends, evaluation standards, importance, and hindrances of green buildings in China were summarized and discussed through the systematic review. Moreover, the benefits, challenges, and future directions of green building promotion and development in China were discussed and analyzed. This study can promote public familiarity with the current situation of green buildings in China to boost their development. In addition, this study can also provide practical advice to green building stakeholders on the future direction of green building development in China.

Abstract:Green building policies (GBPs) are considered the most fundamental and effective pathway towards green building (GB) promotion. However, few studies have focused on policies from the multi-level governance perspective. To fill this gap, this study empirically analyses the historical development of GB governance in China and unearths solutions for future policy development. A total of 254 central and 1175 local GBPs during 2004–2021 are systematically reviewed and analysed from the dimensions of policy correlation, content, quantity, type and intensity. Key findings demonstrate that the central government stresses its guiding role by issuing a large number of direction-based policies. Meanwhile, local governments increasingly respond to the central initiatives by improving their GBPs framework, forming a 'top-down' GB governance system. Over time, China has set more ambitious targets, achieved improved progression and established a 'carrot-and-stick' system in GB governance. Accordingly, China's GBP development is suggested to focus on 1) alleviating economic inequality and facilitating regional cooperation, 2) improving legal and regulatory systems, 3) conducting policy innovation based on regional heterogeneity, 4) establishing information disclosure mechanism and 5) developing market-oriented green finance system. This study provides a valuable reference for improving policy system to promote GB in other countries and regions.

Abstract:Since the energy crisis in the 1960s, crucial research and activities were spurred to improve energy efficiency and decrease environmental pollution. To deal with the various problems the construction industry are facing, the concept of green buildings (GBs) has been gradually shaped and put forward all over the world, and green building rating systems (GBRSs) have been developed. The concept of GBs covers a wide range of elements, and its definition is constantly updated as the construction industry develops. This paper compares the development of backgrounds and statuses of green building development in various countries. It also presents an overview of the green building development situation within these countries, summarizing two influences for GB development: one external and the other internal. External factors include GB development policy support, economic benefits, and certification schemes. Internal factors are the development and application of GB technology, the level of building management, and how users interact with the GB technology. Currently, 49 worldwide green building standards and application have been sorted out, including 18 standard expert appraisal systems. Moreover, it discusses the research results and lessons learned from green building projects in different countries and summarizes their achievements and challenges. To correctly understand and use green building technology, it is essential to improve the policy and incentive system, improve the professional quality and technical ability of employees and accredited consultants, constantly develop and update the evaluation system, strengthen technological innovation, and integrate design and management. This paper aims to draw a clear roadmap for national standard development, policy formulation, and construction design companies, provide solutions to remove the obstacles, and suggest research direction for future studies.

Promoting Vertical Greening in High-rise Residential Buildings within Urban Areas

Abstract:Same as many urban cites, Hong Kong is a densely populated area. To improve the residential environment, increase greenery coverage is a viable and economical solution. Despite the widespread interest in the application of vertical greenery, little application has been observed in residential developments in Hong Kong. Most research in vertical greenery focuses on the benefits and technical issues of the system. This study aims to identify the effective strategies to foster vertical greenery implementation in Hong Kong. A questionnaire survey was conducted with 60 architectural practices. Survey results indicate that the industry agrees on the benefits of vertical greening. While the high initial and maintenance cost was identified as a major obstacle to green wall implementation, several public policies were suggested to promote vertical greenery, including financial support from the government for the installation, provision of gross floor area concession, mandatory green wall installation in new buildings and funding support in related researches. The study contributes to a relatively sparse body of literature by investigating possible strategies to foster vertical greenery in an urban city. The findings shed light on the underlying problems and provide ideas on the promotion of vertical greening in Hong Kong and other urban areas.

Abstract:Green building is one of measures been put forward to mitigate significant impacts of the building stock on the environment, society and economy. However, there is lack of a systematic review of this large number of studies that is critical for the future endeavor. The last decades have witnessed rapid growing number of studies on green building. This paper reports a critical review of the existing body of knowledge of researches related to green building. The common research themes and methodology were identified. These common themes are the definition and scope of green building; quantification of benefits of green buildings compared to conventional buildings; and various approaches to achieve green buildings. It is found that the existing studies played predominately focus on the environmental aspect of green building. Other dimensions of sustainability of green building, especially the social sustainability is largely overlooked. Future research opportunities were identified such as effects of climatic conditions on the effectiveness of green building assessment tools, validation of real performance of green buildings, unique demands of specific population, and future proofing.

Green Buildings in China：An Analysis of the Choices of Design Technologies

Abstract:In order to implement Green Building policies as part of the statutory planning and construction administration processes in Chinese cities, it is important to understand the choice of design approaches and technologies adopted by certiifed Green Building projects under the current Evaluation Standard for Green Buildings (GB/T 50378-2006). This paper provides an overview on the inventory of commonly used green building design approaches and technologies in China. Based on a research completed at the end of 2012, this paper presents an analysis of the design technology choices based on 55 sample projects across different cities in China. These projects include one, two and three-star level residential and public buildings. The ifndings point out that there are speciifc preferences by the projects on adopting design approaches, and that there are signiifcant variations in meeting the Green Building assessment standards. The Green Building market is still undergoing the developmental stage and there is a need to set up transparent design information sharing system accessible by all the stakeholders.
The Green Open Space Development Model and Associated Use Behaviors in Dense Urban Settings: Lessons from Hong Kong and Singapore

Abstract:Green open space is addressed as an important urban planning strategy to ameliorate the negative environmental impacts of high density. The article presents a comparative study of green open space development models and associated use behaviors between Hong Kong and Singapore. The two cities represent two distinct models: “Concrete Jungle” where green open spaces are separated from built-up areas and “Garden City” where green open spaces are integrated in buildings. The research argues that the two distinct urban development models are shaping two types of use behaviors. The detached green open space in Hong Kong engendered active visits with high intentions and sensations; the integrated green open spaces in Singapore, on the other hand, caused passive visits with low intentions and sensations. This research draws attention to the overwhelming greenery in urban development that might attenuate the therapeutic function for healing and restoration. The spatial arrangement of green space distribution should encourage people’s intentions and aspirations for an active visit with social or physical activities. The planning and design of open space should also optimize microclimate conditions (such as shading, cross-ventilation and thermal comfort) to facilitate longer stays.
Green project management from employees' perspective in Hong Kong's engineering and construction sectors

Abstract:Purpose The study investigates employees’ perceptions of green project management in Hong Kong's engineering and construction sectors. Design/methodology/approach Green project management attributes were identified and categorized in terms of organization and process aspects based on a literature review. A questionnaire was developed to collect responses from employees working in Hong Kong's engineering and construction sectors. Findings Respondents perceived “using Design for Environment approach,” “training employees about green project management” and “recycling the used or excessive materials/components” as the most important attributes. Generally, females gave higher importance ratings than males to most attributes. Respondents who had higher education qualifications or held senior positions perceived green project management attributes as more important than their counterparts with lower education qualifications or in lower positions. Green project management was found to have four distinct factors: “Management Commitment,” “Green Technologies and Processes,” “Green Partnerships” and “External Communication.” Originality/value The study is one of the first empirical works on green project management in Hong Kong's engineering and construction sectors. It demonstrates that green project management should be characterized as a multidimensional concept.

Abstract:The promotion and development of green buildings provides a promising solution to the current energy and environmental challenges we are facing. In the recent years, the focus of green buildings has shifted from "quantitative improvement" to "occupant-oriented" "qualitative improvement". Meanwhile, the advancement of information technology, energy and materials has created cutting-edge tools for planning, design, construction, operation and maintenance of green buildings. In this paper, we have identified several trends and urgent needs for the future development of green buildings. It includes the new method of cross-disciplinary whole life cycle collaborative design from monomer to urban scale, AI-assisted optimization design, performance-oriented digital design, healthy building/smart building design, active and passive integrated equipment terminal design and development and application of new materials, etc.
