Abstract:Buildings have been consistently identified as the sector with the greatest potential to reduce both energy consumption and carbon dioxide (CO2) emissions through more sustainable and effective strategies of building maintenance, along with enhancing user behaviour. While ineffective building maintenance practices have environmental, economic and social consequences, according to evidence from the literature, there has been a lack of studies that offer strategic approaches for sustainable and effective building maintenance practices. The significance of these strategic approaches comes from the fact that building maintenance practices are still based on unsatisfactory actions in many countries around the world. Thus, studies that provide such approaches could contribute to improvements globally and help reduce the impact of these practices, while also pointing stakeholders involved in the right direction. Consequently, an in-depth semi-structured interview was developed and conducted based on the current issues and needs, as well as the latest trends in the challenges, in building maintenance, supported by an extensive review of the recent literature. This study introduces seven strategies that will positively improve maintenance work procedures within the domain of sustainability practices and allow for a more effective allocation of resources, capabilities and time. The adoption of these strategies by stakeholders in maintenance-managed buildings will significantly overcome both the current issues and future challenges in achieving sustainable and effective building maintenance practices, which will benefit the environmental, economic and social dimensions.

Abstract:Purpose In recent years, there have been many concerns about issues surrounding building maintenance, which are continually increasing. However, there is a lack of comprehensive studies on building maintenance issues, their effects and the way forward. Therefore, the purpose of this paper is to carry out a comprehensive review of building maintenance issues, their effects and the way forward. It also aims to develop a conceptual model that can support future research. Design/methodology/approach A systematic review of the literature published from 2009 to 2019 was carried out. Five relevant databases were searched, based on this study's search terms, and a narrative synthesis of the results from the included studies was carried out. Studies were eligible for inclusion if they fulfilled the inclusion criteria of this systematic review. Findings This study has identified and classified building maintenance issues, their effects and the way forward, and also developed a conceptual model that demonstrates the association between issues, their effects and the way forward. The way forward of the conceptual model focuses on effective management, technical capability, development of human resources and cost optimisation. Originality/value This paper addresses an important topic: the aspect in which it differs from existing studies is that, in the latter, the researchers studied a single sub-issue, whereas this systematic review includes a comprehensive study of building maintenance issues. Furthermore, this review has demonstrated how the way forward can moderate issues and their effects.

Abstract:Sanitation, which encompasses the maintenance of both personal and environmental cleanliness, serves as a pivotal measure in preventing the spread of diseases, particularly in communal settings such as the Sahid Batam Center Hotel & Convention. Within the context of this establishment, the focus of this study lies in investigating the sanitation management strategies employed by room attendants to bolster the hotel's favorable perception. Employing qualitative methodologies, the research involved in-depth interviews with key personnel from the housekeeping department, including the executive housekeeper, housekeeping supervisor, and room attendant, alongside soliciting feedback from a guest. The findings underscore the meticulous adherence to sanitation protocols and cleanliness standards as outlined in the Standard Operating Procedures (SOP). It becomes apparent that such stringent adherence not only mitigates the occurrence of undesirable incidents but also fosters an environment conducive to promoting positive perceptions of the Sahid Batam Center Hotel & Convention. Notably, guests' responses affirm the efficacy of these efforts, citing the establishment's commendable hygiene standards and the exemplary warmth exhibited by its staff towards patrons. This confluence of factors underscores the hotel's commitment to not only maintaining optimal cleanliness but also cultivating a hospitable ambiance that enhances its overall image.

Abstract:Housekeeping plays a vital role in the hotel business, exerting a major impact on client pleasure and loyalty. In order to stay competitive, hotels must constantly adapt to changing client expectations and the impact of technological improvements on operational processes. This study examines current developments and contemporary methods in hotel cleaning, with a specific emphasis on technology advancements, sustainability efforts, and guest-centered techniques. Robotic cleaners, fueled by artificial intelligence, transform cleaning procedures, while intelligent sensors offer up-to-the-minute data for operational enhancement. Artificial intelligence optimizes operational efficiency and customizes visitor experiences, resulting in improved productivity and customer satisfaction. Hotels showcase their dedication to environmental stewardship by implementing sustainability initiatives, such as the use of eco-friendly products and the adoption of waste reduction techniques. In addition, the use of energy-efficient technology and customized services enhances the satisfaction of guests while simultaneously decreasing operational expenses. The implementation of health and safety protocols, specifically in relation to COVID-19, places utmost importance on the welfare of both staff members and visitors. Abstract:The contemporary business environment has raised the strategic importance of the maintenance function in organizations which have significant investment in physical assets. Four strategic dimensions of maintenance management are identified, namely service‐delivery options, organization and work structuring, maintenance methodology and support systems. The alternatives available are reviewed: the guidelines for selection of these alternatives, the key decision areas in each of the four dimensions, as well as the critical success factors for the transformation process are discussed. The two factors that permeate in these strategic dimensions are human factors and information flow; the latter can be made more efficient by embracing the e‐maintenance model.

Abstract:The competitiveness and growth of the hotel industry have propelled a lot of interest by researchers. Premised on the resource-based view, dynamic capability and competitive advantage theories, this paper investigated the effect of managing supplier and customer relationships on the competitive advantage and performance of hotels. Questionnaires were distributed to managers of one-star rated hotels in the Central and Western regions, and data was analyzed with partial least squares structural equation modeling (PLS-SEM). Analysis of the hypothesized relationships revealed that management of customer relationships had a significant and positive effect on competitive advantage; however, supplier relationship management did not. Again, both supplier relationship management and customer relationship management had no direct effect on the operational performance of hotels. Further, the study confirmed that competitive advantage influences the operational performance of hotels. A mediation test through the bootstrapping procedure revealed that competitive advantage fully mediates customer relationship management and operational performance relationship. The study contributes to the resource-based view and competitive advantage literature and draws implications for practice by hotel managers. It is recommended that the management of hotels maintain a balanced relationship with customers and suppliers.

Abstract:Most of the residents in high-rise housing do not realise the importance of proper building management until the physical buildings and shared facilities have deteriorated. Accordingly, this paper identified the factors for effective repair and maintenance services in a housing setting by utilising a systematic literature review method. Relevant information was analysed through content analysis techniques across various peer-reviewed journal articles. The results yielded the potential factors for effective repair and maintenance services in high-rise housing. Abstract:In the hotel industry maintenance is important despite of its complex processes as its effectiveness will directly affect the quality of hotel service and have direct effect on guests' impression of the hotel. in the same time, the costs of operating and maintaining the hotel engineering systems must be properly monitored and controlled in particular the in-house manpower, out-source contracts, energy consumption and equipment deterioration. There are limited literatures available regarding the hotel maintenance cost analysis, This is what urged the researcher to conduct this study which aims to develop a hotel maintenance cost index, to compare hotel maintenance costs and the distribution of this cost over the different maintenance approaches and in-house and out-sourced strategies among the three, four, and five-star hotels. The quantitative research methodology of the interview was conducted with hotel's chief engineer or maintenance supervisor in three, four, and five-star hotels in Egypt (via-phone interview). The study revealed an index benchmark number that could be used to compare maintenance operations cost in three, four, and five-star hotels which also could be used in planning hotels maintenance expenditures if we know the value of this expenditure in other hotel categories.

Abstract:Human assets, or, to put it another way, human resources, are one of the most significant expenditures for most hospitality businesses. In most hotels, payroll is the single most expensive item, whereas, in restaurants and bars, it is frequently only second to material expenditures. Furthermore, human resources are frequently the first point of contact between a company and its customers. As a result, effective management of these human resources is critical to the enterprise's success. The hotel and catering industries have made significant contributions to this overall growth in living standards by providing critical and recreational services and employment and wealth development.Hotel development in any nation is a meticulous process that necessitates extensive planning before, during, and after construction, resulting in some hotels being unable to meet today's and tomorrow's ever-changing and increasing customer needs, including the fact that demand far outstrips supply, with major cities are experiencing shortages. Despite technological advancements within the catering business, the working circumstances of a huge number of industry employees have not kept pace with those experienced by working people elsewhere. The causes for the delayed pace of development in the industry's employment situation are several, including many owners and managers' reasonable reluctance to alter labor remuneration in response to industry advancements. Another factor might be that most trade union movements have limited sway in most sections of the business, especially since the majority of those employed in the industry not hoping to make a profession out of it. The working conditions of the industry's employees are deplorable for the most part. There are inherent disadvantages that cannot be avoided, such as working late hours and weekends. Other issues, on the other hand, can almost always be eliminated or decreased with deliberate managerial action. Staff reliance on tips, workers' misunderstanding of techniques of calculating compensation and the distribution of service charges, and management's reluctance to include employees in subjects that influence their working life are examples of such issues. Abstract:Abstract The aim of this research is to determine the competitiveness and strategy to increase the competitiveness aspect of Front Office and Housekeeping Department especially room attendant section at Prama Sanur Beach Hotel, based on MEA 2015 drives competition between all labors more increasing. This research also based on the Front Office staff largely had above 20 years of service and had age above 45 years . The located of this research was in Prama Sanur Beach Hotel, Cemara street, Sanur Village, Denpasar. The tecnique of collecting data were observation, interviews, documentation and questionare.The technique of sampling in this research used quota and incidental sampling. The kind of data are qualitative and quantitative data, while source of data are primary data and secondary data. This research used descriptive analysis, data reduction, likert scale analysis and SWOT Analysis Based on the results of this research, Guest Service Attendant has score 4,30 category very good, Concierge has score 4,11 category good, GuestRelation Officer has score 4,30 category very good, Telepon Operator has score 3,94 category good and the average score is 4,15 category good and be able to have improvement. Room Attendant has score 4,15 category good and be able to have improvement. Some main strategy in Front Office there are departemental training, section training, refreshment training, handling complaint training, internal trainer, and employes sertification. Strategy in Housekeeping Department there are departemental training, handling guest complaint training, internal trainer, employes sertification, outing intern department program. A comparative analysis of maintenance strategies and data application in asset performance management for both developed and developing countries

Abstract:Purpose The present study empirically compares maintenance practices under asset performance management (APM), employed by firms in developed and developing countries (Belgium and Kenya, respectively). Design/methodology/approach Empirical observations and theoretical interpretations on maintenance practices under APM are delineated. A comparative cross-sectional survey study is conducted through an online questionnaire with 151 respondents (101 Kenya, 50 Belgium). Descriptive statistics and inferential statistics like independent t -test and phi coefficient were used for analyzing the data. Findings In both countries, reduction of maintenance and operational budget, return on assets, asset ageing and compliance aspects were established as critical factors influencing the implementation of asset maintenance and performance management (AMPM). A significant difference in staff competence in managing vibration, ultrasound and others like predictive algorithms was found to exist between the firms of the two countries. The majority of firms across the divide utilize manual and computer-based tools to integrate and analyse various maintenance data sets, while standardization and maintenance knowledge loss were found to adversely affect maintenance data management. Research limitations/implications The study findings are based on the limited number of returned responses of the survey questionnaire and focused on only two countries representing developed and developing economies. This study not only provides practitioners with the practical guidelines for benchmarking, but also induces the need to improve the asset maintenance strategies and data application practices for asset performance management. Practical implications The paper provides insights to researchers and practitioners in the articulation of imperative effective maintenance strategies, benchmarking and challenges in their implementation, considering the different operational context. Originality/value The paper contributes to theory and practice within the field of AMPM where no empirical research comparing developed and developing countries exist.

Abstract:Building maintenance management is an efficient and viable technique used for addressing issues with construction's upkeep. Nigerian tertiary institutions have been accused of lacking maintenance culture. Meanwhile, quality and sustainable education is delivered when educational buildings are adequately maintained. The present study seeks to investigate the factors affecting maintenance management of private university buildings in Ogun state Nigeria. Questionnaire survey was utilized as a research instrument to gather information from the maintenance personnel within private universities in Ogun state, Nigeria. The data analysis techniques used were descriptive and inferential statistics. The results revealed that use of poor quality components and materials,no adoption of appropriate maintenance cycle for building maintenance, lack of discernable maintenance culture in the country, and inadequate training and development of maintenance personnel are the top most four factors affecting maintenance management of private university buildings in Ogun state, Nigeria. The study provides insights into the factors affecting maintenance management of university buildings. An understanding of these factors would help tertiary institutions and maintenance personnel facilitate the development of strategies required in minimizing the factors affecting maintenance management practices in tertiary institutions.

Abstract:This paper outlines on the preliminary outcomes of pilot project aimed at exploring the issue related to managing of maintenance activity in the Malaysian Small and Medium Enterprises (SMEs). SMEs have been accepted as vital components of domestic industry development in many countries. However, the literature portrays that many of Malaysian SMEs particularly the companies involved in manufacturing, fabrication and machining services are struggling to manage the maintenance of their manufacturing equipment. Dependable manufacturing equipment is important factor towards organizational profitability. Managing the maintenance activity of those manufacturing equipment nowadays, is becoming more challenging due to automation and computerization. Due to such issues, SMEs companies are under stiff pressure to minimize lost time for their survival. Thus, this study seeks to explore the related issues towards further improvements. Qualitative research methodology was adopted in the study. Data were collected at eight (8) SMEs located in three (3) different areas, namely southern, central and eastern region of peninsular Malaysia. Information was gathered from semi-structured interviews with SMEs management and observations focuses on different areas of maintenance management at the respective SMEs. The main concern is to validate the critical success factors (CSFs) in managing the maintenance activity at selected SMEs. This study discovered that nine (9) CSFs are having the most significant impact towards improving the maintenance management practice for SMEs. These include: understanding the MM philosophy; management commitment and leadership; maintenance strategy; maintenance planning; maintenance training; monitoring and assessment; appropriate number of maintenance staff; integration of tools, techniques and technology, and; record of maintenance data. All those CSFs construct are integrated in a simple yet self-explanatory MM Framework to convey the conceptual idea of MM implementation program to the management and technical people within SMEs. It is believed that the MM Framework developed would serve as an indicator of company’s MM focus level. Through the identification of the CSFs constructs, the SMEs can utilize the information to improve their approach in systematic MM program. Abstract:Investment in building maintenance management is an effective strategy to control the quality of building performance and its condition. In most countries, maintenance activities are based on the basic management concept, which includes planning, monitoring, and controlling. Thus, building maintenance management system (BMMS) should be applied to various types of properties to allocate the relevant maintenance procedures to the specific building that requires the implementation of maintenance activities. Ordinarily, residential property is more concerned with the building maintenance management system (BMMS) due to the well-maintained assets and facilities, while also retaining the building aesthetically to provide an opportunity for future property investment. The value of buildings really depends on their quality and current condition, and this also points out that accurate maintenance activities for residential property in Malaysia provide maximum benefit to the building's performance. However, building maintenance management in Malaysia is mostly based on the conventional system (also known as a paper-based report) rather than the modern computerized system, which makes it ideally difficult to determine the root causes. This commonly proposes inaccurate maintenance activities for strata-title residential buildings. The weaknesses of the current procedure may affect the overall building performance, besides, building defects can also become more critical without any remedial actions from the building owners. Thus, this research will aid in identifying the fundamental shortcomings of paper-based conventional systems and investigating how a modern computerized BMMS might cope with these challenges. However, this study will focus on strata title properties in Peninsular Malaysia. The variables were measured and assessed using a mixed-methods approach that included both qualitative and quantitative components. Twelve (12) building experts from public and private entities, including the public works department (PWD), local authority (LA), and Construction Industry Development Board (CIDB), were interviewed using a qualitative technique. The results from semi-structured interviews were analyzed using descriptive and thematic analyses. Then, 125 respondents were given a questionnaire as part of a quantitative approach, and SPSS version 28 was used to examine the results. The findings are expected to highlight the
