House Price, Interest Rate And Macroeconomic Fluctuation: Evidence From Shanghai Real Estate Market

Abstract:Shanghai house price relentlessly rose more than 20 percent annually over the last 5 years. In order to dampen the uprising housing price, the Chinese central government adopted a variety of policies, including raising interest rate, land supply control, real estate investment control, and so on. What were the effects of these measures? We employed a first order VAR (Vector Auto Regression) model to investigate the impact of these macro-control efforts on Shanghai house price growth, including cointegration analysis, Granger-causality analysis, impulse response function analysis, variance decomposition analysis. Several interesting results were obtained. Firstly, these variables had one cointegration relationship. Secondly, impulse response function and variance decomposition analysis showed past house price growth and interest rate were the most important factors to influence house price growth. Thirdly, Granger-causality analysis showed that interest rate was significant in forecasting house price.
