Abstract:With the rapid development of the real estate market, real estate evaluation is becoming more and more important and active. The real estate is now evaluated according to the expertise and experience of the appraiser. The evaluation results are often influenced by the subjective randomness of the evaluation personnel and the complicated and changeable environmental factors. It is not only a professional technology, but also a complicated art. Therefore, how to improve the scientific, accuracy and efficiency of real estate evaluation has become an important issue that needs to be studied and solved in the real estate evaluation industry. This paper takes mass real estate evaluation system as the research object, adopts the BP neural network to research the design principles of the evaluation system and the design method of the model, and designs and develops the mass intelligent evaluation system to improve the intelligence, scientific, accuracy and credibility of the evaluation system.

Abstract:Hedonic price model is an effective tool for valuation and analysis in real estate evaluation.By combining hedonic price model and GIS,we can make use of GIS to provide assistance support for quantization of characteristic variable and exert their merits to make assessment accurate and reliable.In this paper,we elaborate the junction of GIS and hedonic price model and the process of valuation model constructed.To SuperMap Deskpro2008 as GIS platform and SPSS17.0 as analyzing software,to the foundation data and the house property data in Ganzhou as examining data to validate the assessment model,the result indicate that the model have very strong practicality and important application value.

Abstract:Location is the first factor affecting urban real estate prices,including its position,transportation,infrastructure and environmental conditions and so on.And the environmental factors include the atmospheric environment,hydrology environment,sound environment,visual environment and health environment.In real estate appraisal practicing,the main difficulty is that the impact factors are various and difficult to grasp and quantify.Based on analyzing the driving effect of environment in urban real estate,this paper constructs a measure model for supporting estate appraisal practicing.Thus it can be seen,with the improving of people's living condition and the strengthening of their consciousness of environment protection,the quality of the environment plays more and more important role in real estate appraisal.

Abstract:Confronted with the spatial heterogeneity of the real estate market, some traditional research has utilized geographically weighted regression (GWR) to estimate house prices. However, its predictive power still has some room to improve, and its kernel function is limited in some simple forms. Therefore, we propose a novel house price valuation model, which is combined with geographically neural network weighted regression (GNNWR) to improve the accuracy of real estate appraisal with the help of neural networks. Based on the Shenzhen house price dataset, this work conspicuously captures the variable spatial regression relationships at different regions of different variables, which GWR has difficulty realizing. Moreover, we focus on the performance of GNNWR, verify its robustness and superiority, and refine the experiment process with 10-fold cross-validation. In contrast with the ordinary least squares (OLS) model, our model achieves an improvement of about 50% on most of the metrics. Compared with the best GWR model, our thorough experiments reveal that our model improves the mean absolute error (MAE) by 13.5% and attains a decrease of the mean absolute percentage error (MAPE) by 13.0% in the evaluation on the validation dataset. It is a practical and powerful way to assess house prices, and we believe our model could be applied to other valuation problems concerning geographical data to promote the prediction accuracy of socioeconomic phenomena.

Abstract:A new real estate hedonic price evaluation model restructured based GIS was proposed in order to improve the accuracy of feature variable quantization of real estate hedonic model.This paper offered a specific procedure of modeling and implemented the model by programming,and based on this model,developed a real estate evaluation system.Eventually,it put the system into practice in Ganzhou,which indicated that the evaluation model could improve the efficiency and accuracy of the real estate evaluation.

Abstract:According to the problem that hedonic price model of real estate valuations is not accurate for the characteristic variables to quantify and the function approximation,an idea was proposed to establish the model of residential property hedonic price based on GIS and PCA.This paper used management and analysis function of GIS to assist quantifying characteristic variables,avoided the subjective and arbitrary quantification and improved the quantitative accuracy.It used PCA to extract the principal components of quantized value of property characteristic variables and then did fitting analysis,so as to solve the variable correlation problems during function fitting,and improve function fitting accuracy.Based on this model,the system of the property valuation decision support was developed.Eventually,the system was put into practice in Ganzhou,which indicated that the model could effectively improve the accuracy and reliability of real estate valuation,and have an application and promotion value.

Abstract:In order to find the changing trend of real estate price,and provide valuable reference for the decision-making people,a model is proposed based on data mining for estate prices prediction.firstly,history samples of real estate price is collected and are chaos analysis to obtain corresponding training set and validation set,and then data mining techniques is used to model the training samples,and predicting validation set.The simulation results show that the proposed model can find the trend of real estate prices from historical data and achieve high predicting precision of real estate prices,compared with other classic predicting models of real estate price,the proposed model can better describe the real estate price changes,predicting results can meet the actual requirements.

Abstract:The valuation of real estates (e.g., house, land, among others) is of extreme importance for decision making. Their singular characteristics make valuation through hedonic pricing methods dificult since the theory does not specify the correct regression functional form nor which explanatory variables should be included in the hedonic equation. In this article we perform real estate appraisal using a class of regression models proposed by Rigby & Stasinopoulos (2005): generalized additive models for location, scale and shape (GAMLSS). Our empirical analysis shows that these models seem to be more appropriate for estimation of the hedonic prices function than the regression models currently used to that end.

Abstract:In the era of big data, advances in relevant technologies are profoundly impacting the field of real estate appraisal. Many scholars regard the integration of big data technology as an inevitable future trend in the real estate appraisal industry. In this paper, we summarize 124 studies investigating the use of big data technology to optimize real estate appraisal through the hedonic price model (HPM). We also list a variety of big data resources and key methods widely used in the real estate appraisal field. On this basis, the development of real estate appraisal moving forward is analyzed. The results obtained in the current studies are as follows: First, the big data resources currently applied to real estate appraisal include more than a dozen big data types from three data sources; the internet, remote sensing, and the Internet of things (IoT). Additionally, it was determined that web crawler technology represents the most important data acquisition method. Second, methods such as data pre-processing, spatial modeling, Geographic information system (GIS) spatial analysis, and the evolving machine learning methods with higher valuation accuracy were successfully introduced into the HPM due to the features of real estate big data. Finally, although the application of big data has greatly expanded the amount of available data and feature dimensions, this has caused a new problem: uneven data quality. Uneven data quality can reduce the accuracy of appraisal results, and, to date, insufficient attention has been paid to this issue. Future research should pay greater attention to the data integration of multi-source big data and absorb the applications developed in other disciplines. It is also important to combine various methods to form a new united evaluation model based on taking advantage of, and avoiding shortcomings to compensate for, the mechanism defects of a single model.

Abstract:In the face of pressing global challenges such as climate change, socioeconomic inequalities, and rapid urbanization, ensuring sustainable development in the regions has become essential. The COVID-19 pandemic has highlighted how vulnerable cities are to unforeseen crises and underscored the urgent need for proactive urban planning strategies capable of navigating dynamic and unpredictable futures. In this context, the use of geographic information systems (GIS) offers researchers and decision makers a distinct advantage in the study of spatial data and enables the comprehensive study of spatial and temporal patterns in various disciplines, including real estate valuation. Central to the integration of modern technology into real estate valuation is the need to mitigate the inherent subjectivity of traditional valuation methods while increasing efficiency through the use of mass appraisal techniques. This study draws on extensive academic literature comprising 103 research articles published between 1993 and January 2024 to shed light on the multifaceted application of GISs in real estate valuation. In particular, three main areas are addressed: (1) hedonic models, (2) artificial intelligence (AI), and mathematical appraisal models. This synthesis emphasizes the interdependence of numerous societal challenges and highlights the need for interdisciplinary collaboration to address them effectively. In addition, this study provides a repertoire of methodologies that underscores the potential of advanced technologies, including artificial intelligence, GISs, and satellite imagery, to improve the subjectivity of traditional valuation approaches and thereby promote greater accuracy and productivity in real estate valuation. By integrating GISs into real estate valuation methodologies, stakeholders can navigate the complexity of urban landscapes with greater precision and promote equitable valuation practices that are conducive to sustainable urban development.

Study on the Market Sales Comparison Model in Real Estate Appraisal Based on GIS

Abstract:Due to the heavily dependent of experts' experience on selecting comparable transactions and correction factors in the market sales comparison appraisal model, the purpose of this paper is to propose a new way to improve the comparison approach. The GIS technology was used in the model and the programming design, and a real estate appraisal system was further developed based on the model. The system was further applied into a house appraisal in Ganzhou. The results showed that the price calculated by the system for the house was 3335 yuan / m~2, while the practical price was 3400 yuan / m~2, which were close with each other. The paper concluded that the proposed appraisal model can improve the efficiency and accuracy of property appraisal with significant value for applying in practice.

Abstract:The need for estate mass appraisal imposed by the information-based for the current property tax, estate mass appraisal model what is composed GIS and VIKOR method was proposed. Firstly, house price effect factors were quantified by using GIS spatial analysis methods, secondly, combined with quantitative values, it calculated the price's influence factor of weight with Entropy method. Thirdly, real estate mass appraisal model was built by VIKOR method. Fourth, appropriate real estate valuation system was developed who based on this real estate mass appraisal model. By using this system, five appraisal real estate of Ganzhou were estimated. And the calculated real estate prices are close with the actual trade price. It can be showed that the model had high accuracy, so this model will have a wide range prospect in terms of rapid mass appraisal real estate, and it can provide technical support for the levy of estate duty.

Abstract:Submarket effects are essential for real estate valuation since they could be used to increase both the prediction accuracy of housing prices and the interpretability of the machine learning model. In this paper, a Bayesian probability model that divides the housing market based on the housing location is proposed to forecast house prices, and discover key factors in house prices. A comparison of the key influencing factors affecting the real estate market in Hangzhou and in Chengdu is provided. The experimental results show that the key influencing factors in corresponding functional areas of different cities are similar, which sheds a light on creating a unified model for the real estate valuation.

Abstract:In China,we usually employ the regression statistical model to appraise urban base land price.This type of model belongs to fixed mathematical models and is greatly influenced by subjective factors.It cannot thoroughly and accurately simulate the complicated nonlinear relations between the land price and its affecting factors,and moreover,the appraisal workload is big and the automation is difficult to realize.The related theories,methods and procedures in establishing an urban base land price appraisal model based on artificial neural network are discussed.Some key technical issues are analyzed and researched in detail.In the end the applicability and reliability of the established model are validated by a practical appraisal case.It is concluded from this research that an error back-propagation network model can properly simulate the complicated relations between the urban base land price and its affecting factors.

Abstract:The purpose of this paper is to review and discuss the application of the real option theory in the field of land investment.Methods employed include documentation and comparative analysis.The results indicate:(1)mostly methods of non-arbitrage and stochastic dynamic programming are used by the real option theory;(2)the main topics of discussion are concentrated in the problems of urban vacant land development and land conversion.It is concluded:(1) the option theory has comparatively strong explanatory power on the uncertainty of markets;(2)the future researches could focus on the modification of real option theory function in term of regional policies,and especially focus on the empirical study based on micro level data.

Abstract:The aim of this study is to identify the variables affecting land value.Examined land was selected from the village in Vientiane capital city Laos.Data was collected from 100 villages in center of Vientiane capital city by using survey methods.A hedonic price analysis was conducted to determine the marginal return to different land characteristics using an econometric model corrected for correlation.Parcel characteristics such as distance to public park, village income, distance of population, number of the school within 500 meters buffer, distance to the temple, distance to the major market and distance to the business center (CBD).Arc GIS 9.2 was applied to calculate the distance of the factors, after that SPSS 15.0 was used to calculate the land price characteristic based on hedonic price model.The results showed that the distance to the center of population was the main factor influencing to the land price, and followed by school and village income.Map of the land price before and after hedonic price analysis were produced.The land price valuation approaches based on hedonic price model for Vientiane capital city were developed and land price map were predicted.Hedonic price model and GIS were very useful for this research, and finally the policy of the land valuation based on GIS was developed.

Abstract:Conventional hedonic valuations of environmental amenities and cultural ecosystem services (CES) expose two limitations. First, related studies are unable to fully capture the value of visual amenity services which synergistically contribute and enhance the provision of valuable CES together with recreation, educational and spiritual services. Second, studies using linear hedonic regression cannot address potential bias resulting from multicollinearity in independent variables. We found that popular choices of covariates are correlated with the main amenity variable, which can lead to an undermined estimation precision. Therefore, to address those shortcomings, we first employed a specific proxy dummy variable to assign treatment and control individuals based on the service type. Second, we adopted propensity score matching (PSM) methodology to match treatment and control observations conditional on overlapping baseline covariates in order to avoid collinearity. Then, we carried out a comparative evaluation of a nationwide visual amenity service of the ocean ecosystem in China, via our new PSM-based average treatment effects (ATE) methodology and a conventional linear hedonic regression. Two methodologies showed opposite results, with an 8.3% premium in apartment price via PSM-ATE and a negative 0.9% premium via hedonic linear regression. Via a novel evaluation method and a nationwide case study, we conclude that diversifying and enriching the current methodology should be the priority for environmental amenity and cultural ecosystem services-related valuations.

Abstract:Real estate appraisal, which is the process of estimating the price for real estate properties, is crucial for both buys and sellers as the basis for negotiation and transaction. Traditionally, the repeat sales model has been widely adopted to estimate real estate price. However, it depends the design and calculation of a complex economic related index, which is challenging to estimate accurately. Today, real estate brokers provide easy access to detailed online information on real estate properties to their clients. We are interested in estimating the real estate price from these large amounts of easily accessed data. In particular, we analyze the prediction power of online house pictures, which is one of the key factors for online users to make a potential visiting decision. The development of robust computer vision algorithms makes the analysis of visual content possible. In this work, we employ a Recurrent Neural Network (RNN) to predict real estate price using the state-of-the-art visual features. The experimental results indicate that our model outperforms several of other state-of-the-art baseline algorithms in terms of both mean absolute error (MAE) and mean absolute percentage error (MAPE).

Value estimates of local public services using a spatial econometric model

Abstract:A spatial econometric model was developed to estimate the value of local public services to formulate local public policy. The model includes spatial dependence and spatial lag factors to modify the bias of the traditional Hedonic method caused by spatial dependence. The estimates were correlated using reliable empirical data for micro-transaction in the housing market for Beijing and compared with results using the normal Hedonic model. The results show that a spatial correlation effect exists in the housing market and that the local public service price is not overestimated much by models not considering the spatial dependence. Thus, the model gives more reliable results than the traditional Hedonic method.
