Abstract:Housing is fundamental to livelihood. House prices are not only affected by house quality, but also closely related to the location. In order to recognize the urban real estate market, it is meaningful to quantitatively analyze the impact of location on house prices. This paper aims to investigate the relationship between house price and location. First, an inverse distance weighted (IDW) method is applied to recognize the spatial distribution of house prices. Second, spatial auto-correlation analysis is applied to uncover the spatial pattern of house prices. Finally, a geographic weighted regression (GWR) model is used to analyze the extent and spatial heterogeneity of the impacts of location elements on house prices quantitatively. The main area in Hangzhou is used as a case study area. Crawler and remote sensing technology are utilized to fetch the house prices and five public facilities revealing location, including subway stations, schools, hospitals, green space, and business centers. The study finds that house prices have evident spatial heterogeneity and spatially agglomerate. Ranking the five public facilities according to the impacts they have on house prices, we reveal that school > subway station > green space > business center > hospital. Schools and subway stations are the most important location factors on house prices. Schools, subway stations, and green space all have a positive effect on house prices in the study area, whereas business centers and hospitals have a negative effect. The research unfolds the relationship between public facilities and house prices and provides support for improving the distribution of spatial resource and sophisticated urban management. This paper, based on the data of commercial buildings and the investigation of enterprises located in the buildings, analyzes the spatial pattern, functions, development intensity, and spatial evolution of the business economy in main city of Hangzhou by GIS, and summarizes the influential factors of locations and development mechanism of urban business economy in order to find out the development rules and existing problems to provide references to other cities in China.
An Analysis Of Livable City Planning: A Community View

Abstract:The existence and development of cities is to make citizen's social production and daily life a better one. However, in the current process of urbanization, too much attention is paid on the industrial production. Little research to date has been focused on the livability of cities. Given this, this paper first reviewed the theoretical research and construction practice of livable city at home and abroad and then analyzed the problems of the new residential areas and old street areas from the community perspective. By using the case study and comparative analysis method, the paper also analyzed the interaction between China's urban growth pattern flaws and urban land use structure, as well as their impacts on existing residential pattern called residential district pattern of Modernism. The impact of the New Urbanism TND model on China's community construction is investigated and the difference between the residential districts and TND communities is also analyzed by using a practical case study in Gemdale Zizai City. Finally, the Chinese livable community model based on TND is proposed in the study, which provides a reference for theoretical research and construction practice on China's livable city.

Abstract:In this paper, we use the 2005-2010 data of 35 large and medium cities in China to establish a panel model, and fixed effects model is used to estimate the factors that affect the price of urban residential land. The empirical results show that urban infrastructure, the level of economic development, the living standards of residents and the size of the population have a significant positive impact on urban residential land price.

Abstract:For a long time, China's urban planning research has emphasized on the morphology and design proposals, relatively few on economic studies. A large number of urban planning in theory or practice of attempting to adopt the best drawings on the spacial plan to solve complex practical problems, the results of either plan can not be implemented, or after the implementation of the results is not good. Therefore, in a market economy environment, reconstruction of urban planning based on the theory of economics is very necessary and urgent. This paper introduces a new institutional economics and property rights in order to approach the theoretical basis for a new perspective into urban planning field. However, in terms of the new institutional economics point of views, this paper argues that a critical attitude should be taken as to the application of research methods, rather than a whole.

Abstract:In order to ensure China, a populous country, to develop in a sustainable way, it is an urgent task to disseminate the concept of sustainability and put it into practice for urban construction. However, it is impossible for China to simply copy the experiences of developed countries, since China has the higher population and building density and less availability of reusable energy per square meter floor area. Therefore, it is necessary to develop the sustainable building technologies applicable to various climate regions, economic conditions, and residential customs in China, as well as sustainable to the most occupants and owners. Based on an introduction of the current situation of the development of construction industry and the energy consumption of buildings in China, this paper analyses the requirements, characteristics, standards for sustainable housing and urban construction, and recommends series of technical approaches along with different phases of sustainable design and construction, which strengthen a good cooperation among researchers, designers and constructors of different majors including architecture, planning, building physics, building services, and so on. Moreover, some issues, which need further research and especially handling, are pointed out along with the recommendations. Finally, policy issue related with the sustainable development of urban construction in China is discussed.

Abstract:Along with global urbanization, urban spatial growth has become a hot field in the research of urban development, in which is derived from different schools, such as neo- classical urban economics, new economic geography and neo-Marxist geography. Since reform and opening-up, urban spatial area in China has grown fast with the rapid development of economy and urbanization, which increasingly arouses the attention of economists and geographers of China. In recent years, there are more and more articles focusing on China's urban spatial growth with the application of foreign theoretical models. Existing theoretical models and empirical analysis, however, do not reveal the unique and fundamental power factor which promotes the rapid growth of China's urban space, especially ignoring the key role of local governments which is the unique phenomenon during the rapid process of urbanization in China. In the context of an urban-rural dual structure of the land market, the local governments, especially the city governments, play a decisive role in the process of urban land development and urban spatial growth. Based on the involved theoretical model of urban economics, this research attempts to conceive an urban economics model introducing the key role of local governments in order to analyze the China's urban spatial growth and interrelated issues.

Abstract:The human settlement,which is the basic foundation of human economic,social and cultural development,is affected not only by natural factors,more often impacted by various human activities.Using urban living environment as the researching scale,this paper based on the characteristics and needs of human behavior,using factors such as public service facilities and public space evaluating the appropriateness of the living environment,from the perspective of the basic living area and urban living area of people's daily life,the spatial distribution characteristics of the quality of urban living environment are comprehensively studied in this essay.Taking Nanjing as an example,the spatial distribution characteristics of the appropriateness of urban living environment are quantitatively discussed.It is discovered that the distribution of urban living environment shows an obvious characteristic of sphere differentiation and the satisfaction status of demands from different groups of people diversifies.Finally,the optimization measures for the urban living environment construction are also brought up.

Abstract:The current situation of urban sprawl is analyzed first.Afterwards,the paper proposes the impact of urban sprawl on the street space inclusion.Against the background of urban sprawl,the street space inclusive construction may be of momentous significance with prolonged street life cycle,reducing the street space pan visualization and weakening "weak" spread of psychological.At last,this paper points out that the adjustment of street space scale,the addition of street furniture and the increase of street flexibility are the effective ways to the construction of street space inclusion.
