Abstract:Real estate has played an important role in promoting the national economy and its price has been social focus because it has directly affected consumption,investment and other macroeconomic variables.It is necessary to review the factors that affect price because of the increasingly rise of real estate price and the gap between governmental regulation and social expectation in recent years.This paper intends to find the reason behind the high price of real estate through a multi-perspective analysis of such price.The author suggests that the foundation for such price is the huge issue of currency and the rapid urbanization,which constitutes a basic ground for real estate regulation and price trend in the future.

Abstract:Most studies about housing submarkets have focused on its definition and identification. Recently more attention has been paid to the structural persistence in housing markets, yet the explanation for submarket dynamic patterns is still limited. This paper examines the performance of housing submarkets in Hangzhou city of China, during the booming period of 1998–2009. The findings, based on both static and time series analysis, suggest that the structure of submarkets within the city is not stable. However, the relocation pattern, coupled with the trends in housing development, can explain the evolution of a submarket structure to some degree.

In recent years, some scholars consider the change of population structure when studying the change of real estate market, but less consider the macro factor of population quantity behind the change of real estate market. Abstract:This article will take China's real estate market as an example, specifically analyze the great changes in China's real estate market during recent years. By performing data analysis of recent growth trend, the industry scale, profit growth rates and other factors reflect a downward trend in the housing industry. The reason of this market depression will be explored from four perspectives, one of the main reasons for this is the increased regulatory efforts of the Chinese government in the last two years. Several suggestions will be made based on the discussed reason of depression, which include the promotion of development of ESG, the relaxation of policy and re-employment.

Abstract:Suburban residential development is one of the most prevailing urban phenomena in Chinese cities, where it occurs in a very different context from the West. However, research has seldom assessed suburban residential development in blocks, especially based on parcel-level land use data and site-specific land leasing data. This paper attempted to address this critical gap through analyzing residential land development of a case city, Hangzhou, in the era of land market reform since 2000. The major spatial determinants of development were identified through Logit models on the scales of timing, density, and intensity. The results indicated that Hangzhou has formed a fragmented and dispersed pattern in the suburbs, characterized by large-scale development and a relatively low floor area ratio. It was found that travel time to the central business district, distance to urban arteries, distance to schools and colleges, distance to the Qiantang River, percentage of industrial land and residential land, and surrounding land transactions impacted suburban residential development. These variables had different impacts on the timing, density, and intensity of suburban residential development. In particular, residential development was encouraged in suburbs despite the lack of adequate public facilities. The results call for policy and planning that can better manage suburban residential development in Hangzhou. (C) 2014 Elsevier Ltd. All rights reserved.
Dynamics and Driving Mechanism of Real Estate in China's Small Cities: A Case Study of Gansu Province

Abstract:(1) Background: China is beginning to see increasingly complex real estate development dynamics as urbanization, industrialization and globalization advance. As a key driver of economic and social development in China's cities, real estate has created prosperity while facing the risk of capitalization and a "hard landing", making it increasingly difficult to bring it under control. (2) Methods: a new approach that integrates "evolution dynamics–driving mechanism–policy design" is constructed based on the Boston Consulting Group matrix, exploratory spatial data analysis, GIS and Geodetector, and this paper empirically studies the dynamics and driving mechanism of real estate development based on the case study of small county-level cities in Gansu, China. (3) Results: Firstly, real estate development in Gansu is characterized by significant spatial differentiation, heterogeneity and autocorrelation, and its distribution pattern comes into being from unsynchronized macroeconomic, population, social, industrial, institutional and policy development interweaved with the real estate control. Secondly, the real estate is diversified in spatiotemporal evolution models, and the cold and hot cities of different models are in quite different geographical patterns with high spatial agglomeration. Thirdly, there are many driving factors affecting the distribution patterns in real estate. These factors are in complex relationships and they are classified into three categories of "Scale–Contribution–Comprehensive"-oriented driving factor and three sub-categories of "Key–Important–Auxiliary" factors. Fourthly, the factors show large differences in the interaction effects, with the real estate industry scale influencing factors being dominated by bifactor enhancement and the economic contribution influencing factors being dominated by non-linear enhancement. Notably, factors such as permanent resident population, urbanization and government revenue have a strong direct influence on the industry scale and economic contribution of real estate, and factors such as expenditure, output value of industry, urbanization rate and number of secondary schools all have a strong interactive influence. (4) Conclusions: The cities are divided into four policy areas of comprehensive development, contribution improvement, scale growth and free decision. Furthermore, differentiated and adaptive measures are proposed for each zoning, which significantly improves the accuracy and synergy of urban real estate management.

Abstract:Based on a hypothesis of increasing returns of scale and non-perfect competitive market,spatial economics is concerned with the power,forms,and effects of agglomeration,and explains how spatial factors work in resource allocation.China's present domestic researches on spatial economics focus on diversified agglomeration,which consists of industry agglomeration,urban cities and urban crowding as well as integrated regions.Through a study on the spatial distribution of industry agglomeration,researchers analyze the causes of agglomeration formation,especially the roles the opening-up and local protectionism(two special factors in China) play in the said formation,and then the effects the various agglomeration forms bring about.After presenting diversities of the agglomeration's effects,they acknowledge that China's regional differences are inevitable in a certain period of time.Therefore,factor floating and market integration play a decisive role in regional coordination and growth.These conclusions provide a fresh perspective for the further development of the theory concerning China's development and reform,and a new theoretical basis for the formulation of industrial policies and regional policies,while making more space for the development of spatial economics itself.Finally,it is pointed out that the domestic main research orientation in the future will be focused on the theoretic innovation of spatial economics,the development of micro-level mechanism of agglomeration,and the relationships between agglomeration and regional development.

Abstract:China’s real estate market is undergoing macro-adjustment of various policies. It is imperative to develop the real estate industry with high quality. It is of great practical value to strengthen the research on the real estate industry. Therefore, this paper systematically analyzes the main stages of real estate reform and development, and probes into the difficulties and challenges in the development of the real estate industry under the background of policy regulation. The present study finds that although China’s real estate has developed rapidly with the support of the government, it also has many problems and practical difficulties faced by the development of real estate. Finally, based on the analysis, this paper puts forward some targeted suggestions, aiming to be helpful to the sustainable development of the real estate industry.

Abstract:To protect cultivated land in China, new round land use planning has absorbed the concept of gross control of urban-rural construction land. It would have a great influence on future land use. One of these influences which could be foreseen is that we can't meet the demand of land of urban-rural construction in a sole way any more, which is transforming cultivated land into construction, and it should be replaced by a balance between the old way and an improvement of land use's internal efficiency. There is no doubt that rural residential land is the most potential, so the distribution change of rural resident land will be implemented in a large scale. There are two modes of the distribution change of rural resident land the writers will discuss, and they are distribution change in original villages, moving to center villages. After distribution change, we have to face another problem which is how we can deposit the old houses on original location. There are three ways, such as continuing using or demolishing it to turn back to cultivated land or leaving it lying waste. At last, the author develops a new mode named exploiting one place after another to integrate distribution change and disposition manners of old houses on original location. Government should weigh the advantages and disadvantages, then go after advantages and avoid disadvantages, and guide the owners to make proper choice, and then provide financial support and policy supply, so as to guide the rural resident land distribution change to an ideal circumstance which is more efficient and fair.

Abstract:China's real estate market has made an important contribution to economic and social development and has attracted widespread attention. The real estate market is not only concerned with housing problems, but also closely related to finance, residents and public services, and has become an important factor affecting economic and social development. This paper analyzes the main reasons driving the development of China's real estate market and discusses the possible problems. The results show that China's real estate market is in urgent need of reform and innovation to solve some existing contradictions, so as to promote high-quality economic development. Finally, this paper provides some suggestions for real estate development.

Abstract:The real estate industry has always been a significant factor in the Chinese economy which can be easily affected by many sectors such as demand and supply imbalance, aging, and information asymmetric between producers and consumers. Under the new economic situation in China, the development and innovation of the real estate industry play a crucial role in the Chinese economy. The paper explores the future trend of real estate by analysing the current situation of the Chinese real estate industry through a method of literature review and data analysis. The result shows that the first, the house vacancy rate is a main factor that the government should control in order to balance the demand and supply. The price of the house would decrease caused by the unbalanced supply and demand. Secondly, the high unemployment rate would also affect the demand, which could lead to decrease in house price. Lastly, the uneven development between different areas would lead to negative impact for the real house industry as well. This paper find that government intervention plays a significant role in the control of demand and supply of the real house industry and The real estate industry ushered in a new stage and began to explore new ways of development that fit publics needs.

Abstract:<p>Urbanization is an important engine of modernization and economic growth, and appears to be an inevitable trend in human socioeconomic development around the world. However, China's unusually rapid urbanization rate has attracted increasing attention. Our research suggests that understanding the country's real estate market is the key to understanding the country's rapid urbanization. The booming real estate market represents a major source of funding for urban infrastructure construction, and has accelerated the migration of rural residents to cities. We describe how four typical Chinese cities supported urbanization by promoting the development of different aspects of a real estate market to illustrate real estate's role in Chinese urbanization, thereby providing examples and cautions for urbanization both in China and in other parts of the developing world.</p>

Abstract:The Chinese State Council has issued a series of policy documents to cool the real estate market,but the effect was quite limited.The latest measures include using administration order to restrict home purchase.The primary reason for the failure of controlling the real estate market is the government' s dependence on land for public finance.Real estate industries consume large quantities of land,steel,aluminum,cement,ceramic products and many other resources. When housing has become speculative or luxurious goods rather than necessities, real estate is nothing but "three high industries"(high energy consumption, high waste discharge and high pollution).The key to achieve sustainable development goals is to reduce the local governments' dependence on land for finance. Switching to property tax is an important step.However,current pilot programs have many pitfalls and are blunt tools to correct existing problems.
