For on-line leasing problem, because of its simple demand structure and the good statistical properties, we use competitive analysis method to built online leasing model with linear exponential hazard function under taking it into account tax rate that takes an important play in affecting online leasing decision-making. Finally, optimal competitive strategies and their competitive ratios will be given out by competitive analysis.

Abstract:In this paper,we consider a supply chain with a supplier,a downstream buyer and a financial institution,where the supplier is facing financial constraints.We construct a multi-stage decision-making model with or without accounts receivable financing,respectively.After our analysis,we get the expected profits of participants in the supply chain in all stages.Through numerical analysis,we further research the values of the supply chain financing with accounts receivables to supply chain members and the entire supply chain.Our work shows that,small and medium suppliers without financing couldn′t produce in succession,but could when they get accounts receivable financing,and they also could produce optimal production in a shorter period in a fast-growing market.When there is supply chain financing,the buyer may achieve sustained earnings growth because he receives continuous supply,and he benefit more from accounts receivable financing when the seller has more initial capital.The financial institution gets large financing income when the seller has less initial capital,but he will gain less benefit when the seller become strong enough.The small and medium suppliers,buyer and financial institution all benefit from accounts receivable financing.

Abstract:Prior empirical research has produced conflicting findings on the lease–debt relation. Although some studies provide evidence that leases substitute for debt, other studies have shown the lease–debt relation to be complementary. This study investigates the lease–debt relation in a sample of 233 restaurant and retail firms from 2006 to 2008. Using a comprehensive measure of leasing that includes both capital and operating leases and other control variables, the results show that leasing and debt are significantly and inversely related. On average, $1.00 of leasing displaced approximately $0.50 of debt. The results are robust to alternative specifications of the regression models and provide additional evidence that growth opportunities and firm size are important determinants of leasing.

Abstract:This paper empirically examines how real estate risk impacts corporate investment and financing decisions. Using a panel of United States firms from 1985 to 2013, we document that real estate risk is negatively associated with firms' long-term investments and long-term external financing in equity and debt. The results are robust to different risk measurements and in particular salient during the financial crisis period when the endogeneity between risk and investment is less of a concern. The effect on firm leverage, however, depends on risk measures. Overall, in contrast to previously documented positive effects of the real estate value, real estate risk exposure exhibits mostly the opposite effects on investment, financing and capital structure. This difference is consistent with option value determinants. Findings in this paper shed new lights on the impact of real estate holding on corporate decisions, offer a new explanation for the underperformance of hedge funds' real estate strategies, and confirm the theoretical predictions in Deng et al. (2015).

Abstract:Leasing is one of the most important sources of external finance to corporate firms. This paper develops a dynamic model to investigate the role of uncertainty and financial constraint in understanding the leasing decisions of corporate firms. The model predicts that firms with high uncertainty over their future profits and firms that are more financially constrained prefer to lease more of their capital than firms with low uncertainty and firms that are less financially constrained. Because of the agency costs originated from the separation of ownership and control, leasing is a more costly way of financing than owning capital. However, leasing provides firms with operational flexibility and leases are easier to finance than purchases. The benefits of leasing are particularly attractive to firms with high uncertainty and firms that are subject to more financial constraints. Using data on publicly-traded firms in the U.S., this paper provides evidence consistent with the prediction.

Abstract:The article considers the problem of choosing between the ownership of residential real estate and its rental as a solution to the investment problem. The purpose of the article is to formalize this task using only financial variables (without explicitly including non-monetary preferences) and testing it on real Russian data on real estate and mortgage lending markets. The results can be used: a) at the house-hold level, which usually poorly take into account the financial side of the decision; b) at the level of macroeconomic policy to predict the dynamics of the mortgage market. We identified the following key model parameters: the expected rate of growth in housing and rental prices, mortgage interest, and the planned period of real estate ownership. The model demonstrates that for an average of Moscow or Russian housing with enough period of ownership, the purchase is generally more profitable in the cur-rent macroeconomic conditions. However, if the forecast for the dynamics of changes in housing prices worsens, when the nominal price increase is 5-8% lower than the discount rate, the answer may change in favor of renting. This is especially true in connection with the negative dynamics of real prices in the Russian housing market.

Abstract:SAGE Open, Volume 13, Issue 4, October-December 2023. Manufacturers increasingly recycle end-of-life products to realize residual economic value and mitigate environmental impacts on the economic system. Concurrently, with the burgeoning growth of the product-service system, leasing models offer an alternative method to complete the material loop without direct collection. While prior research has delved into recycling channels, incentive mechanisms, and remanufacturing within closed-loop supply chain management, a comparative analysis between recycling and leasing strategies remains under-explored. This study seeks to bridge this gap by elucidating the manufacturer's strategic decision-making process, factoring in consumers' product ownership perceptions. We propose a manufacturer decision model anchored on consumer choices and segment it into three scenarios based on varying ownership perceptions. Our analysis contrasts market demand and profit outcomes across these scenarios. Notably, we discern that a hybrid strategy is optimal when ownership perception is low; however, when such perception is heightened, a dedicated recycling strategy proves more advantageous. Importantly, introducing a leasing option does not entirely overshadow the conventional sales market but is susceptible to being overshadowed itself. From a managerial standpoint, while integrating a leasing program might augment revenue streams, sole reliance on it is inadvisable. Furthermore, reshaping consumption paradigms to emphasize product functionality over ownership can pave the way for more expansive leasing strategies, optimizing revenue generation within a closed-loop framework.Plain Language SummaryThis paper uses the consumer choice model and the decision model to analyze the two approaches for closing the loop, leasing and recycling. In contrast to previous studies of closed-loop supply chains, this paper considers leasing as another way of closing the loop and takes into account its cannibalization effect on the market for new products and its priming effect on consumers with lower willingness to pay. The paper concludes that the leasing strategy cannot completely cannibalize the selling market and is conditional on implementation, while the recycling strategy can completely cannibalize the leasing market and is always effective. This paper has some applications for closed-loop decision making for manufacturers to improve economic and environmental gains. Manufacturers and policy makers should advocate new forms of consumption that encourage consumers to care more about product function than property rights, thus leaving more room for the rental market to acquire greater benefits. This paper does not consider the supply of P2P platforms when portraying the leasing program and does not use empirical studies to verify the conclusions.

In particular, the emphasis of this essay is on the underlying assumptions, limitations and empirical demands of these choice models. Four fundamental choice models are used as a basis to analyze this complex field; the neoclassical economic theory as extended by Lancaster, the Risk-Preference Theory of Choices under uncertainty, the Strict Utility Theory and the Random Utility Theory. These four choice models and their extensions are compared and contrasted along the three critical steps in the model building process: theory generation, parameterization and estimation.

Abstract:Subject. The article addresses leasing activity considered from interdisciplinary positions: economics, law, finance. Objectives. The aim is to develop modern views and approaches to the definition and analysis of leasing and rental activities. Methods. The study rests on principles and methods of systems analysis. Results. I offered new approaches to consideration and systematization of fundamental differences in leasing and rental activities, developed an overall integrated model of leasing activity, enabling to present it from economic, legal, and financial position as a set of functional subjects of leasing activity and infrastructure elements in the form of financial instruments and a legislative framework. The proposed model of leasing activity is focused on analytical description of functioning and formation of digital leasing platforms, with the possibility to use artificial intelligence systems or its elements. Conclusions. The identified and systematized differences in leasing and rental activities are focused on creating a mechanism to stimulate the modernization of the national economy. The offered systems approach to the formation of a model of leasing activity is geared to the possibility of using digital financial instruments, including artificial intelligence. The proposed model forms a new way of economic thinking and understanding of the essence of leasing and rental activities. This approach to the theory of organization of leasing activities is quite new for specialists in the financial and banking sector, and has positive development trends.

Abstract:Real estate financing is a distribution and consumption process which works through the circulation of money and credit channels. It includes funding, financing and related services. China's current real estate financing has many problems - especially in financing channels - which should be adopted by the characteristics of related real estate. In order to make more reasonable decisions in real estate financing, this article combines real estate financing with the risk -return model and the multi-objective decision. Real estate projects can estimate future risks and benefits more accurately using the risk-return model. Firstly, we should compare the risks with the benefits of these few items and then compare the ratio of the benefits and risks. By comparing the relative preference of investors, we can get the optimal solution. However, it is not easy to estimate real estate projects using the AHP. We build the judgment matrix to calculate the weight of each index and get the conclusion. Finally, we can get the project evaluation scores. With the scores, we can know whether the financing decision for a real estate project is good or not. We can make a more reasonable decision in real estate financing with these two methods.

Abstract:Financial leasing is a financial innovation product with leasing and financing functions. The research on the theory of financial leasing and risk pricing methods should be highly valued. Rent is set based on the total revenue of the lessor and the total cost of the lessee. The factors that affect pricing include project costs, security deposits, fees, lease terms, revenue, interest rates, etc. Using the principle of net present value to elaborate the components of financial leases and constructing a financial lease pricing model from the perspective of maximizing the profit and interests of the lessor, an empirical analysis of the model was carried out using an actual case, thus concluding that the model is effective.

Abstract:Purpose This paper aims to contrast the financial costs and benefits of leasing, rather than owning real estate assets. Design/methodology/approach The main argument is that leasing is beneficial. The hypothesis is tested using a total of 2,343 UK‐quoted companies over the period 1989‐2002, resulting in 14,101 pooled time‐series and cross‐sectional observations. Findings The results indicate that large and high‐growth companies are likely to lease than to own these assets. Companies that lease are more efficient in using their real estate and that these benefits are compounded in share price valuation as leasing propensity is strongly leasing propensity is not linear, but an inverse U‐shaped, suggesting that the market is also considering the costs of not owning real estate. Research limitations/implications The study relied on historical accounting values of real estate rather than market values which are not available in machine readable format, and there was no data on the type of real estate and its location. Originality/value The results of the paper provide strong and consistent evidence that the market values the costs and benefits of leasing.

Abstract:The article analyzes modern approaches to assessing the effectiveness of leasing operations both from the side of the lessor and from the side of the lessee. It was shown that in this area there is no unambiguity in the choice of methodology that should be used to assess leasing investments. It is argued that due to the fact that leasing is always more expensive than a regular purchase and sale transaction, not all entrepreneurs understand the advantages of this unconventional method of productive investment, since the additional profit received from the turnover of capital freed up through the use of leasing is not taken into account. There are also conflicting aspects of the legal regulation of the leasing business. It is shown that the most common method for assessing the effectiveness of leasing operations is an approach based on assessing the effectiveness of leasing in comparison with a type of active operations similar in economic essence – bank loans. The lessee, based on a comparison of the interest on the lease, which he will be obliged to pay to the lessor under the terms of the lease agreement, with the bank credit rate, may decide what will be of great economic benefit for him: to accept a lease agreement or to acquire property on credit. The disadvantages of leasing in comparison with lending can be attributed to its higher cost, since lease payments must compensate for the depreciation of property, the cost of invested resources and interest for servicing the buyer. However, the popularity of leasing is due to the fact that it is an effective method for accelerating the renewal of fixed assets. The lessee, based on a comparison of the lease interest with the bank lending rate, can make a decision – what will be of great economic benefit for him: to accept a leasing agreement or to acquire property on credit.

Abstract:The real estate market is always full of all kinds of risks, among which the uncertainty of demand in future has been considered as a key factor in the process of investment decision-making. Traditional project evaluation methods based on discounted cash flow analysis (DCF) ignore the upside potentials to an investment from managerial flexibility and innovation and the value brought from the uncertain project factors in a changing and turbulent market. A real option approach that borrows ideas from the financial option offers a fresh perspective for real estate investment projects due to two important characteristics within these projects, irreversibility and deferability. However, at the same time, it is also based on the assumption of perfect monopoly, which can be met only in the perfectly monopolistic market. In the perfectly competitive market, it will be unnecessary to exercise game theory analysis due to the sufficiency of competition. Thus, on the basis of a brief introduction of real option, especially its characteristics, this paper constructs a game of incomplete information, elucidates in detail how an enterprise can reach a proper balance between the first-moving advantage (FMA) and the real option (RO) in a monopolistically competitive real estate market made up by two enterprises by means of classification and discussion and finally makes the right decision. Finally, this paper reclassifies the markets into three different kinds according to the different results/equilibria of the game in markets of different levels of risks and tentatively points out the decision-making methods in the circumstance of incomplete market information.
